Bathroom Vanity Cost in Ontario (2026): Supplied and Installed, With the Plumber
Bathroom Vanity Cost in Ontario (2026): Supplied, Installed, and With the Plumber Paid
The cabinet, the top, the sinks, the install and the part of the invoice that lives under the sink.
Every vanity price you see online is the cabinet. Nobody has ever been invoiced for just the cabinet. By the time the box is in, the top is on, the sink is connected and the old one is in the dump, the number has doubled, and the plumber has found something. Here is the whole number, by size and grade, with the something priced.
The short version!
A vanity job in Ontario has six invoices hiding in it: the cabinet, the top, the sinks and faucets, removal of the old one, installation, and the plumber. Here is what each runs, then what they add up to. Your own size and choices go in the vanity cost calculator and it does the adding.

Everything else
| Line | Typical | Notes |
|---|---|---|
| Prefab moulded top with sink | $180 – $750 | Cultured marble or ceramic, by width. Sink included, faucet holes drilled. |
| Quartz or granite top, custom | $900 – $1,800 | Fabricator minimum charge makes a 24 in. top cost nearly what a 48 in. does. Includes cutouts. |
| Solid surface with integrated sink | $700 – $1,600 | Seamless, no undermount to fail, slightly dated look. |
| Undermount sink | $150 each | Porcelain. Vessel sinks $250 to $400 and they raise the height. |
| Faucet | $150 – $600 each | A decent single-hole at $250. The sky is the limit and people reach it. |
| Remove old vanity | $150 | Plus the surprise behind it. |
| Install cabinet and top | $450 – $650 | Single or double. Floating adds $300 for blocking and levelling. |
| Plumber, same spot | $300 – $450 | New trap, tails and supply lines, reconnect, test. |
| Plumber, moving things | $650 – $1,800+ | A few inches to clear a drawer, or a new wall entirely. |
| Floor and wall patch | $350 | When the new vanity is smaller or floats and the old footprint shows. |
What $1,500, $3,500 and $6,000 buys
Supplied and installed, same-spot plumbing, before HST.
$1,500
A 30 or 36-inch builder-grade prefab with the moulded top it came with, a $150 faucet, your own removal, a handyman install and a plumber to reconnect. It will look fine for a decade in a secondary bathroom. The drawers will not be soft-close and the back will be hardboard.
$3,500
The 36-inch mid-grade with a quartz top above. Painted or laminate semi-custom cabinet, soft-close drawers, an undermount porcelain sink, a 4-inch backsplash, a $250 faucet, proper removal, install and the plumber. This is what most Ontario family bathrooms end up with, and it is the right answer most of the time.
$6,000
A 60-inch mid-grade double with a quartz top and two of everything, or a 48-inch premium single in a custom size with a floating cabinet, blocking opened into the wall, and the floor patched where the old one was. Either way, the ensuite you look at every morning for twenty years.
The plumbing problem, which is the whole problem
A vanity is a box that has to agree with a drain it did not choose. The drain stub comes out of the wall, or the floor in an older house, at a height and position set when the last vanity went in, and it is attached to a P-trap that takes eight inches of depth and about ten of height right where a top drawer wants to be.
Three things happen. In the easy case the new vanity has an open sink base or a top drawer notched around the trap, the plumber fits a new trap and tails in an hour, and the line on the invoice is $300. In the common case the new cabinet is all drawers, the top one hits the trap, and either the drawer gets cut down on site, which a good installer can do and a handyman cannot, or the plumber moves the drain a few inches, which means opening the wall, and the line is $650. In the expensive case you want the vanity on a different wall, or a second sink where there was one, and now it is a drain run, a vent, sometimes a permit, and $1,800 is the start.
The way to avoid all three is a photograph of the plumbing under the old vanity, with a tape measure in it, before you buy anything. Cabinet shops can tell from the photo which of their boxes will clear it. Prefab vanities mostly cannot be modified; custom and semi-custom ones can be ordered with the notch. The calculator asks for the photo for exactly this reason.
The top is not an afterthought
A quartz top on a 30-inch vanity costs $900. The stone in it is worth $250. The other $650 is the fabricator templating, cutting the sink hole, polishing the edge, driving to your house and setting it, which costs them the same whether the top is 30 inches or 60. That is the minimum charge, and it is why prefab tops with moulded sinks exist at $180 to $750, and why fabricators keep a rack of remnants from kitchen jobs that will make a vanity top for a few hundred dollars if you are not fussy about the pattern.
For a double vanity the stone top makes sense; the fabricator’s trip is spread over 60 inches and two sinks. For a powder room, a prefab top or a remnant is the money-smart choice and nobody will know. The longer treatment of materials, seams and what goes wrong is in the countertop cost guide.
Floating vanities: the honest version
A wall-hung vanity with a stone top and a full sink can weigh 150 to 250 pounds, plus whatever leans on it. It hangs from a cleat or brackets that need solid wood behind the drywall: 2×10 blocking between the studs at the right height, or a plywood backer. New construction gets that for free if somebody remembers. A renovation means cutting the drywall open, adding the blocking, patching and painting, which is the $300 the calculator adds, and more if the wall is plaster or tile.
It also exposes the floor under the vanity, so the tile has to run to the wall, and it exposes the drain, so the plumbing has to be moved up into the wall and finished to look like it belongs there. A floating vanity in a new bathroom is easy. In a 1985 bathroom with the original tile and a floor drain, it is the most expensive way to replace a vanity there is, and it is still worth it to some people. Know which you are.
Where homeowners go wrong
- Measuring the old vanity. Measure the wall at the front and the back, at the floor and at counter height. Walls are not parallel and the smallest number is your maximum width, less an inch for fillers if it sits between two walls.
- Buying before photographing the plumbing. See above. The single cheapest thing you can do.
- Comparing a cabinet price to an installed price. A $600 big-box vanity is a $1,800 job. A $1,100 semi-custom is a $3,500 job. Compare jobs.
- Comfort height in the kids’ bathroom. Thirty-four to thirty-six inches is right for adults. The NKBA guidelines put adult vanity height anywhere from 32 to 43 inches depending on who uses it, and a seven-year-old is not in that range.
- Forgetting what the old vanity was hiding. Unpainted wall, unfinished floor, a shut-off valve that will not shut off. Budget the patch line and a pair of new shut-offs ($60 and a plumber already on site).
- Vessel sinks on a comfort-height cabinet. A vessel adds 4 to 6 inches. On a 36-inch cabinet the rim is at 41, which is a kitchen counter with a bowl on it. Vessels want a 30 to 32-inch cabinet.
Does Toronto cost more?
The cabinet and the top do not. Trades do: a GTA plumber and installer run 15 to 25% above Simcoe County or London for the same two hours, and a condo adds the elevator booking and the parking. Delivery to cottage country adds the kilometres. On a $3,500 job the difference is a few hundred dollars, almost all of it labour.
How to save money without regretting it
- Same width, same spot. Keep the plumbing where it is and the floor covered. That is the cheapest vanity there is.
- Remnant top. Ask the fabricator for the remnant rack. A 24 by 37 quartz offcut is a vanity top for a fraction of the minimum charge.
- Prefab for the powder room, custom for the ensuite. Spend where you spend your mornings.
- Mid-grade cabinet, mid-range faucet. A $250 faucet from a real plumbing brand outlasts a $90 one and looks the same as a $600 one from four feet.
- Book the plumber and the installer for the same morning. Two trips is two minimums.
- Three quotes on one scope. The calculator writes it. If you are also doing the kitchen, the guide to comparing quotes works the same way for a bathroom.
The sizes, heights and clearances that decide whether the vanity fits at all are in the vanity sizes and heights guide. Ontario’s own guidance on contracts and deposits for small renovation jobs is on the province’s renovation rights page, and it applies to a $3,500 vanity job as much as a kitchen.

Run the vanity cost calculatorQuestions people ask
How much does it cost to replace a bathroom vanity in Ontario?
All in, same spot, before HST: $1,500 to $2,000 for a builder-grade prefab with its own top; $3,000 to $3,800 for a 36-inch mid-grade with quartz; $5,000 to $6,500 for a 60-inch double. Add $650 to $1,800 if the plumbing moves.
How much does a plumber charge to install a vanity?
Reconnecting to the existing drain and supplies, with a new trap and tails: $300 to $450 for one or two sinks. Moving the drain a few inches to clear drawers: about $650, which includes opening and closing the wall. Relocating to a new wall or adding a second drain: $1,800 and up, sometimes with a permit.
Can I keep my countertop and just replace the cabinet?
Only if the new cabinet is the identical width and depth and the top can be lifted off without breaking, which for a prefab moulded top it usually cannot. For a stone top on a same-size cabinet, yes, and the fabricator will charge $300 to $500 to lift and reset it. Usually it is cheaper to replace both.
Does a floating vanity cost more?
The cabinet is about 15% more. The install is $300 more for blocking and levelling. In a renovation the wall has to be opened for the blocking and the drain usually has to be raised into the wall, which is where the real extra cost is. In new construction it is nearly free if the framer knew it was coming.
What is the standard vanity height in Canada?
Thirty to thirty-two inches to the top of the counter was standard for decades; 34 to 36, called comfort height, is the standard for new vanities now. The NKBA puts adult vanity height anywhere from 32 to 43 inches depending on who uses it. Children’s bathrooms stay low. Vessel sinks add 4 to 6 inches on top of the cabinet.
Is a 60-inch double vanity worth the extra cost?
Over a 60-inch single: about $1,500 to $2,500 more for the second sink, faucet, drain and the wider top with two cutouts, and you lose the counter space between the sinks. If two people are at the mirror at 7 a.m., yes. If not, a 60-inch single with a big counter is the quiet luxury.
Before you buy anything
Measure the wall at three heights. Photograph the plumbing with a tape in the shot. Price the top before the cabinet. If it floats, find out what is behind the drywall first. Then get three installed quotes on the same scope and sign the one that answered the plumbing question without being asked.
