2×6 vs 2×4 Walls and Advanced Framing in Ontario (2026): 24-Inch Spacing, Exterior Insulation, Nominal vs Effective R-Value Under SB-12, and the New Bracing Rules

2×6 or 2×4: The Studs Are Not the Insulation, They Are the Holes in It

Most new Ontario houses get 2×6 exterior walls because the energy rules push them there. The deeper cavity holds more insulation, which is good. But every stud is a strip of wood running straight from inside to outside, and wood is a poor insulator next to the batt beside it. Advanced framing is the idea of using fewer studs where they do no work. This page explains the walls, the numbers that matter under SB-12, and where fewer studs run into the 2024 bracing rules.

Nominal R-Value and Effective R-Value

A 2×6 wall with R22 batts is R22 “nominal”. That is the number on the bag. The wall as built is only about R17 “effective”, because the studs, plates and headers bridge the insulation and let heat walk around it. Think of a wool sweater with a row of buttonholes all the way down. The wool is fine. The holes are where you feel the wind.

Ontario’s energy rules for houses are in Part 12 of the Code and Supplementary Standard SB-12, which offers prescriptive packages, performance modelling or Energy Star. SB-12 lets a design meet either the nominal value or the effective value for a wall. That matters when you compare quotes: one designer’s “R22 wall” and another’s “R22 effective wall” are not the same wall.

If you want the real heating load for your house, wall by wall, that is a heat loss calculation, and OntarioHeatLoss.ca does them. The general insulation choices are on the insulation and air sealing section.

Three Walls, Side by Side

2×6 at 16 in.batts or spray foam in a 5-1/2 in. cavitywhat most Ontario framers build; easy to inspectstuds bridge the insulation; lots of wood in the wall
2×6 at 24 in., advanced framingfewer studs, framing lined up floor to roofless wood, more insulation, fewer studs to buysheathing, drywall and bracing all have to suit the wider spacing
2×4 plus exterior insulationrigid or mineral wool board outside the sheathinginsulation not broken by studs; warmer sheathingcladding fastening through the board, window and door details, the drainage plane

Which one meets your energy target depends on your SB-12 path, your windows and your heating system. Your designer picks the wall; this table is for asking good questions about the choice.

The exterior insulation wall is the one people underrate. The board on the outside covers the studs like a blanket over the buttonholes, so it does not get bridged at all, and it keeps the sheathing warmer, which helps it stay dry. The cost is the fussy part: long screws for the strapping, deeper window bucks, and a crew who has done it before.

What Advanced Framing Actually Changes

Advanced framing, sometimes called optimum value engineering, is not one rule. It is a list of habits that take out wood that is not holding anything up.

  • 24-inch stud spacing instead of 16, where the stud size and the loads allow it.
  • In-line framing: studs sit directly under the floor joists or trusses above, so loads go straight down instead of through the plates.
  • Two-stud corners or drywall clips instead of three- and four-stud corners that leave a pocket nobody can insulate.
  • Headers sized to the load, and no structural headers at all in walls that carry nothing.
  • Ladder blocking or clips where interior walls meet the exterior, instead of a solid stud pack.
  • Fewer jack and cripple studs around openings, where the design shows they are not needed.

Here is the stud count on one 40 ft wall, before openings. At 16 inches: 40 x 12 / 16 = 30 spaces, so 31 studs. At 24 inches: 40 x 12 / 24 = 20 spaces, so 21 studs. That is 10 fewer studs, about a third, on one wall. Some details, like a single top plate, have to be checked against Part 9 or an engineer before anyone assumes they pass. Ask your designer which ones the drawings allow.

What It Costs: Nobody in Canada Says

We looked for a Canadian price for 2×6 over 2×4, and for what advanced framing saves. We did not find one we would print. The figure that gets passed around is from a US trade group quoting APA: advanced framing can cut wall and floor framing material “up to 30 percent”. That is a US figure from 2017, and “up to” is doing a lot of work in that sentence.

October 2026 prices, before HST. Level 1 is material only and Level 2 is the frame standing and sheathed; neither is a finished wall.

Why Ontario prices are all over the map: the framing contractors and price guides we checked for this page quoted very different prices for the same frame, and none of them priced a 2×6 wall against a 2×4 wall. With materials, a Canadian proptech blog said $11 a square foot and a Canadian finance guide $30 to $60. Per house, $22,000 from the proptech blog for 2,000 sq ft, up to $160,000 from a national marketplace that did not say what size. The gap is what is included, labour only or with lumber, and the area it is per. Budget $40 a square foot of floor area, and get two or three quotes on the same written scope.

In practice the savings on the studs are real and modest, and some of them go back into labour if the crew is not used to it. A framer who has always built at 16 inches will lay out at 16 inches out of habit, then charge you for the meeting where you discussed it. Get the framing plan to show the spacing, and get the quote to say it.

To see how wall choices move the whole framing budget, the house framing cost page has the per-square-foot ranges, and new home insulation cost covers the insulation side.

Where Fewer Studs Meet the New Bracing Rules

The 2024 Code added Subsection 9.23.13, “Bracing for Resistance to Lateral Loads”. Walls now have braced wall bands and braced wall panels: the parts of the wall that stop the house leaning like a tired bookshelf in the wind. Most of Ontario sits in the Low lateral-load category, and the 2012 approach is kept as an option there.

  1. The bracing is in the sheathing and its nails, not the stud count. A wall at 24 inches can still be a braced wall panel, but the 2024 Code calls for more nailing on the sheathing. Spacing and nailing have to agree on the drawings.
  2. Walls with required braced wall panels must sit on continuous support: floor joists, blocking or rim joists. In-line framing helps; a panel landing between joists does not.
  3. Big window walls and walkouts are where the length runs out. A wall that is mostly glass does not have much left to brace with. Expect the plans examiner to ask.
  4. The designer states the bracing on the drawings. If yours do not, ask before the permit goes in. The wall bracing page covers the rules in plain words.

Stud sizes and spacing for ordinary walls come from the Part 9 stud table, with separate tables for tall walls outside its scope. A two-storey great room wall is the usual case where your designer reaches for those tables or an engineer.

Questions people ask

Is a 2×6 wall required in Ontario?

Not by name. The energy rules in Part 12 and SB-12 set the insulation the wall has to reach, and a 2×6 cavity is the usual way to get there. A 2×4 wall with exterior insulation can also work.

Is 24-inch stud spacing allowed?

Often, depending on the stud size, the loads, the wall height and what sits on top. The Part 9 stud table sets the limits, and the sheathing, drywall and bracing have to suit it. Your designer decides.

Why is my R22 wall only about R17?

Because the studs, plates and headers carry heat past the insulation. R22 is the nominal value of the batt; about R17 is the effective value of the whole wall. SB-12 lets a design meet either one.

How much does advanced framing save?

No Canadian price is published. A US trade group quotes APA at up to 30 percent less wall and floor framing material, a 2017 US figure. Labour can eat some of that if the crew is new to it.

Does advanced framing make a house weaker?

Not when it is designed. It removes wood that carries nothing. It can run short of bracing on walls full of windows, which is why the 2024 bracing rules and the drawings matter.

Price the framing, then pick the wall

The house framing cost calculator prices the frame by floor area and shape, labour only or with materials. If you have framing quotes that show different walls or spacing, the $99 review reads up to three of them and tells you whether they are framing the same house.
