What Should a Bathroom Vanity Cost, Supplied and Installed? Work It Out Before You Buy the Wrong Size.

An Ontario price for the cabinet, the top, the sinks, the install and the plumber, with HST. No email address required.

A vanity is the kitchen cabinet’s little brother and it causes twice the trouble per dollar. It has to fit between two walls that are not parallel, over a drain that is never where the drawers want to be, under a mirror that is already there. This prices all of it, and then writes a scope a shop or a plumber can quote from.

Step-by-step

Bathroom Vanity Cost Calculator (Ontario)

1

The cabinet

Measure wall to wall at the narrowest point if it sits between walls. Common sizes: 24, 30, 36, 48, 60, 72.
Floating needs blocking in the wall. In a renovation that means opening the drywall.
2

The top and sinks

Custom stone tops carry a fabricator minimum charge, which is why a small quartz top costs what a big one does.
3

Installation and plumbing

Most vanity surprises live here. Drawers and a P-trap want the same space.
4

Where is the bathroom?

What this calculator does, and what it will not do!

It prices a vanity the way the job actually gets billed: a cabinet, a top, sinks, faucets, somebody to take the old one out, somebody to put the new one in, and a plumber to connect it, with HST on all of it. Most online prices stop at the cabinet. Most invoices do not.

It does not know the walls are out of parallel by three-quarters of an inch, that the drain stub is dead centre where the top drawer wants to be, or that the floor tile stops where the old vanity started. Those things cost money and a good installer finds them in the first ten minutes. The point is that when they do, you know what the rest of the job should cost. The rates are the ones I use to set a client’s vanity allowance on a new build, checked against Ontario shop and plumber invoices.

A rule of thumb: a mid-grade 36-inch vanity with a quartz top, one undermount sink and a decent faucet, installed and plumbed in the same spot, runs $3,000 to $3,800 before HST in Ontario in 2026. The cabinet is about a third of that. A 60-inch double is $5,000 to $6,500. Anything that moves the plumbing starts the meter again.

How I price it

Cabinet only, delivered, before HST, by width. Between the sizes shown the calculator works out the price per inch.

Floating vanities add about 15% to the cabinet at every grade. Tops: prefab moulded $180 to $750 by width; custom quartz or granite $900 to $1,800 by width including the sink cutouts, because fabricators have a minimum charge; solid surface with integrated sink $700 to $1,600. Install $450 single or $650 double, plus $300 for floating. Plumbing reconnect $300 in the same spot, $650 to shift a few inches, $1,800 to relocate. Rates checked October 2026; the calculator shows plus or minus 12%.

Where homeowners go wrong

  1. Measuring the old vanity instead of the wall. The old one was 36 inches because the opening is 36 and 3/8 at the front and 35 and 7/8 at the back. Measure the wall at three heights, at the front and at the back, and buy for the smallest number. The calculator’s filler line is for the rest.
  2. Buying drawers over the drain. A full-depth top drawer and a P-trap want the same eight inches. Vanities built for it have a U-shaped cutout in the top drawer; prefab ones mostly do not. Photograph the plumbing under the old vanity before you buy anything.
  3. Pricing the cabinet and forgetting the top. A custom quartz top on a 30-inch vanity is $900 because the fabricator still templates, cuts, drives and installs. Prefab tops exist for this reason. So do fabricators’ remnant racks.
  4. Floating a vanity on a wall with nothing behind it. A wall-hung cabinet with a stone top and a full sink weighs more than a person. It wants 2×10 blocking between the studs, which means opening the drywall in a renovation. Budget it or stay on the floor.
  5. Forgetting the floor. The tile stops where the old vanity started. A smaller new vanity, or a floating one, shows the gap. Patch, or buy bigger.
  6. Comfort height without thinking about who uses it. Thirty-six inches is lovely for adults and wrong for a kids’ bathroom. The sizes and heights guide has the numbers; the NKBA puts adult vanity height anywhere from 32 to 43 inches for a reason.

What a shop or installer needs from you

The quotation request above hands them a written scope: wall-to-wall width, grade, floor or floating, top material, sink count and type, faucet allowance, removal, install, what the plumbing has to do, and your postal code and timing. Add the three photos it asks for and a shop can tell you within a day whether the vanity fits and what the plumber is going to find.

If you are in Simcoe County, Muskoka or the Georgian Bay area, the request comes to us. Everywhere else in Ontario, with your permission, we pass it to one shop or installer we have checked out. The longer read on grades, tops and the plumbing problem is in the Ontario vanity cost guide.

Questions people ask

How much does it cost to install a bathroom vanity in Ontario?

Labour only, same spot: $150 to remove the old one, $450 to set a single or $650 a double, and $300 for the plumber to reconnect. Call it $900 to $1,100 before HST for a straightforward swap. Floating adds $300. Moving the plumbing adds $650 to $1,800 and up.

Can I replace a vanity without moving the plumbing?

Usually, if the new cabinet is the same width or wider and has an open sink base or a notched drawer. The drain stub, the shut-offs and the supply lines stay; the plumber reconnects with new tails and a new trap. Where it goes wrong is a vanity with full drawers in front of the drain, or a floating vanity that wants the drain higher than it is.

Is a double-sink vanity worth it?

If two people use the bathroom at the same time every morning, yes. It costs about $1,500 to $2,500 more than a single of the same width once you add the second sink, faucet, drain and the wider top, and it takes the counter space you would otherwise have between the sinks. A 60-inch single with a big counter is the quiet alternative.

Prefab vanity or custom?

Prefab for standard widths, square rooms and budgets under $1,500; the quality at the mid price point is better than it was ten years ago. Custom when the opening is an odd size, the plumbing is in the way, you want a specific colour, or the room is an ensuite you will look at every day for twenty years.

What is comfort height?

Thirty-four to thirty-six inches to the top of the counter, up from the old 30 to 32. It is kitchen-counter height and most adults prefer it. It is wrong for a children’s bathroom and awkward for a vessel sink, which adds four to six inches on top.

Is the estimate an offer or a price?

Neither. It is a budgeting allowance so you walk into the conversation informed. Only a shop’s or plumber’s written quotation is a price.

Before you buy anything

Measure the wall, not the old vanity, at three heights. Photograph the plumbing. Price the top before you fall for the cabinet. And if it is going to float, find out what is behind the drywall first.
