Cost to Build a 1,500 Sq Ft House in Ontario (2026)
How much does it cost to build a 1,500 sq ft house in Ontario?
The honest 2026 numbers for a 1,500-square-foot build — what it really costs, why small homes cost more per square foot, and what the price does and doesn’t include.
What a 1,500 sq ft house costs in 2026
Cost per square foot is the useful starting point. At 1,500 sq ft, here’s where the construction number lands by finish level (construction only — land and servicing are extra):
| Finish level | Per sq ft | 1,500 sq ft build |
|---|---|---|
| Entry / builder-grade | ~$300–$400 | ~$450,000–$600,000 |
| Mid / typical custom | ~$400–$575 | ~$600,000–$862,500 |
| High-end / luxury | ~$575–$800+ | ~$862,500–$1,200,000+ |

Why a small house costs more per square foot
People are often surprised that a 1,500 sq ft home doesn’t cost proportionally less than a 3,000 sq ft one. The reason: the most expensive parts of a house don’t scale down.
- A kitchen costs about the same in a small or large home — same cabinets, counters and appliances.
- Bathrooms are cost-dense and you still need them.
- The furnace, HVAC, electrical panel and plumbing are close to fixed costs regardless of size.
- Permits, engineering and site setup are largely fixed too.
Spread those fixed costs over 1,500 square feet instead of 3,000 and the per-foot number climbs. It also means the smartest savings on a small build come from finish choices, not from shaving square footage.
How the build method changes the number
Your wall system shifts both cost and long-term value. Conventional wood frame is the lowest baseline; ICF adds roughly 3–7% on the envelope but delivers much lower energy bills and a stronger, quieter home — and on a smaller 1,500 sq ft build, that dollar premium is smaller too. The 2026 HST rebate can bring real money back
If you’re building a new home, don’t forget the rebates. An owner-built home may qualify for the federal GST191 owner-built rebate, and Ontario’s 2026 budget adds enhanced new-home HST relief. On an eligible build that can return meaningful money after completion — see the Ontario new-home HST rebate details.
