New Home Window and Door Cost in Ontario (2026): What a Whole-House Package Runs, Supply vs. Install, Builder-Grade to Premium, and a Real 2,400 sq ft Package Priced
What the Windows and Doors Cost on a New House, and Why It Is a Different Number Than Replacing Them
On a new build the openings are framed to the window, there is nothing to tear out, and the crew that sets them is already on site. So the window costs the same and the installation costs less, and the whole package is a supplier quote plus a day or two of carpentry, not twenty separate jobs. Here is what a package runs by grade, what is in it, and one of mine priced through.
The numbers
| Grade | Installed, per standard opening | Package, 22 windows and 3 doors | What it is |
|---|---|---|---|
| Builder-grade vinyl | $650 to $900 | $18,000 to $24,000 | 2 7/8 in. frames, double Low-E argon, basic hardware. The subdivision window. |
| Mid-grade vinyl, upgraded glass | $900 to $1,300 | $24,000 to $32,000 | 4 in. welded frames, triple on the north side, good hardware, laminated colour. What I spec. |
| Fibreglass | $1,250 to $1,700 | $34,000 to $45,000 | Thin strong frames, factory colour, big glass. Vinyl or fibreglass. |
| Aluminum-clad wood | $1,900 to $3,000 | $50,000 to $80,000 | The architectural end. Install has to be right. |
Supply and install, separately
The manufacturer or dealer quotes supply: every unit on the schedule, delivered to site, with screens, hardware and the brickmould or nailing flange specified. On a mid-grade package that is three-quarters of the number. The install is the framing crew or a window crew setting units in the rough openings: flashing tape on the sill and jambs, the unit in, shimmed, screwed, foamed, head flashing, exterior sealant. $150 to $250 a standard window, $300 to $500 a door, more for mulled units that take four people. On a new build the install is usually in the framer’s price or a separate line from the window dealer; make sure it is in one of them and not both or neither.
Interior finishing (jamb extensions, casing, paint) is the trim carpenter’s and the painter’s, not the window’s. Exterior trim is the siding trade’s. The package quote should say where it stops.
A real package, priced
A 2,400 sq ft two-storey ICF house I built, black exterior, white interior, mid-grade vinyl with fibreglass on the four big south units, triple on the north bedrooms. Schedule simplified, prices October 2026 equivalents, installed, before HST.

|---|---|---|---|---|---|
| W01 | Casement, triple, north bedrooms | 30 x 60 | 6 | $1,180 | $7,080 |
| W02 | Casement, double | 30 x 60 | 5 | $1,000 | $5,000 |
| W03 | Fixed picture, fibreglass, south | 72 x 72 | 2 | $2,600 | $5,200 |
| W04 | Combination: fixed with casement each side, fibreglass | 120 x 72 | 2 | $4,900 | $9,800 |
| W05 | Awning, bathrooms, tempered | 36 x 24 | 3 | $780 | $2,340 |

| D02 | 3-panel slider, triple, walkout | 144 x 80 | 1 | $7,800 | $7,800 |
| D03 | Steel garage man-door | 36 x 80 | 1 | $1,900 | $1,900 |
| Package, 23 windows, 3 doors, installed, before HST | $47,340 | ||||
Bigger than the “typical” number above because the south wall is 20 ft of fibreglass glass and the walkout door is 12 ft. Take those four units out and the house is a $26,000 package. The glass wall is where the money goes on a lake house, and it is the first thing the takeoff flags.
What the code asks of new windows
Ontario’s energy supplement (SB-12) sets the window performance inside a package with the walls, attic and mechanical; a U-value around 1.6 W/m2K or an ER around 25 has been the floor, and the common packages ask for 1.4 or better. ENERGY STAR (U 1.22 or ER 34) clears it everywhere. Bedrooms need egress; glass near floors, doors and tubs is tempered; and the designer’s compliance form names the window performance the inspector will check against the labels on the units. The ratings page explains the numbers.
When to order
Lead times run 6 to 10 weeks in season, longer for fibreglass and clad wood, and the house cannot be closed in without them. Order at foundation, from the framing plans, with the rough openings confirmed against the manufacturer’s sizing. Then the framer frames to the manufacturer’s rough opening sheet, not to the architect’s nominal size, because they differ by an inch and the inch matters. Rough openings. Order late and the house sits in the rain with poly over the holes for a month, which is a month of rent or interest.
Where homeowners go wrong
- Using replacement prices for a new build. About 15% high. Use new-construction rates; the calculator has a mode for it.
- Taking the builder’s allowance as the budget. A builder’s window allowance is usually the builder-grade number. Upgrading at selection time is where the extras come from.
- Letting the install fall between two trades. Framer thinks the window dealer sets them. Dealer thinks the framer does. Find out before delivery day.
- Specifying one glass for the whole house. Triple north, high-gain south, low-gain west. Same price, better house. Why.
Questions people ask
How much do windows cost for a new house in Ontario?
$24,000 to $32,000 installed for a 2,400 sq ft house in mid-grade vinyl, $34,000 to $45,000 in fibreglass, before HST. Big glass walls add $5,000 to $15,000 each.
Is it cheaper to install windows in new construction?
The install is, by about 15%, because there is nothing to remove and the crew is on site. The windows themselves cost the same as replacement units.
Who installs windows in a new house?
Usually the framing crew, sometimes a crew from the window dealer. Either is fine if the flashing is done to the manufacturer’s instructions; the installation page is what to check.
Get the schedule right first
The calculator in new-construction mode prices a schedule you type in. The window schedule takeoff builds the schedule from your plans, checks it against the code, and hands it to three manufacturers to quote the same way.
