Building a custom home in Waterloo, Wellington and Dufferin: what is different here

Rural township lots

Much of Wellington and Dufferin is rural. Most custom homes there need a septic system and a well, and some lots sit near farms where agricultural setbacks apply.

Higher ground, more snow

The Dufferin highlands get more snow and wind than the cities to the south. Make sure the design uses the correct snow load for your township.

Before you hire any builder

  • Look the builder up on the HCRA Ontario Builder Directory. Anyone who builds a new home for you in Ontario must hold an HCRA licence, and the directory shows their licence status and history.
  • Ask for at least three recent completed homes you can drive past, and talk to those owners.
  • Ask for proof of liability insurance and a WSIB clearance certificate.
  • Get the scope, allowances, payment schedule and holdback in a written contract before any deposit.
  • Know your all-in budget first. The custom home cost calculator gives you a starting number.
