Tile Installation Cost in Ontario (2026): Floor Tile by Size, Pattern and Material, Setting Materials, Membranes, and Four Rooms Priced Through
What Tile Costs Installed in Ontario, Why the Setter Is Two-Thirds of It, and Why Your 40 sq ft Bathroom Costs More Than the Math Says
Tile is the one floor where the material is the small number. A mid-grade porcelain is $4.50 a square foot; the man who sets it is $10.00, and he is worth it, because every tile floor I have ever been asked to look at that went wrong went wrong in the setting, not the tile. This page gives the rates the way the trade prices them, per square foot of floor by tile size and pattern, with the setting materials, membranes and prep that quotes leave out, and then runs four real rooms through so you can see what the whole thing comes to.
The numbers
| What you are buying | Per sq ft of floor | What is in it |
|---|---|---|
| Porcelain tile, delivered | $3.00 / $4.50 / $7.50 | Builder, mid, premium. Ceramic is $2.50 / $3.50 / $5.50. Natural stone $9 / $14 / $22 and a different conversation. Porcelain vs ceramic. |
| Setting materials | $1.25 | Modified thinset, grout, spacers, silicone at the walls. Epoxy grout roughly doubles this line. |
| Setter, 12×24 porcelain, straight lay | $10.00 | Layout, cutting, setting, grouting, cleanup. The number everything else hangs off. |
| Large format, one side 24 in. or more | +$3.00 | Flatter floor, bigger mortar, two men on every tile. Large format. |
| Herringbone, diagonal, any pattern | +$4.00 | Twice the cuts and a layout that has to land right at the doorway. |
| Mosaic or small format under 4 in. | +$5.00 | Sheets look easy. Keeping the sheet lines invisible is not. |
| Uncoupling membrane over plywood | $3.50 | Ditra or equivalent, supplied and installed. Over a wood subfloor I do not skip it. |
| Self-levelling compound, average 1/4 in. | $3.00 | Primer, compound, a man who has poured it before. Grinding high spots on concrete $2.00. |
| Remove old ceramic and mortar | $3.50 | Loud, dusty, slow. Bin $450 for a whole-house tearout. Removal costs. |
These are the rates in the tile and shower cost calculator, which takes your room sizes and does the arithmetic with the waste built in.
Why the setter is the price
A tile floor is a layer of brittle material glued to a floor that moves. The tile does not care who sets it; the thinset coverage, the flatness of the bed, the lippage between tiles and the movement joints at the walls are all the setter, and all of them are invisible the day the grout goes in. At $10 a foot a good setter does 100 to 150 sq ft a day of 12×24 straight lay, and that is a full day, on his knees, with a wet saw outside in November.
Cheaper setters exist. They are faster because they skip the back-buttering, set on a hump and cut the last row with a grinder. You find out in year two. What goes wrong and what is acceptable is its own page because it is its own argument.
Four rooms priced through
| Room | Tile and layout | Lines | Before HST |
|---|---|---|---|
| 5×8 bathroom floor, 40 sq ft, plywood subfloor | 12×24 mid porcelain, straight | Tile 45 sq ft with waste at $4.50, $203; setting $50; setter $400; membrane $140. Total $793. | $900 minimum |
| 10×12 mudroom and kitchen, 120 sq ft, plywood | 12×24 mid porcelain, straight | Tile 135 sq ft at $4.50, $608; setting $150; setter $1,200; membrane $420; baseboard off and on, 44 lf at $2.50, $110; two transitions $70. | $2,560 |
| Front entry, 60 sq ft, plywood | 12×24 mid porcelain, herringbone | Tile 71 sq ft at 18% waste, $320; setting $75; setter at $14, $840; membrane $210. | $1,445 |
| Open kitchen and hall, 300 sq ft, concrete slab | 24×48 mid porcelain, straight, 1/3 offset | Tile 336 sq ft, $1,512; setting $375; setter at $13, $3,900; self-levelling $900. No membrane on a sound slab. | $6,690 |
The bathroom is the one that surprises people. The math says $793; the setter’s day is the price, so you pay the $900 minimum. If you have two bathrooms, do them the same week.
What moves the price
- The subfloor, before anything else. Tile wants 1/8 in. in 10 ft for large format and 3/16 for the rest, and a wood floor stiff enough that it does not bounce. A 1970s house with 5/8 plywood on joists at 16 in. gets a 3/8 in. overlay at $2.75 or a membrane, or both. Levelling costs.
- Tile size and pattern. 12×24 straight is the base. Go bigger, add $3. Go to a pattern, add $4. Go to penny round, add $5. A 60 sq ft herringbone entry costs more than a 60 sq ft straight entry by about $280 in labour alone and it is worth it at the front door, where people look down.
- Waste. 12% for a straight lay, 18% for diagonal or herringbone. Buy it all at once from the same dye lot; the box you buy next month is a different shade, and you will see it.
- What is under the old floor. Old ceramic on mortar bed is $3.50 to get out and sometimes takes the subfloor with it; replacing sheathing is $6.00. Old vinyl tile from before 1985 may be asbestos and that stops the job until it is tested.
- Heat. An electric mat under a bathroom floor is $14 a heated square foot from the electrician, $900 minimum, and it goes in under the tile, so decide before the setter is booked. Electric heated floors. On the heated slabs we pour, there is no mat; the tile goes straight onto the concrete and the whole floor is the radiator. Tile over radiant heat.
What a quote has to say
Tile size and the exact product with its code, so you can price the box yourself. Pattern. Who buys the tile and who eats the waste. Membrane yes or no, and which one. Subfloor prep as a separate line with a rate, not “as required”. Grout type and colour. Silicone at the perimeter and the tub, not grout. Baseboard off and on, or quarter-round. Transitions, by count. Minimum charge. HST. The quote comparison grid lays this out for every floor, and if three quotes are a foot apart on price and a mile apart on scope, that is what the $99 quote review is for.
Questions people ask
How much does it cost to tile a floor per square foot in Ontario?
About $15.75 a square foot installed for mid-grade 12×24 porcelain on a flat subfloor in 2026: $4.50 tile, $1.25 setting materials, $10.00 setter. Add $3.50 for an uncoupling membrane over plywood, and $3 to $5 more labour for large format, patterns or mosaic. Prep and tearout are on top.
How much does a tile setter charge per square foot?
$10 a square foot for 12×24 porcelain in a straight lay, labour only, in Central Ontario. $13 for large format, $14 for herringbone or diagonal, $15 for mosaic. Shower walls are $15 a square foot of wall and backsplash is $20, because every tile is a cut and the work is vertical.
Why is a small bathroom floor so expensive to tile?
The minimum. A 40 sq ft bathroom works out to about $800 at the rates, but the setter still gives you a full day, two visits (set, then grout), and a wet saw on your lawn, so the minimum charge is $900. Doing two rooms in one trip is how you beat it.
Do I need a membrane under floor tile?
Over plywood or OSB, yes, an uncoupling membrane at $3.50 a foot, because wood moves and tile does not. Over a sound concrete slab with no cracks, no. Over a cracked slab, a crack-isolation membrane over the cracks at least. Over a heated slab, the manufacturer’s instructions for that membrane and that heat.
Is it cheaper to tile or put in vinyl plank?
Vinyl plank is about $6.00 a foot installed against $15.75 for tile. Tile lasts fifty years and does not care about water; LVP lasts fifteen to twenty and is fine in most rooms. The comparison that covers the trade-offs.
