Insulation Costs, Rebates, Quotes and Contractors in Ontario (2026): the Price Table, the Rebate Tiers, Comparing Quotes, Hiring, Inspection, Vermiculite, Knob-and-Tube and Older Homes

Insulation & Air SealingCosts & Contractors

The Money and the People: What Insulation Costs, What the Rebate Really Pays, How to Read Three Quotes, and How to Check the Work Before the Drywall Hides It

Prices, rebates with their conditions, the quote grid, hiring, inspection, and the three things in an old house that stop the job. Central Ontario, October 2026.

Three attic quotes, $2,100, $3,200 and $4,000, and the cheap one is not wrong; it just did not include the air sealing, the baffles or the hatch, and it is not on the rebate list. Insulation quotes are hard to compare because the thing being sold is invisible once it is in, which is why these pages put every quote on the same ten lines, price every line, explain the rebate the way the program does rather than the way the salesman does, and give you the checklist for the hour between the crew leaving and the cheque.

Costs and rebates

Insulation cost in Ontario

The master price table: attic, walls, basement, foam, batts, removal, air sealing, with three houses worked through.

New-home insulation cost

The 2,000 sq ft house in frame and in ICF with the whole package priced, allowances, what a builder budget should carry.

Insulation rebates in Ontario

The standalone attic stream and the assessment path: amounts, conditions, the participating-contractor catch, dates.

Insulation or heat pump first?

Seal, insulate, then size the equipment smaller: the order that saves money twice, and the heat-loss link.

What insulation actually saves

R-20 to R-60 on a Simcoe gas or propane bill, the diminishing returns, and payback without the sales math.

How to compare insulation quotes

The ten-line grid: area, existing R, target R, product, depth, air sealing, baffles, hatch, removal, rebate participation.

Contractors, inspection and older houses

How to hire an insulation contractor

Questions, the CUFCA card for foam, WSIB, insurance, references, deposits, and the participating list.

Insulation inspection checklist

Before drywall and before paying: depth, coverage, gaps, compression, poly sealing, foam thickness and the density sheet.

Insulation contract checklist

Scope, product and R in writing, depth markers, air sealing itemized, removal unit rate, contamination line, rebate paperwork, holdback.

Vermiculite insulation

What it looks like, Zonolite, the test, licensed abatement, what it costs, and selling a house with it.

Knob-and-tube and insulation

Why insulation cannot touch it, the ESA, the insurer, and the rewiring cost before the attic job.

Insulating older homes

Pre-1970 houses: empty walls, balloon framing, no vapour barrier, plaster, and where the money goes first.

Four rules before you sign

  1. Every quote states the area, the existing R and the target R. Without those three it is a price for nothing in particular. The grid.
  2. Price the job as if there were no rebate. Then ask whether the contractor is on the list. If he is not, no rebate, however good he is. The catch.
  3. Vermiculite and knob-and-tube stop the job. Test the one, rewire the other, then insulate. Vermiculite; knob-and-tube.
  4. Look before you pay. Depth markers, the foam work sheet, the poly sealed, the baffles in. Ten minutes with a flashlight. The checklist.

Have quotes or plans in hand? Let a builder read them first

For $99, I put your attic, spray foam, basement or air-sealing quotes on one grid, check the area and the existing R-value against your house, name the product and the depth each one actually promised, price the air sealing, baffles, hatch and removal that was left out, check the rebate claim, and tell you which one to sign. For a new build or an addition, $249 turns your plans into a whole-house insulation takeoff, attic, walls, basement, rim and slab, with the SB-12 number each assembly needs and a scope three contractors can price the same way.
