Remote and rural lots

Most rural lots need a septic system and a well. Some lots are in unorganized townships with no municipal building department, so ask the builder how permits and inspections will be handled. Remote and water-access sites can need barge, ice-road or long-haul delivery.

Before you hire any builder

  • Look the builder up on the HCRA Ontario Builder Directory. Anyone who builds a new home for you in Ontario must hold an HCRA licence, and the directory shows their licence status and history.
  • Ask for at least three recent completed homes you can drive past, and talk to those owners.
  • Ask for proof of liability insurance and a WSIB clearance certificate.
  • Get the scope, allowances, payment schedule and holdback in a written contract before any deposit.
