Metal Roof Cost Calculator Ontario (2026): Standing Seam, Metal Shingles and Panels, With the 40-Year Comparison

What Should a Metal Roof Cost, and Does It Pay for Itself Before You Sell the House?

Standing seam, metal shingles or exposed-fastener panels, priced on your roof, with a forty-year comparison against shingles. No email address required.

Five metal roofing quotes for one Toronto house ran from $11,000 to $39,000 last summer, and every one of them was for “a metal roof.” They were not the same roof. This prices the three kinds of metal roof on your house with Ontario installed rates, adds the snow guards and flashings the cheap quotes leave off, and then does the sum people actually want: forty years of this roof against forty years of shingles.

Step-by-step

Metal Roof Cost Calculator (Ontario)

1

The roof

Length times width of the outside walls, ground floor only. A 40 by 40 house is 1,600. Not the floor area of a two-storey.
Rise over 12 in. of run. Look at the gable end: a roof that rises half as fast as it runs is 6/12.
Sets the cutting waste and part of the labour.
Only used if you answered yes.
2

What goes on it

Installed rates, Ontario, checked October 2026, per square foot of sloped roof surface. Each one includes tearing off one layer of shingles, disposal, synthetic underlayment, ice and water shield at the eaves and valleys, drip edge, standard pipe flashings and nails. What they do not include is listed below the result.
$120 per 4×8 sheet installed is the usual unit price. Nobody knows until the old roof is off.
Full coverage is worth it on low slopes, north-facing cottage roofs and anywhere ice dams have happened.
3

The things that poke through it

$650 each: new step, counter and apron flashing, sealed to the masonry. A cricket on the uphill side is extra.
$450 each for the flashing kit and labour. If the skylight is 20 years old, replace it now ($1,200 to $2,500 each) and not through the new roof.
$75 each for a new boot or cap. Most houses have 2 to 5.
$12 per foot installed. A simple gable house is 40 to 50 ft of ridge. Put 0 if the roof keeps its box vents.
$12 per foot for 5 in. seamless aluminum with downspouts. Often done the same week.
$18 per foot. Over doors, walkways, decks and the gas meter. Ignored for shingle roofs.

Illustrative Ontario estimate

ItemEstimate
Estimated total with HST$0

Example only, using BuildersOntario budgeting rates checked October 2026, applied to the sloped roof surface (not the house floor area, and not the material order with waste). Includes one-layer tear-off and disposal, underlayment, code-minimum ice and water shield, drip edge and standard flashings. Excludes structural repair, fascia and soffit replacement, chimney masonry, skylight replacement, a cricket behind a wide chimney, permits where a municipality asks for one, and anything found under the old roof beyond the decking allowance. A roofer’s written quotation after walking the roof is the only binding number.

Your estimate becomes a written scope a roofer can price without rewriting it, so three of them price the same roof. Fill in the rest and press Send. It goes straight to our inbox, and a copy comes back to you; reply to that copy with a photo of each side of the house from the street and one of the attic if you can get to it.

What this calculator does, and what it will not do!

It measures the roof the same way the roof replacement calculator does, then prices it in three metal systems that have nothing in common except the word metal: screw-down panels at $10.50 a foot, interlocking metal shingles at $13.50, and standing seam at $16. Then the forty-year comparison: the metal roof once, against architectural shingles put on now and again in 24 years at 3% inflation, both with a small annual repair allowance.

It does not know whether the quote in your hand is 29-gauge or 24-gauge, whether the panels are Galvalume or bare galvanized, whether the paint is a 40-year Kynar or a 10-year polyester, or whether the roofer intends to strap over your old shingles. Those four things are the $28,000 spread, and they are on the gauge and metal page and the quote checklist.

A rule of thumb: a 1,600 sq ft bungalow with a 6/12 gable roof is about $32,000 to $39,000 with HST in standing seam, $29,000 to $34,000 in metal shingles, and $23,000 to $28,000 in exposed-fastener panels. Architectural shingles on the same roof are $13,000 to $17,000. Metal costs about twice as much and lasts about twice as long, which is why the answer depends on how long you are staying.

The three metal roofs, which are not the same roof

Exposed fastener panels

Corrugated or ribbed steel in 26 or 29 gauge, screwed through the face every 12 to 24 in. with neoprene-washer screws. Cheap, fast, fine on a barn or a cottage. The washers age, the screws back out with thermal movement, and at 20 years someone is up there with a tube of sealant. $10.50 a foot installed.

Interlocking metal shingles

Steel or aluminum pieces, 12 to 18 in. wide, that lock to each other on four sides and fasten under the next course. Look like shingles, shakes or slate from the street. Aluminum will not rust at a scratch; steel is stiffer and cheaper. Most carry 50-year warranties. $13.50 a foot.

Standing seam

Flat panels 12 to 18 in. wide running eave to ridge, joined at raised seams with concealed clips that let the panel expand and contract. No screws through the surface, anywhere. 24 or 26 gauge Galvalume with a Kynar 500 or Hylar finish is the one to buy. $16 a foot, and that is the roof you do once.

The full comparison, including which one for which house, is on standing seam vs. metal shingles, and the case against shingles is on metal roof vs. shingles.

How I price it

Same table as the roof replacement calculator, with the metal lines in bold. The three things that matter more on metal than on shingles:

  • Snow guards. $18 per foot of eave, over every door, walkway, deck, the gas meter and the air conditioner. Snow on a smooth metal roof lets go all at once in a March thaw, and a roof-load of wet snow landing on a deck rail is a repair and sometimes a hospital. The calculator defaults to 60 ft.
  • Flashing is custom. Chimneys, skylights and walls on a metal roof get site-bent flashing in the same metal and colour, not the $12 aluminum step flashing a shingle roofer carries. The $650 and $450 allowances are the same as shingles; a wide chimney with a cricket on standing seam can be $1,500 on its own.
  • What it goes over. Metal can go over one layer of sound shingles on strapping, which saves the tear-off and is allowed in most Ontario municipalities. Over two layers, no. Over a soft deck, no. And a standing seam roof over strapping telegraphs every strap in low sun, which some people mind. Page: metal over existing shingles, on the comparison page.

The forty-year sum, honestly

The comparison box under your result takes your roof, prices architectural shingles on it today and again in 24 years at 3% inflation, adds $150 a year for the small repairs a shingle roof collects, and sets that against your metal roof once with $60 a year. No interest, no resale premium, no insurance discount, no energy saving. On most Ontario houses the two lines cross somewhere between year 20 and year 28. If you will sell before then, shingles are the cheaper roof and a buyer will not pay you back for the metal. If this is the house you are staying in, or a cottage you will hand down, the metal roof is the cheaper roof, by a good margin, and nobody is up a ladder at 75.

The honest caveat: a metal roof on a house that is otherwise due for windows and siding can be the wrong $30,000. Spend it where the water is actually getting in.

Questions people ask

How much does a metal roof cost in Ontario?

$10.50 to $16 per square foot of roof installed, before HST: exposed-fastener panels at the bottom, standing seam at the top, metal shingles between. A 1,600 sq ft bungalow is $23,000 to $39,000 with HST depending on the system. About double architectural shingles.

Is a metal roof worth it?

If you are staying past 20 to 25 years, yes, on cost alone, and the roof is done for your lifetime. If you are selling inside 10 or 15 years, no; buyers like it but do not pay the difference. On a cottage with snow and no one to clear it, yes regardless.

Can a metal roof go over shingles?

Over one layer of flat, sound shingles on 1×4 strapping, in most Ontario municipalities, yes. Not over two layers, not over curled shingles, and not over a deck you have not looked at. Tearing off costs about $1 a square foot and tells you what the deck looks like, which is usually worth it.

Is a metal roof noisy in the rain?

Over a vented attic with insulation on the floor, no louder than shingles; the ceiling is 10 feet of air and R-50 away. On a cathedral ceiling with the metal on strapping over the sheathing, you will hear rain, and some people like that. Solid-deck installation with underlayment is quieter than strapping.

What gauge metal roof should I buy?

24 or 26 gauge for standing seam; 26 for panels on a house (29 is for sheds); metal shingles are sold by weight and system rather than gauge. Lower number is thicker. The gauge, the Galvalume coating and the paint system should all be named on the quote; the gauge page explains each.

Does a metal roof need snow guards?

Over anything you walk under or park beside, yes. A sliding roof-load of wet snow in March bends eavestroughs, breaks deck rails and has put people in hospital. $18 a foot of eave, on the quote.

Before you sign a metal roof quote

Gauge, coating, paint system and profile named. Snow guards and custom flashings on the paper. Strapping or solid deck stated. Workmanship warranty from the roofer and the material warranty from the mill, separately, with the mill’s name. Three quotes on this scope, and the $99 review if they still do not agree.
