If you’re here, there’s a good chance you’re thinking about building a home in Southern Ontario… and you’ve already figured out one thing: this is not the time to “hope for the best.”
You want a builder who’s done it before. A builder who answers the phone. A builder who can explain things in plain English (without turning your kitchen table into a physics lecture). And if you’re considering ICF construction, radiant floor heat, or high-performance building systems, you want someone who actually builds those homes — not someone who just likes the idea of them.
That’s us.
Who We Are
ICFhome.ca is a licensed custom home builder specializing in ICF (Insulated Concrete Form) construction and energy-efficient homes across Southern Ontario — with a strong focus in the Georgian Bay area: Collingwood, Wasaga Beach, Midland, Barrie, Tiny, Tay, and surrounding communities.
We’ve been building custom homes for 45 years, and we’ve been building with ICF since 1995 — long before it became trendy.
To date, we’ve built 250+ custom homes, plus plenty of everything else: log homes, SIP homes, post-and-beam, and conventional 2×6 builds. That experience matters, because it means we’re not married to one method — we choose what works best for your project, your lot, and your budget.
What We Build
We build homes that are meant to last — not just look good on possession day.

- Cottages and rebuilds
- Foundations and basements
- Radiant floor heating systems (including in garages — because stepping onto cold concrete in winter should be illegal)
We focus heavily on durability, comfort, and efficiency — the stuff you feel every day, not just the stuff you see in photos.
Why ICF?
ICF isn’t magic. It’s just a smarter wall system — when it’s done properly.
ICF walls combine concrete strength with continuous insulation, which can deliver:
- a quieter home
- a more comfortable home (less drafty, fewer cold spots)
- better resilience in storms and extreme weather
- strong long-term durability
- excellent energy performance when paired with proper windows, air sealing, and mechanical design
But here’s the honest part:
ICF only performs like ICF if the details are done right.
Rebar placement, concrete pour planning, window/door bucks, waterproofing, air sealing, and the connection to your floor and
roof systems — that’s where projects win or lose.
That’s where experience matters.

1) We do the whole thing — properly sequenced
A custom build isn’t just “framing and finishing.” It’s a long line of decisions that affect each other:

- septic and well planning
- design and engineering

- finishes and cabinetry
- timelines, budgets, change decisions
We don’t just build your home. We help you plan it so it doesn’t turn into a stress hobby.
2) We’re builders and problem solvers
Lots are weird. Weather is unpredictable. Trades vary. Materials change.
After 45 years, you learn to plan for real life — not perfect-world drawings.
3) We’re hands-on and set up to build efficiently
We have deep experience across the full build process — including a wood shop with full woodworking machinery and CNC capability. That means we can produce custom elements like cabinetry, stairs, and specialty woodwork in-house when it makes sense.
It also means we’re not standing around waiting for someone else to solve a problem we can solve ourselves.
4) We build comfort as a system
A house isn’t “energy efficient” because someone says it is. It’s efficient because the system works together:
- strong envelope (ICF + detailing)
- proper insulation strategy
- airtightness
- right-sized mechanicals
- smart heating (radiant where it fits best)
- good ventilation
- moisture control and drainage
We design and build with the whole system in mind — so you end up with a home that feels right, not just one that photographs well.

First conversation
We talk about your lot (or your plan to find one), your goals, and what you’re trying to achieve: comfort, durability, energy costs, timelines, finishes, and “must-haves.” -
Feasibility and budget clarity
We help you understand realistic cost ranges and where budgets usually go off the rails (spoiler: it’s not the concrete). -
Planning and design support
We can work with your designer/architect, or help connect you with the right people. We’ll also flag things early that affect structure, mechanicals, and cost. -
Build and project management
Clear scope. Clear schedule. Organized decision-making. Good communication. No mystery. -
Finish strong
The last 10% of a build is where quality shows. We care about the details — because that’s what you live with.

We serve homeowners across Southern Ontario, with a strong presence in the Georgian Bay area, including: Collingwood, Wasaga Beach, Tiny Township, Tay, Midland, Barrie, and nearby communities.
