About ICFhome.ca: Building Custom Homes in Southern Ontario Since 1979, With ICF Since 1995

If you are here, you are probably thinking about building a house in Southern Ontario, and you have already worked out that “hope for the best” is not a plan. You want a builder who has done it before, answers the phone, explains things in plain English, and actually builds the kind of house you are reading about. That is us.

Short version: ICFhome.ca is a licensed family custom home builder based in Tiny Township, building across Simcoe County and the Georgian Bay area: Midland, Penetanguishene, Tiny, Tay, Wasaga Beach, Collingwood, the Blue Mountains, Barrie and nearby. We have built homes since 1979 and with insulated concrete forms since 1995, more than 250 custom houses in all, including log, SIP, post-and-beam and conventional frame, which is why we are not married to one method. We are a Certified ICF Builder and Certified Green Builder, Tarion-registered, and we give a seven-year warranty on materials and workmanship. BuildersOntario.com is our plain-English guide to building in Ontario; the showhome in Tiny Township is where you can come and feel what the guide describes.

Who we are

A family builder, not a sales office. The people you meet at the first conversation are the people on the site, and the owner has been pouring footings since 1979. We specialize in ICF construction and energy-efficient houses, radiant floors, and the site work that comes before them, and we have done enough log homes, SIP houses, post-and-beam and 2×6 framing to tell you honestly when one of those is the better answer for your lot and your budget. What a builder actually does is the job description; our services is the list.

What we build

  • ICF homes, above grade and below, with hydronic radiant floors as the default.
  • High-performance bungalows and two-storeys, cottages and rebuilds, from about 1,400 to 5,000 square feet.
  • ICF foundations and walls for other builders and owner-builders.
  • Major renovations, additions and cottage lifts onto new foundations.
  • Radiant floor heating, including in garages, because stepping onto cold concrete in January should be against the Code.
  • Cabinetry, stairs and millwork in our own wood shop with CNC capability.

Why ICF

ICF is not magic; it is a smarter wall when the details are right. Concrete strength with continuous insulation on both faces gives a quieter, more comfortable, more durable house with a fraction of the heating energy, provided the rebar, the pour, the window bucks, the waterproofing, the air sealing and the connections to the floors and roof are done properly. That is where experience shows, and it is why we have kept at it for thirty years. What ICF is is the complete guide; ICF R-value is the honest arithmetic.

How we work

  1. First conversation. Your lot, or your plan to find one, your goals, your budget, your must-haves, in plain English.
  2. Feasibility and budget clarity. Realistic cost ranges and where budgets go wrong (it is not the concrete). Cost to build a house in Ontario is the first page we send.
  3. Planning and design. With your designer or ours, flagging early the things that move structure, mechanicals and cost.
  4. Build and project management. A clear scope, a schedule, organized decisions, and the phone call before you drive past the site and wonder.
  5. Finish strong. The last ten percent is what you live with, and it is where quality shows.
  6. After. Seven years of warranty and a number that still answers.

Where we build

Tiny Township is home. We build throughout Simcoe County and the Georgian Bay area, from Barrie and Springwater up to Midland and Penetanguishene and across to Wasaga Beach, Collingwood and the Blue Mountains, and farther when the project is a good fit. Our service area has the map; building in Tiny Township is the local detail.

If you are considering building

You do not need everything figured out. Start with the right questions: is the lot buildable the way you think; what will the septic, the well and the driveway do to the budget; slab, crawlspace or full basement; ICF above grade or just the foundation; radiant or forced air; and what the hidden costs are. The custom home building process walks through all of them, and so will we. Book a call, send your plans, or come and stand in the showhome in January and feel what an ICF house does.
