What Soffit and Fascia Cost in Ontario, Why the Depth of the Overhang Sets the Price, and the One Package Rate That Beats Adding the Lines Up

Soffit and fascia is the trim under and across the edge of the roof, and on most Ontario houses it is aluminum wrapped over wood. It is priced by the linear foot of roof edge, and the number that moves it is not the material so much as how far the roof sticks out past the wall. A 12 in. overhang is the cheap one. A 24 in. overhang on a hip roof that runs all the way around the house is the one that turns a $3,000 job into a $5,000 job. Expect $21 to $29 a foot for soffit plus fascia done as separate lines, or $25 a foot for the aluminum package, and read the second table before you let anyone add the separate lines up.

The numbers

$8vinyl soffit, per lf, to 12 in. deep
$13aluminum fascia cover, per lf
$25aluminum soffit and fascia package, to 24 in.
$4,814a 156 lf hip-roof bungalow, with HST
LinePer linear footWhat it covers
Vinyl soffit, up to 12 in. deep$8Vented or solid panels, J-channel at the wall, F-channel or the fascia lip at the outside edge.
Aluminum soffit, up to 12 in. deep$11Same, in aluminum. Stiffer, does not sag between nailers, takes a ladder leaning on it.
Each extra 12 in. of soffit depth+$5So a 16 to 24 in. soffit is $13 vinyl or $16 aluminum; 25 to 36 in. is $18 or $21.
Aluminum fascia cover over a sound fascia board$13Bent on site to the board depth, nailed at the top under the drip edge, finished at the bottom lip.
New wood fascia board plus aluminum cover$24Old board stripped, new 1×6 or 1×8 fastened to the rafter tails, then covered.
Soffit and fascia package, aluminum, up to 24 in. deep$25Both together, one crew, one day. This rate REPLACES the two lines above it; it is never added to them.
Rot repair found under old aluminum$18Carpentry only, per foot of fascia affected: cut out, sister or replace, before the new metal goes on. What hides under old capping.

Minimum job $900. Eavestroughs are a separate line on the eavestrough cost page; a crew that does both usually does the eaves the same week, after the fascia is on.

Why the package wins once the overhang passes 12 in.

Add the separate lines up at a 12 in. soffit and you get $21 for vinyl soffit plus fascia cover, $24 for aluminum soffit plus cover. The $25 package is a dollar more than aluminum done as two lines, so at a shallow overhang it is a wash and you pick on who you trust. Go to 16 in., which is what most houses built since the 1980s have, and the separate lines become $26 for vinyl and $29 for aluminum, while the package stays at $25 all the way to 24 in. The package is cheaper than vinyl at that point, in aluminum, from one crew.

The reason is simple: the depth surcharge pays for the extra panel and the extra nailer the installer has to run, and a crew that is already on the ladder for the fascia does the soffit in the same trip, so the package has one setup instead of two. The one thing to watch is the table itself. I have seen quotes that list the package at $25 and then list aluminum soffit at $16 on top of it, which is paying twice for the same panel. The package is the whole edge: soffit, fascia cover, J-channel, F-channel, nailers and the trip.

Rule of thumb: overhang 12 in. or less, price it as two lines and compare. Overhang over 12 in., the aluminum package at $25 is the number, and any quote that beats it has left something out, usually the nailers or the rot.

A hip-roof bungalow, priced

A 40 x 38 ft bungalow, hip roof, 16 in. overhang all the way round. A hip roof has an eave on every side, so the whole perimeter gets soffit and fascia: 40 + 38 + 40 + 38 is 156 linear feet. At the aluminum package rate, 156 at $25 is $3,900. The old aluminum comes off and 20 ft of the fascia board on the north side turns out to be punky where the eavestrough overflowed for ten winters: 20 at $18 is $360. Total $4,260 before HST, $553.80 of HST, $4,813.80.

The same bungalow priced as separate lines, vinyl soffit at 16 in. ($13) plus fascia cover ($13), is 156 at $26, $4,056, and you get vinyl soffit for $156 more than the aluminum package. That is the arithmetic the package table is about. Drop the overhang to 12 in., which this house does not have, and the vinyl-plus-cover line would be 156 at $21, $3,276, and worth considering.

A gable two-storey, priced

A 30 x 40 ft two-storey, gable roof, 8/12 pitch, 24 in. overhang at the eaves, a 24 ft porch roof on the front. A gable roof has eaves only on the two long sides, 80 lf, and rakes on the two gable ends. The rake length is the rafter length doubled: half of 30 is 15, the rise at 8/12 is 10, and 15 squared plus 10 squared gives a rafter of about 18 ft, so each gable is 36 lf of rake and the two together are 72 lf. The porch eave adds 24 lf. Total roof edge 80 + 72 + 24 is 176 linear feet.

Rakes get the same fascia cover and a narrow soffit return, and the package covers them at the same rate because the depth is under 24 in. everywhere. 176 at $25 is $4,400. The porch fascia is soft along its whole length, which is normal on a porch that had no eavestrough: 24 at $18 is $432. Total $4,832 before HST, $628.16 of HST, $5,460.16. A two-storey is still ladder work at these rates; the scaffolding surcharge on the price schedule starts at 2.5 storeys, where the wall goes past 20 ft.

For the whole-house budget, the 2,400 sq ft net-wall house on the exterior renovation hub carries 150 lf of aluminum soffit and fascia at $3,750 beside its cladding.

Where the price moves

  1. Overhang depth. Measure it from the wall to the outside of the fascia. 12 in. is cheap, 24 in. is the package rate, anything past 24 in. is custom and priced as aluminum soffit plus $5 for each extra foot plus the fascia.
  2. Hip roof or gable. A hip has eave on every side; a gable has rake on two. Both get fascia and soffit, but the hip has more feet of deep soffit, and the eavestrough that follows runs all the way round. The calculator takes the two separately.
  3. What is under the old metal. The $18 a foot rot line is the one nobody can price until the capping is off. Ask for it as a unit rate in the quote, with the installer agreeing to show you the wood before he covers it.
  4. Vented or solid. Same price either way; the attic does not care about the price and cares a great deal about the choice. Vented vs solid soffit has the arithmetic.
  5. Colour. White and the common browns are stock. A colour matched to new siding can add a few weeks of lead time and sometimes a surcharge from the supplier; ask before you pick it from the siding chart.

On the ICF houses we build the soffit and fascia goes on in aluminum from the start, because the wall will not move and the overhang is there to keep water off the stucco and stone, not to be looked at. The eave is where the roof meets the wall, and the wall protection hub and the ice dam page explain what goes wrong there.

Questions people ask

How much does soffit and fascia cost per linear foot in Ontario?

$8 a foot for vinyl soffit and $11 for aluminum at up to 12 in. deep, plus $5 for each extra foot of depth; $13 for an aluminum fascia cover and $24 for a new fascia board with cover. The aluminum soffit and fascia package is $25 a foot up to 24 in. deep, and it replaces the separate rates rather than adding to them.

How much is soffit and fascia for a whole house?

A 156 lf hip-roof bungalow is about $3,900 in aluminum before rot repair and HST; a 176 lf gable two-storey with a porch is about $4,400. Add $18 a foot for any fascia board that turns out rotten and 13% HST.

Is aluminum soffit worth more than vinyl?

It is $3 a foot more at the same depth and it is stiffer, sags less across a wide overhang, and does not go brittle in a Simcoe January. Past 12 in. of depth the aluminum package at $25 is cheaper than vinyl soffit plus fascia cover anyway, so the question mostly answers itself.

Can new aluminum go over the old fascia?

Over a sound wood fascia, yes, at $13 a foot. Over old aluminum, no; the old metal comes off, the wood gets looked at, and anything soft is replaced at $18 a foot before the new cover goes on. Capping over rot is how rot gets to the rafter tails.

Does the price include eavestroughs?

No. Eavestrough is a separate line, $13 a foot for 5 in. and $16 for 6 in. plus downspouts, and the eavestrough cost page prices the same two houses.

The soffit, fascia and eavestrough calculator takes the eave length, the rake length and the overhang depth, applies the package rule for you, and adds the rot allowance and the eaves. If you already have quotes and one of them has the package and the soffit both on it, the $99 review will say so in writing.
