Building a custom home in York Region: what is different here
Two very different kinds of lot
The southern municipalities are mostly urban infill on serviced lots. King, Whitchurch-Stouffville, East Gwillimbury and Georgina have many rural and estate lots that need a septic system and a well.

Moraine, Greenbelt and conservation rules
Much of rural York Region sits on the Oak Ridges Moraine or in the Greenbelt, and conservation authority permits are common near streams, wetlands and the Lake Simcoe shoreline. These rules can decide where on the lot you can build.

Before you hire any builder
- Look the builder up on the HCRA Ontario Builder Directory. Anyone who builds a new home for you in Ontario must hold an HCRA licence, and the directory shows their licence status and history.
- Ask for at least three recent completed homes you can drive past, and talk to those owners.
- Ask for proof of liability insurance and a WSIB clearance certificate.
- Get the scope, allowances, payment schedule and holdback in a written contract before any deposit.
- Know your all-in budget first. The custom home cost calculator gives you a starting number.
Tell us about your project
