Where We Build: ICFhome.ca's Service Area in Simcoe County, Georgian Bay and Beyond
Our central location in Tiny Township and crews that are used to travelling have made us a regular in a lot of townships across the region. Here is where we build without a second thought, where we build when the project is right, and what changes when the site is farther away.
Where we build every week
| Area | Towns and townships | Notes |
|---|---|---|
| North Simcoe | Tiny, Tay, Midland, Penetanguishene, Victoria Harbour, Port McNicoll, Lafontaine, Balm Beach | Home base; building in Tiny Township and the Tiny permit guide |
| South Georgian Bay | Wasaga Beach, Stayner and Clearview, Collingwood, the Blue Mountains, Thornbury, Craigleith | Shoreline and NVCA rules; regional cost pages cover the variation |
| Central Simcoe | Springwater, Elmvale, Oro-Medonte, Barrie, Innisfil, Essa, Angus | Serviced and rural lots; Barrie development charges |
| Orillia and east | Orillia, Severn, Ramara, Coldwater | Lake Simcoe and Couchiching shoreline; LSRCA |
Where we build for the right project
Muskoka (Gravenhurst, Bracebridge, Huntsville), Grey County and the Beaver Valley, Dufferin and the Alliston and Bolton side, Kawartha Lakes, and occasionally farther. The question is whether the project suits what we do: an ICF house, a cottage rebuild on a difficult site, a foundation for a builder who cannot find a local ICF crew. If it does, the distance is a line in the quote. If it does not, we will say so and suggest someone closer. The best communities to build in is our view of the region.
What distance changes
- Travel time for the crew and the equipment, priced into the quote.
- Scheduling: a site two hours away is a full-day commitment, so the stages are planned in longer blocks.
- Local knowledge: every township and conservation authority has its own habits; we have built in most of these and we will tell you where we have not.
- Trades: we bring our own forming, framing and finishing crews; plumbing, electrical and HVAC we hire locally where our regular trades will not travel.
- Site work: Georgian Bay Siteworks covers Simcoe County; farther out we subcontract the excavation locally.
Foundations only
For ICF foundations and walls for other builders and owner-builders we travel farther than for a whole house, because a foundation is a two-week job and the forms, the bracing and the crew go in one trailer. If you are building your own house anywhere in central Ontario and cannot find an ICF crew, ask. ICF foundation cost explains the pricing per square foot of wall.
Start the conversation
Tell us the township and the lot, send the plan if there is one, and we will tell you within a few days whether it is a fit and what the ballpark is. Call 705-533-1633 or email info@icfhome.ca. About ICFhome.ca and our services are the rest of the introduction.

Questions people ask
Where does ICFhome.ca build?
Throughout Simcoe County and the Georgian Bay area: Tiny, Tay, Midland, Penetanguishene, Wasaga Beach, Clearview and Stayner, Collingwood, the Blue Mountains, Springwater, Oro-Medonte, Barrie, Innisfil, Orillia and Severn, with projects in Muskoka, Grey County and the rest of central Ontario when they fit.
Do you build in Muskoka or Grey County?
For the right project, yes: an ICF house, a cottage rebuild on a difficult site, or a foundation for a builder without a local ICF crew. Travel and scheduling go into the quote.
Will you pour an ICF foundation outside your usual area?
Often. A foundation is a short job and the crew and forms travel in one trailer, so we go farther for foundations than for whole houses. Ask with the township and the plan.
