Exterior Door Cost in Ontario (2026): Steel, Fibreglass, Sidelights, Double Doors and Patio Doors, Installed, With Six Real Doors Priced
What a New Front Door or Patio Door Costs in Ontario, and Why the Flyer Price Is a Third of the Invoice
A front door is the one part of the house every visitor touches. It is also sold two ways that look nothing alike: a slab in a flyer for $499, and a complete installed system on an invoice for $3,500. Both are honest. The difference is the frame, the sill, the glass, the hardware and the two people who know how to set a threshold that does not leak in March. Here are the installed numbers, six doors priced through, and what moves them.
The numbers
| Door system | Installed | What it is |
|---|---|---|
| Steel, basic, 36 in., no glass | $2,200 | 24-gauge skin, foam core, wood or composite frame, standard lock. The rental door; a good one. |
| Steel, upgraded, half-lite | $2,900 | Heavier skin, composite frame bottom, a glass insert, better weatherstrip. |
| Fibreglass, smooth or woodgrain, with glass | $3,500 | Does not dent or rust, stains like wood. The standard good door. |
| Premium fibreglass, stained, decorative glass | $5,500 | The magazine door. Half the price is the glass. |
| Entry with one sidelight | $4,500 | Fibreglass door plus a fixed sidelight in one frame. Opening often widened. |
| Entry with two sidelights | $5,500 | Same, both sides. A 60 to 66 in. opening. |
| Double doors, 72 in. | $6,500 | Two slabs and an astragal. Lots of weatherstrip to keep adjusted. |
| Patio slider, 6 ft vinyl | $3,200 | 72 by 80, double glazed, screen, one lock. The commonest door in Ontario. |
| Patio slider, 8 ft, or French doors | $4,200 | Wider, or two swinging panels. |
| Multi-slide or bifold, 12 ft | $11,000 and up | The deck wall. Header extra. Large doors. |
Installed means the old door out and gone, the new frame set plumb, the sill bedded in sealant or a pan, foam at the perimeter, exterior sealant, interior casing matched, standard lockset and deadbolt. The door calculator adds the options.
Where the money goes, inside one door
On a $3,500 fibreglass entry with glass: about $1,600 is the door system leaving the manufacturer (slab, frame, sill, weatherstrip, hinges, the glass insert), $150 is the lockset, $900 is three to four hours of two people with the old door out and the trim back on, and the rest is overhead, margin and the drive. The slab alone is $500 to $700 of that $1,600, which is why the flyer number is what it is. Everything that makes the door a door is the other $1,000.

What moves the number
- Sidelights and transoms: +$700 to $1,900. And the opening, if it has to grow. Sidelights.
- Glass: $300 to $2,000. A clear half-lite is cheap; decorative, wrought-iron-look or privacy glass in a full-lite door is most of a premium door’s price.
- Hardware: +$250 to $650. A multipoint lock is the best money on a tall door. Locks.
- Colour and finish: +$300 to $550. Factory paint or stain, both sides. Site painting is cheaper and never as good.
- Brick or stucco: +$200 to $300. Brickmould, caulk joints, patience.
- Rot at the sill: $450 to $1,200. The door that leaked for a decade rotted the floor under it. Why it is always the patio door.
- Widening the opening: $900 non-bearing, $2,400 bearing with the permit and header. Permits.
- Storm door: +$650 to $1,100. Worth it on a door that takes weather; not on a door under a deep porch.
Where homeowners go wrong
- Buying the slab. Then paying a carpenter to make it fit a frame it was not made for. Buy the system.
- Steel in full sun, painted dark. Warped skin, cooked weatherstrip. Steel or fibreglass.
- Not asking what goes under the sill. Sealant bed or sill pan, or the subfloor is next.
- The $7,000 front door quote. A Toronto homeowner’s $7,000 quote became $5,000 when he said no, and $3,800 from the next company. Doors are sold the same way windows are. The tactics.
