Downsizing without downgrading

Of all the homes built in the early 1990s, only about 3%–4% percent were for homes that had less than 1,500 square feet. At the same time, about 22% were homes between 1,500 and 2,000 square feet, and about 28% were homes ranging from 2,001 to 2,500 square feet.

A decade later, the sale homes of less than 1,500 square feet were up to 9.4%, while the sale of homes between 1,500 and 2,000 square feet dropped to 20.1%, and only 23% were homes ranging from 2,001 to 2,500 square feet.

In 2014, the sales of small houses were at nearly record highs. Homes that have less than 1,500 square feet made up about 21% of sales, and about 33% of sales involved homes between 1,500 and 2,000 square feet. The purchase of homes between 2,001 and 2,500 square feet dropped to 15%.

They may want less square footage, but they also want increased amenities in their remaining space. They wish to enjoy every foot of their cozy new home.

They are buying, designing and renovating homes to include features like vaulted ceilings, hardwood and natural stone tile flooring, large energy-efficient windows, stone fireplaces, and custom kitchens.

They are insisting on craftsmanship, quality, and attention to detail, and the use of high-end materials and fixtures. They want extras like built-in cabinetry, patterns on the slate floors and backsplashes, unique finishes and textures on the walls and ceilings.
