How to Operate and Maintain Your Septic System in Ontario

A septic system is a wastewater-treatment system you operate every day. Water use, materials sent down the drain, pumping decisions, access, drainage and what happens above the leaching bed all affect how well it performs and how long it lasts.

The owner is the system operator

Every shower, toilet flush, load of laundry and sink discharge reaches the system. The tank separates solids from liquid, but the leaching bed and soil must continue treating the effluent. Poor operation can overload the tank, carry solids into the bed, damage pumps or saturate the treatment area.

Control what enters

Keep grease, wipes, solids, chemicals and unsuitable waste out of the plumbing.

Control how much enters

Fix leaks, avoid extreme water-use peaks and keep roof, sump and surface drainage out of the system.

Protect where it goes

Keep the tank accessible and protect the bed from traffic, construction, deep roots and concentrated water.

Your practical maintenance schedule

Frequency What to do Why it matters
Continuously Watch water use, keep unsuitable materials out and keep vehicles and construction away from the system. Daily habits determine hydraulic loading, solids accumulation and physical protection.
Monthly Look for slow drains, odours, alarms, wet ground, unusual pump operation or drainage directed toward the bed. Small changes can reveal a problem before sewage surfaces or backs up.
At least annually Walk the system area, confirm access, review records and service advanced-treatment or pumping equipment according to the approved documents and manufacturer requirements. Mechanical and treatment systems may have mandatory or warranty-related service needs.
On a professional schedule Have the tank contents and accessible components evaluated and pump when sludge, scum, use or system condition indicates it is necessary. Measured condition is more reliable than pumping blindly by calendar alone.
Before renovation or site work Locate the system and confirm capacity before adding bedrooms, fixtures, a garden suite, driveway, garage, pool or major grading. Building and landscaping changes can overload, damage or block replacement access.
Typical pumping interval: Many Ontario systems are pumped approximately every 3–5 years, but household size, tank size, solids, usage and condition can shorten or lengthen that interval. OOWA notes that pumping is identified when sludge reaches about one-third of the liquid depth of the receiving chamber.

Do not treat the toilet or drain as a garbage can

Keep these out

  • Wipes, diapers, sanitary products and paper towels
  • Condoms, plastics, cigarette filters and cat litter
  • Grease, cooking oil, coffee grounds and food solids
  • Paint, solvent, gasoline, antifreeze and pesticides
  • Large amounts of bleach, disinfectant or caustic cleaner

Why they cause damage

  • Non-digestible solids fill the tank and clog piping
  • Grease interferes with separation and distribution
  • Toxic chemicals can disrupt biological treatment
  • Solids reaching the bed accelerate clogging
  • Hazardous waste can contaminate soil and water
Septic additives are not a substitute for maintenance. They cannot make grit, plastics or accumulated solids disappear, and they should not be used to postpone pumping or a necessary repair.

Manage water without starving normal household use

The objective is not to live without water. It is to prevent avoidable peaks and keep clean water from entering the sewage system or saturating the bed.

Fix continuous leaks

A running toilet or leaking fixture can add a large, steady load that receives no rest between normal household uses.

Spread heavy use

Avoid concentrating many laundry loads, long showers and large gatherings into one short period when practical.

Divert clean water

Keep roof leaders, sump discharge, foundation drainage, driveway runoff and irrigation away from the tank and bed.

Check before connecting water-treatment discharge. Water softener backwash, iron-filter discharge, furnace condensate and other equipment flows can affect some systems. Follow the approved design, manufacturer instructions and local advice rather than assuming every discharge belongs in the septic system.

Protect the leaching bed

Do

  • Maintain shallow grass or suitable low vegetation
  • Keep surface water draining away
  • Mark the system before construction or landscaping
  • Keep tank lids and service points accessible
  • Record the exact tank, piping and bed locations

Do not

  • Drive, park or operate heavy equipment over it
  • Build patios, decks, sheds, pools or pavement above it
  • Plant trees or deep-rooted shrubs on the bed
  • Direct roof, driveway or sump water toward it
  • Change the grade without septic review
Winter protection matters. Avoid compacting or removing insulating snow above the bed unnecessarily. Frozen or poorly protected components can create operating problems, particularly on low-use or seasonal properties.

Tank inspections, pumping and effluent filters

  1. Keep every compartment accessible

    The pumper or service professional needs safe access to inspect and remove material from the tank compartments and service the inlet, outlet or filter.

  2. Measure sludge and scum

    The decision to pump should consider actual accumulation, tank capacity, household use and condition—not merely the date on the last receipt.

  3. Inspect accessible tank components

    Ask about lids, risers, inlet and outlet arrangements, baffles or tees, effluent filter, visible cracks, corrosion and unusual liquid levels.

  4. Clean the effluent filter properly

    Where installed, the filter helps protect the bed by retaining solids. It must remain accessible and be cleaned on a suitable service schedule.

  5. Record what was observed

    Keep the date, measured levels, volume removed, component condition, repairs recommended and the professional’s contact information.

Never enter a septic tank. Tanks can contain toxic, oxygen-deficient and combustible gases and present fall, engulfment and biological hazards. Inspection and pumping belong to trained professionals with safe access and equipment.

Advanced-treatment, pressure and pumped systems

Systems with pumps, controls, alarms, pressure distribution or advanced treatment require more than ordinary tank pumping. Follow the approved operating documentation and manufacturer service requirements.

Pumps and floats

Confirm operation, clean or service components as required and investigate repeated cycling, continuous running or failure to start.

Alarms and controls

Test according to the service instructions and never silence an alarm without identifying the underlying condition.

Treatment-unit service

Keep the required service agreement, electrical supply, access, inspection and sampling records where applicable.

Power outage plan: Know whether the system has reserve storage and how much wastewater use must be reduced when pumps or treatment equipment cannot operate.

Warning signs that maintenance is no longer enough

Official and industry references

Ontario’s SepticSmart material states that property owners are responsible for operating their systems properly. OOWA recommends intermittent pumping based on use and accumulated solids and notes that many tanks are pumped about every three to five years, depending on use, size and condition.

Ontario septic maintenance: frequently asked questions

How often should an Ontario septic tank be pumped?

Many systems are pumped approximately every three to five years, but there is no single correct interval for every property. Tank size, household use, solids accumulation and condition matter. Have accumulation measured and follow qualified professional advice.

Should I pump by calendar or by measured sludge and scum?

Use both the service history and actual condition. A professional can measure accumulation, inspect accessible components and recommend the next interval. OOWA notes pumping is identified when sludge reaches about one-third of the liquid depth of the receiving chamber.

Do septic additives eliminate the need for pumping?

No. Additives cannot remove grit, plastics and other non-digestible material. They are not a substitute for inspection, pumping, water management or repairs.

Can I drive or park over the leaching bed?

Do not drive, park or operate heavy equipment over the system unless a qualified design specifically provides for the load. Compaction and physical damage can interfere with treatment, piping and access.

What vegetation should grow over the bed?

Shallow grass or suitable low vegetation is generally preferred. Avoid trees and deep-rooted shrubs that can damage piping, interfere with access or change the treatment area.

What should I do when the septic alarm activates?

Reduce wastewater use and arrange service promptly. Do not bypass or permanently silence the alarm. It may indicate a high liquid level, failed pump, float, electrical or treatment problem.

Is frequent pumping normal?

Not necessarily. A holding tank requires regular pump-out, but a Class 4 tank needing repeated emergency pumping may indicate excess water, infiltration, undersizing, a pump problem or a failing downstream system.

Can a sump pump or roof drain connect to the septic system?

Clean drainage water should not be used to load the sewage system. Direct roof, foundation, driveway and sump water away from the tank and bed, subject to the property’s approved drainage plan and local requirements.

Do advanced-treatment systems need service contracts?

Many advanced systems have manufacturer, approval, warranty or local service requirements. Keep the required service agreement and maintenance records and use an authorized provider where specified.

When does maintenance become a permitted repair or replacement?

Routine pumping and servicing differ from installation, alteration, extension or repair work. Ontario requires a building permit for regulated sewage-system work in those categories. Confirm the scope with the local approval authority before construction.

  3. Can I safely put a wire fence across one corner of the leaching bed if the T stakes only go 12″ into the ground?

  4. Good evening.

    My new 4,000 sq ft home has 2 tanks each with 2 chambers. I have a large weeping bed and just planted grass seed over the bed this past summer. No other grass exists yet.

    I have 2 incidents when there was a lot of ground water that I was getting sewage smells in my cold cellar. There is a sump pit in the cold cellar. I complained to my septic contractor and he asserts that when the ground is saturated this is normal. My General Contractor has sided with the Septic Contractor. I have also smelt sewage when downwind during these incidents. And there are times when I have noticed what I can describe as bio rich effluent coming from the bed at the furthest point from the tanks. At one point, while walking the bed, I broke through a crust and was ankle deep in what I can only imagine was waste water.

    I worry that the contractor did not prepare the soil under the bed properly. We live in South Western Ontario and the soil is clay here.

    Am I being unreasonable in my expectation? Can you help me understand if I should be pushing this further with third party inspections and or workmanship claims?

    • The best route to go is to call your township’s septic inspector and to explain the problem to him/her. It is heir job to make sure that your septic system is working properly.

  5. We just had an Accessory Dwelling Building approved for our 2 acre lot.
    Our 3-bedroom principal dwelling has a septic system that is well maintained (tank pumped every 2 years) and has functioned without issue for 17 years.
    We have plenty of room (a full acre) to install a second septic system to serve the 1-bedroom Accessory Dwelling Unit.

    Which of these choices would you recommend, and why?

    1) to add a tank for the accessory building and open up/add lines to the existing filter bed;

    2) to add a 2nd separate septic system for the new build;

    3) to decommission the current system and build one big septic system to serve both the house and accessory building?

    • Without seeing a survey, engineering for the previous septic system and the accessory building plans, this question can’t be answered. You may be able to connect to the old system without a problem. However, if needed, I would always install a new system.
