How We Choose Builders
How builders get a free listing, what it takes to be vetted, and what a listing does not promise.
A directory is only useful if you can trust why a company is on it. Here is the full standard, in plain words.
Who this directory is for
Established builders that build complete new custom homes, typically about 3 to 20 a year averaged over three years, on land the homeowner owns or has chosen. Custom modular builders qualify when they take responsibility for delivering the complete home, not just a kit.
We do not list large subdivision or production builders, renovation-only contractors, general contractors who do not build complete homes, individual trades, designers who do not build, real estate agents, suppliers or kit sellers.
Free listings and vetted listings
Every builder in this directory has one of two kinds of listing.
- Free listing (not vetted). Any established builder that builds complete custom homes for clients in Ontario can be listed free. We also add builders we find through public sources. A free listing shows the town, areas served, phone number and website address, without a clickable link.
- Vetted listing. For builders who pay $499 a year plus HST. The builder confirms in writing that it holds a current HCRA licence, liability insurance and WSIB coverage. We research the company to make sure it fits this directory. A vetted listing carries the Vetted badge, links to the builder’s website and shows the builder’s own description.
What it takes to be vetted
- Licence. The builder confirms that it holds a current HCRA licence to build new homes in Ontario.
- Insurance. The builder confirms that it carries liability insurance and WSIB coverage.
- Custom homes. It builds complete custom homes for clients, including on the client’s own land.
- Fit. We research its website, Google reviews and public information, and accept it only if it fits this directory. We do not ask for references beyond Google reviews.
- Payment. $499 a year plus HST. If we decide a company does not fit, we refund it in full.
What “Vetted” means
It means the builder confirmed its licence and insurance to us, we researched the company, and we decided it fits this directory. We take the builder’s word on its licence and insurance. We do not inspect documents or finished homes.
Free listings (not vetted)
Free listings are compiled from public information or sent to us by the builder. They are marked “Not vetted”. They show the company’s town, areas served, phone number and website address. The website address is not a clickable link.
We have not checked the licence, insurance or completed homes of a builder with a free listing. Any builder can list its company free, correct its listing or ask us to remove it, at any time. List, update or upgrade a company.
Money and fairness
- Every builder that meets our listing criteria gets a free listing.
- Payment never decides whether a builder is listed.
- A vetted listing costs $499 a year plus HST. We research every paying builder before we accept it, and refund any we do not accept. Payment alone never makes a builder vetted.
- We remove builders that stop building custom homes, or that we learn no longer hold a licence or insurance.
Who runs this directory
BuildersOntario.com is operated by ICFhome, a custom home builder in Simcoe County and South Georgian Bay. Because ICFhome builds in that region, the Simcoe County and South Georgian Bay page lists ICFhome first as a vetted builder, followed by free listings for other builders found on the same standard as every region. We say this plainly so you can weigh it. In every other region, ICFhome does not compete and lists independent builders on the same standard.
Corrections and removal
Builders and homeowners can report an error or ask for a profile to be updated or removed through the Get listed page. We review every request and update profiles at least once a year.
