What Flooring Costs per Square Foot in Ontario: Every Material, Three Grades, and a Whole House Added Up to the HST

A flooring price has two halves, the material and the labour to put it down, and the labour half is the one homeowners forget. Mid-grade engineered hardwood is about $5.25 a square foot in the box and $5.50 a square foot to nail down, which is why I tell people the labour roughly matches the material. Tile is the other way around: $4.50 of porcelain takes $10.00 of setting. This page gives both halves for every floor people put in Ontario houses, in three grades, and then runs a 2,000 sq ft house through to the HST so the total is a number and not a feeling.

These are the rates inside the flooring cost calculator, room by room, any mix of floors. Herringbone, diagonal or any pattern adds $4.00 to the tile labour; mosaics under 4 in. add $5.00. The material columns are what the box costs delivered, so a $2.00 plank at the big box is builder grade whatever the sign says.

What is in an installed price, and what is not

The installed numbers above are the floor itself: material, the labour to put it down, and the glue, nails, thinset or underlay the method needs. They assume a subfloor that is already flat, dry and clean, which it never is in a renovation and is only sometimes in a new house. Everything else is a line of its own, and a quote that leaves those lines off is not cheaper, it is shorter.

The 2,000 sq ft house, line by line

A typical new two-storey or a big bungalow at mid grade: engineered hardwood in the living areas and bedrooms, vinyl plank in the mudroom, laundry and basement landing, porcelain in the bathrooms and foyer, carpet in the two back bedrooms. The subfloor is new plywood, so prep is a screw-down and a fill under the hardwood only.

Call it $21,000 for the floors, $27,000 with the stairs and the shower, $30,400 with the tax. The stairs and the shower each have their own page. Carpet is quoted on the roll, not the room, so the 300 sq ft of carpet is really closer to 320 of material; the installer carries that inside his $5.00.

The honest shortcut: floor area times $10.50 for a mid-grade mix, then add the stairs and any tiled shower on top. A 1,500 sq ft bungalow is about $15,750 for floors before HST. Then measure the rooms and fix the number. How to measure.

What moves the price

  1. The grade, obviously, but less than you think. Builder to premium engineered is $9.00 to $13.50 installed, because the $5.50 labour is the same on a $3.50 plank and an $8.00 plank. Spending on the material is the cheap half of the upgrade.
  2. Nail, glue or float. Over plywood, nail at $5.50. Over a slab, glue at $6.50 plus $1.00 of adhesive, or float at $4.00. The glue-down over a heated slab is what I put in my own ICF houses at ICFhome.ca, and the extra $3.00 a foot over floating is the price of a floor that does not sound hollow.
  3. Tile size and pattern. 12×24 straight is $10.00 of labour. One side at 24 in. or more is $13.00. Herringbone is $14.00. A 2×2 mosaic floor is $15.00 and the setter is on his knees all day.
  4. What is under the old floor. A $1.25 laminate tearout that finds a glued vinyl underneath becomes $2.00 plus a $3.00 levelling job. Nobody knows until the first corner comes up.
  5. Who else is in the house. A family, a dog and a dining table are a 10% job.

Questions people ask

How much does it cost to put flooring in a 2,000 sq ft house in Ontario?

About $21,000 before HST for a mid-grade mix of engineered hardwood, vinyl plank, porcelain and carpet, supplied and installed, with waste, prep and transitions. Builder grade throughout is closer to $12,000; the same house with solid hardwood and large-format tile passes $28,000. Stairs and a tiled shower are on top.

What is the cheapest flooring to have installed?

Builder-grade carpet with pad at $4.00 a square foot installed, then builder laminate at $4.75 and builder vinyl plank at $5.00. Of the three, the vinyl plank is the one I would put in a house I had to live in.

Does the price per square foot include installation?

Only if it says so. Store prices are material only; the labour is a second number of about the same size for hardwood and two to three times the material for tile. Ask every quote for the material rate, the labour rate and the prep lines separately.

Why is tile so much more than hardwood when the tile is cheaper in the store?

Because the setter does more: he flattens the floor, puts down membrane, mixes and spreads thinset, sets and levels every piece, grouts the next day and comes back to seal. Ten dollars a square foot of labour on a $4.50 tile is normal and it is the labour you are buying.

Is HST on top of these prices?

Yes, 13% on the whole job, material and labour. A $21,000 floor is $23,730 on the invoice. Anyone quoting a cash price without it is the subject of a different page.
