Window Schedule Takeoff: A Builder Turns Your House Plans Into a Checked Window and Door Schedule Three Manufacturers Can Quote the Same Way
From Your Plans to a Window Schedule Three Manufacturers Can Quote the Same Way
Every opening listed, sized, handed, glazed by wall, checked for egress and tempered glass, with rough openings for the maker you pick and a budget by grade.
A new house’s windows are the second-biggest package you will buy after the lumber, and the manufacturer quotes from whatever schedule you send. Send a schedule with a missing egress window, a backwards casement and a picture window drawn 2 ft smaller than the plan, and that is what gets built. This is the takeoff a builder does before ordering his own package, done on yours.
What you get
Window Schedule Takeoff
$249One house, up to 40 openings. HST added at checkout.
- A checked schedule: ID, room, type, nominal size, handing, glass, notes, quantity, for every window and door on the plans
- The plan, the elevations and the schedule reconciled; every disagreement listed
- Egress checked for every bedroom; tempered glass flagged where the code wants it; ventilation checked by room
- Glass specified by orientation: triple north and east, high-gain south, low-gain west, or as you prefer
- Rough openings for the manufacturer you name (or two), from their own sheets; ICF buck sizes if the house is ICF
- Header notes for every opening over 6 ft, so the structural drawings get checked before the order
- A budget by grade, builder-grade through fibreglass, at October 2026 Ontario rates, and a one-page quote request to send to three makers
Window and Door Quote Review
$99Up to three quotes, plus your photos. HST added at checkout.
- Every quote put on the same sixteen-line grid, side by side
- Retrofit or full-frame, named, for each one, and what that does to the comparison
- What each one leaves out, in dollars: foam, flashing, disposal, finishing, rot repair, the second warranty
- The price per opening checked against Ontario October 2026 rates for the type and size
- The frame and glass read for what they are: series, frame depth, coating, certified U-factor and ER
- From your photos: which windows need replacing, which need a glazier, and which need nothing
- A plain answer: sign this one, go back to that one with these questions, or walk

Houses over 40 openings, multi-unit buildings, and plans without elevations are quoted separately; email first. If the house ends up being built by ICFhome.ca, the takeoff fee comes off the contract.
How it works
- Order. Pay by card on the Stripe page. HST is added at checkout; you get an emailed receipt and a page telling you exactly what to send.
- Send the plans. Reply to the receipt email with the drawing set as a PDF: floor plans, elevations, the existing window schedule if there is one, and the structural sheets if you have them. Tell me the wall system (wood frame, ICF, other), the manufacturer or two you are considering, and anything you have already decided (colour, triple, style).
- Get the schedule. Within five business days: the checked schedule as a spreadsheet and a PDF, the list of disagreements and code flags, the rough openings for your maker, the budget by grade, and the quote request page.
- Send it to three manufacturers. Same schedule, same request, three quotes that line up. Then, if you want, the quote review reads them.
What it is not
It is not an engineering review; the header notes say where to look, and the engineer or designer sizes them. It is not a manufacturer’s site measure; the maker’s own measure governs the order on a replacement, and on a new build the framer frames to the maker’s rough opening sheet, which the takeoff gives you. It is not a design service; it schedules the openings the plans show, and flags the ones that will not pass the code or will not work in the room. It is a builder’s takeoff, which is the document the window order should always have started from.
What gets found, most sets
- The schedule and the elevation disagree on two or three sizes.
- A bedroom with a window that does not clear egress, usually a slider that was drawn small.
- No tempered flag on the glass beside the front door or beside the tub.
- No glass column at all, so every window would have come with the default coating.
- Handing not shown, and two casements in one room that should mirror.
- A 12-ft door wall with a doubled 2×10 over it on the structural sheet.
- Nominal sizes written where rough openings should be, or the reverse.

The window schedule page is the twenty-minute check you can do yourself. The rough opening page explains the maker’s sheet. The calculator in new-construction mode prices a schedule you type in. If the set is clean and small, that is enough. If it is a lake house with a glass wall and an ICF basement, $249 is the cheapest line on the job.
Questions people ask
What do I send?
The drawing set as a PDF: plans, elevations, any schedule, structural sheets if you have them. The wall system and the manufacturer you have in mind. Reply to the receipt email with it attached.
How long does it take?
Five business days from when the plans arrive.
Will the manufacturer accept your schedule?
Yes; it is the format their quoting department works from. Their site measure or rough opening confirmation still governs the final order, as it should.
Does it work for a replacement job on a whole house?
If you have measured every opening, yes, send the measurements instead of plans and the takeoff schedules them. For most replacements the calculator plus the quote review is the better pair.
Is HST charged?
Yes, 13% at checkout, with an invoice emailed to you. The card statement reads WINDOW TAKEOFF.
The document the order should start from
One set of plans, one checked schedule, three quotes that line up.
