Window Replacement Cost Calculator Ontario (2026): Price Every Opening, Retrofit, Full-Frame or New Build, With HST

Windows & DoorsFree Calculator

What Should New Windows Cost? Price Each Opening Before the Salesman Prices the House.

Every window on its own line: type, size, frame, glass, how it goes in. Entry and patio doors on the same sheet. HST on the bottom. No email address required to see the number.

Window quotes come in $8,000 apart on the same house because one shop quoted inserts and the other quoted full-frame, one put triple glass in and the other did not, and neither wrote down which. This calculator prices the way a good estimator does, opening by opening, and writes the list down so three companies can quote the same thing.

Step-by-step

Window Replacement Cost Calculator (Ontario)

1

How the windows go in

Retrofit is the cheaper, faster one and loses an inch or two of glass. Full-frame is the right one when the old frame is rotten or the house is being resided. Which one you need.
Triple is quieter and warmer at the glass, and the payback is long. The honest comparison.
2

The openings

One line per size and type. Width and height are the rough opening or the outside of the old frame, in inches. A standard window is 36 by 48; price scales with size but not in proportion, because hardware, setup and the install are the same on a small window as a big one.

TypeWidth (in.)Height (in.)How many
3

The wall, the finishing and the reach

Full-frame in brick means brickmould, caulk joints and sometimes a mason. Retrofit avoids all of it, which is why it exists.
Nobody knows until the old unit is out. Get a unit price for sill and framing repair on the quote.
4

Doors, while they are there

Complete door systems, installed, including threshold, weatherstrip and lockset. The door calculator has every option.
Every rate here includes taking out the old unit and hauling it away. If a quote lists disposal separately, it is a lower rate somewhere else.

Your Window and Door Budget

Illustrative Ontario estimate

ItemEstimate
Estimated total with HST$0

Example only, using BuildersOntario budgeting rates checked October 2026: mid-grade Canadian-made vinyl windows, double glazed Low-E argon, installed, including removal and disposal of the old unit, low-expansion foam at the perimeter, exterior caulking, standard screens and locks, and jamb extensions where the wall depth needs them. Excludes structural changes to openings, header replacement, lead paint handling on pre-1980 houses, painting, permits where a municipality asks for one, and rot repair beyond the allowance. A window company’s written quotation after measuring every opening is the only binding number.

Request a Real Quotation

Your estimate becomes a written window schedule an installer can price without re-measuring from your description, so three of them price the same openings. It goes straight to our inbox, and a copy comes back to you; reply to that copy with a photo of each side of the house from outside and one of the worst window from inside.

What this calculator does, and what it will not do!

It prices windows the way the window company’s estimator does: every opening on its own line, a base price for the type, scaled for size, then the frame material and the glass, then how it goes in. Retrofit inserts, full-frame, or a new house with the rough openings waiting. Doors on the same sheet because the same crew usually does them the same week. Then HST, which on a $22,000 window job is $2,900 and is never in the number you have in your head.

It does not know the sill under the kitchen window has been wet for ten years, that the 1972 aluminum sliders were set in a frame that is now the only thing holding the brick up, or that the living room opening is 2 inches out of square. Those are measure-day surprises, which is why the rot allowance is there and why the quote has to carry a unit price for framing repair. The point is to know what the rest of the job should cost, so a $1,400 “extra” on day one looks like what it is.

A rule of thumb: in Ontario in 2026, a 15-window house in mid-grade vinyl, double glazed, retrofit, with a fibreglass front door and a 6-ft patio slider, lands at about $25,500 with HST. Full-frame on the same house is about $32,000. Triple glazing adds about $3,000 to either. The window replacement cost guide has three real houses priced through.

How I price it

Installed, before HST, Ontario, checked October 2026. Base prices are for a 36 by 48 in. opening in white vinyl with double Low-E argon glass, retrofit. Bigger and smaller openings scale from there, but a window half the size is not half the price: the hardware, the setup and the hour of labour are the same.

LineRateNotes
Slider or single-hung$850The cheapest operating window. Sliders are what most 1970s to 1990s houses have; they are also the leakiest style, air-wise.
Double-hung$950Both sashes move and tilt in for cleaning. More hardware, more money.
Casement$1,100Cranks out, seals on compression, the tightest operating window there is. What I put in my own houses.
Awning$1,000 (base 36 by 30)A casement hinged at the top. Over tubs, in basements, under a picture window for ventilation in the rain.
Fixed$950Does not open, so no hardware and no screen. Not much cheaper than you would think; the glass is the cost.
Picture window, large$1,650 (base 60 by 60)One big sealed unit. Tempered glass is required within 24 in. of a floor or door, which adds.
Combination: picture with a casement each side$2,900 (base 96 by 60)The living room window. Comes as one mulled unit or three.
Bay or bow$6,500Always full-frame, usually needs a roof and a seat. The one window where the install costs more than the window.
Basement slider$700 (base 32 by 24)Small, cheap, and the egress rules apply if there is a bedroom down there.
Full-frame replacement+40%Old frame out to the studs, new window to the rough opening, new flashing, new interior and exterior trim. The proper job on a rotten frame or a re-side.
New construction-15%Nothing to remove, the opening is ready, the crew is already on site. The window itself costs the same.
Black or dark exterior vinyl+8%A laminate or painted finish; the good ones carry a 20-year colour warranty. Ask which it is.
Fibreglass frame+30%Stiffer, thinner frames, more glass, takes paint. Worth it on big openings and dark colours.
Wood, clad outside+60%The look, if the budget has it. Needs a dry opening and a careful install.
Triple glazing+$180 per standard openingScaled with size. Warmer glass, less condensation, quieter, and a 20-year-plus payback on energy alone.
Interior casing, drywall returns$120 to $180 per openingRetrofit usually keeps the old trim. Full-frame always needs new.
Rot and sill repair$350 per opening allowanceGet the unit price in writing before the first window comes out.
Minimum job$2,500Nobody sets up for one window at the per-window rate.

Where homeowners go wrong

  1. Comparing a retrofit quote to a full-frame quote. Same windows, $8,000 apart, and nobody said why. Ask every company which one they quoted, and make them quote the one you want. The difference.
  2. Buying the whole-house price. “Eighteen windows, $31,000” tells you nothing. You need the price per opening, with the size and the type, so you can take the three worst windows out of the deal if the money is short. How to line up three quotes.
  3. Not asking for the certified ratings. Every window sold in Canada has a whole-window U-factor and Energy Rating on the NRCan list. A salesman who talks about the centre-of-glass R-value is talking about a number nobody certifies. What the numbers mean.
  4. Signing at the kitchen table. The 40%-off-today price is the real price with 40% added first. You have ten days to cancel anything signed in your home under Ontario law, and you should use them to get two more quotes. The tactics.
  5. Letting the installer skip the foam. A window set with fibreglass stuffed in the gap leaks air for the next 25 years. Low-expansion foam at the perimeter, exterior sealant over backer rod, and on full-frame, flashing tape lapped like shingles. What to look for on install day.

Questions people ask

How much does it cost to replace all the windows in a house in Ontario?

For a typical 15 to 18 window house in mid-grade vinyl, $14,000 to $22,000 installed before HST for retrofit inserts, $20,000 to $30,000 for full-frame. Fibreglass adds 30%, triple glazing adds about $200 a window. The calculator above prices your actual openings.

Is it cheaper to replace all the windows at once?

Yes, by about 10 to 15%. The setup, the measure visit, the delivery and the minimum charge are spread over more windows, and most manufacturers price a package better than onesies. If the budget is short, do the worst side of the house in one go rather than one window a year.

Does the price include taking the old windows out?

Here, yes. Every rate includes removal and disposal. Some quotes list it separately at $50 to $100 a window; that is fine, as long as you add it before comparing.

Why is the new-construction price lower if the window is the same?

Because there is nothing to tear out, the opening was built to the window, the crew is already on site and the interior trim is somebody else’s line. The window costs the same; the hour around it is shorter. Our new-home window page prices a whole package.

Can I get the $100 per window rebate?

Maybe. The Home Renovation Savings program in Ontario pays per eligible window or door opening, but only with a home energy assessment before and after and at least two eligible upgrades. Replacing windows on their own does not qualify as of October 2026. The rebate page has the current rules and the date they were checked.

Have quotes already? Let a builder read them first.

For $99 I read your window and door quotes against your openings and send back what is missing, what is out of line, and the three questions to ask before you sign. How the window quote review works. For a new build, the window schedule takeoff turns your plans into a schedule three manufacturers can quote the same way.
