Room for the whole family
With four bedrooms and three bathrooms across nearly 3,000 sq ft, the Highfield is built for growing families and households that want space for guests, a home office, or multi-generational living. It is one of our larger plans, with the room to spread out without feeling cavernous.
A kitchen built for gathering
The kitchen anchors the main floor with a central island and a peninsula eating bar, opening into a breakfast nook and a dining area. It is an easy, social layout for big family meals and entertaining – everyone can be together without crowding the cook.
A 3-car garage that suits corner lots
The three-car side-entry garage turns the garage doors away from the street, which keeps the front elevation clean and makes the Highfield an excellent fit for corner lots. It also gives you generous parking and storage – room for vehicles, tools, and toys.
Indoor-outdoor living, front and back
Covered porches at both the front and rear wrap the Highfield in usable outdoor space – a welcoming entrance and a sheltered rear patio for entertaining or quiet evenings, in any weather.
Why choose the Highfield? A genuinely large family home – four bedrooms, three baths, a three-car corner-lot-friendly garage, a social kitchen, and covered porches front and back. Built in ICF with radiant heat it adds R-28-plus walls and lower bills, which matters most on a home this size. See is an ICF home worth it and ICF vs wood frame.

Building new? The HST rebate can cover a big slice
A new home in Ontario qualifies for the enhanced HST rebate – up to $130,000 back – if your build contract is signed before the deadline. On a build in the Highfield’s price range, that is a major number. Confirm your rebate before you commit.
You Could Lose Up To $106,000 If You Don’t Start Before April 2027
Ontario’s enhanced HST rebate puts up to $130,000 back in a new-home builder’s pocket – but only if your build contract is signed before April 1, 2027. Miss that window and you fall back to the standard $24,000 rebate. On a typical custom build, that is a six-figure swing – so it belongs in your budget from day one.
Estimate based on Ontario’s 2026 enhanced HST rebate (Bill 114). Final eligibility for a custom / owner-built home is confirmed by a licensed rebate specialist – that’s what the free check is for. Full HST rebate details
The enhanced HST rebate applies to new home construction. Final eligibility is confirmed by a licensed rebate specialist - use the HST rebate calculator to check your number, and the 2026 OBC guide and Code Navigator for code questions.

Frequently asked questions
How much does the Highfield cost to build?
As current 2026 package pricing, the Highfield is $1,115,000 built conventionally, or $1,275,000 with our energy-efficient package of insulated concrete forms (ICF) and radiant floor heating. Those prices are for the home built on your lot and exclude the lot, building permit fees, and taxes. Final pricing is confirmed on a formal quote for your specific site and any customizations.
How big is the Highfield, and how many bedrooms?
The Highfield is a 2,999 sq ft home with 4 bedrooms and 3 bathrooms, plus a 3-car side-entry garage. It is one of our larger family plans, with room for a growing family, guests, a home office, or multi-generational living, and generous garage parking and storage.
Is the Highfield good for a corner lot?
Yes - it is specifically suited for corner lots. The three-car garage is side-entry, which turns the garage doors away from the main street and keeps the front elevation clean and attractive from both road frontages. If your lot is not a corner lot, we can adjust the garage orientation to suit.
Can I customize the Highfield?
Yes. Every plan is customizable - we can adjust the number of bedrooms, change the garage, finish a basement, resize rooms, add accessibility features, or adapt the plan to a corner, sloped, or waterfront lot. Tell us what you would change when we call, or note it on the request form, and we factor it into the drawings and the build price.
What is included in the Highfield price?
The package includes the home as described - 4 bedrooms, 3 bathrooms, a 3-car side-entry garage, a gourmet kitchen with an island and peninsula eating bar, a breakfast nook and dining area, and covered front and rear porches - finished to our premium standard. The exact finish schedule is confirmed on your formal quote so you know precisely what is included.
What is not included in the Highfield price?
The package excludes the lot, building permit fees, and taxes - site-specific costs quoted separately once we know your lot. Everything in the home package is included in the listed price.
Does the Highfield have covered porches?
Yes - both a covered front porch and a covered rear porch are included. They give you a welcoming, sheltered entrance and a covered outdoor living and entertaining space off the back of the home that you can use in any weather.
Where do you build the Highfield?
We build across Simcoe County and the Georgian Bay area - Collingwood, Wasaga Beach, Blue Mountains, Stayner, Barrie, Springwater, Oro-Medonte, Midland, Penetanguishene, Tiny, and Tay - and occasionally a bit farther for the right project. We are certified and Tarion-backed, and ICF specialists since 1995. Send your plans or book a call.
Does the Highfield qualify for the HST rebate?
As a new home, yes - it generally qualifies for Ontario's enhanced HST rebate of up to $130,000 if the build is contracted before the deadline, whether built conventionally or in ICF. On a build in the Highfield's price range that is a significant number, so confirm your eligibility early with a rebate specialist using the HST rebate calculator.
