Finding the Right Lot (Without Losing Your Sanity)
Some clients come to us with land already secured. But most start with a vision and a budget—and that’s where we come in. We know the lots. We know the zoning. We know which conservation authorities to call and how to decode phrases like “subject to minor variance” or “designated wetlands” without breaking a sweat.
We’ve helped clients find everything from tucked-away wooded acreage to panoramic waterfront parcels in Tiny Township, Tay, Collingwood, and beyond. We work with realtors, private sellers, and even the occasional Kijiji miracle. And when we find that perfect piece of paradise, we don’t just say “here you go.” We analyze topography, access to utilities, drainage, buildable area, and the one question no one ever asks but should: “How hard is it going to be to get a permit here?”
Due Diligence—The Part Most People Skip (But We Don’t)
Once we zero in on a potential lot, we do what we call a “Build-Ability Review.” We’ll check:
- Zoning bylaws (yes, they matter)
- Setback requirements (don’t assume you can build to the edge)
- Septic feasibility
- Conservation and floodplain restrictions
- Road access and easements
- Tree preservation requirements (especially near Georgian Bay)
If something’s going to come back and bite you later, we’d rather it bite us during due diligence than you halfway through the build. We’re not just homebuilders—we’re headache preventers.
Lot Clearing: Not Just Chainsaws and Backhoes
Clearing a lot isn’t about flattening everything in sight. It’s a delicate dance between removing what’s in your way and preserving what makes your land beautiful. We’ve cleared everything from dense forest to rocky escarpment, and our team knows how to do it without upsetting your neighbors, the township, or Mother Nature.
We’ll bring in the equipment, remove trees selectively, and leave the ones worth keeping. We’ll preserve views, create access lanes, and rough in the driveway while we’re at it. If we need to build temporary roads or pad the soil to protect root systems, we do it. This isn’t amateur hour—we approach land like craftsmen, not bulldozers.
We also handle demolition, if there’s an old cottage or cabin in the way. We’re licensed to remove structures and dispose of materials in compliance with Ontario regulations. We’ll even salvage materials if possible.
Septic & Well Planning Starts Here
Before the plans are finalized, before the permit goes in, we’re already thinking about where the septic will go. Why? Because a failed soil test or misplaced septic bed can derail everything. We coordinate the perc tests and connect with local engineers to ensure your lot can support the systems you need.
As for the well, we know the drill—literally. We work with trusted well drillers and map out ideal locations based on terrain, access, and code.
