A net-zero home produces as much energy as it uses over a year, usually with solar panels on a very efficient house. A net-zero-ready home is built to the same standard, with the panels added later. Passive House is a demanding international standard built around airtightness, insulation and heat-recovery ventilation. What to ask a high-performance builder

  • Which standard will the house meet: the Ontario Building Code (SB-12), ENERGY STAR, R-2000, CHBA Net Zero or Net Zero Ready, or Passive House? Will it be certified, or only built to the standard?
  • Will a registered energy advisor model the house before construction and test it at the end? Ask for the EnerGuide rating in writing.
  • What airtightness will they commit to, measured by a blower-door test in air changes per hour at 50 pascals?
  • How will the house be heated, cooled and ventilated? Ask about heat pumps and a heat or energy recovery ventilator (HRV or ERV).
  • Which homes have they finished to this standard, and can you speak to the owners?
