What a Metal Roof Costs in Ontario, and Why “Metal Roof” Is Not a Product

Five quotes for one 2,100 sq ft Toronto roof last summer: $11,300, $17,800, $24,000, $31,500 and $39,000, before HST. Every one said metal roof. One was 29-gauge screw-down panels over the old shingles; one was 24-gauge standing seam on a new deck with site-formed flashings and a 40-year paint warranty. They were four different roofs and one that should not have been quoted. Here is what each kind costs and what the quote has to name so you know which one you are buying.

The numbers

$10.50per sq ft, exposed-fastener panels
$13.50per sq ft, metal shingles
$16.00per sq ft, standing seam
$35,000a 19-square bungalow in standing seam, with HST

Exposed-fastener panels (ribbed, corrugated, “ag panel”)$8.50 to $13.0026 or 29 gauge steel in 3 ft wide sheets, screwed through the face with washered screws35 to 45 years; the washers at 20 to 25
Interlocking metal shingles$11.00 to $18.00Steel or aluminum pieces that lock on four sides, hidden fasteners, shingle, shake or slate profiles50 years
Standing seam, snap-lock$13.00 to $18.00Flat panels with raised seams that snap together over concealed clips; 26 gauge usual50 years plus
Standing seam, mechanically seamed$16.00 to $22.00Seams rolled closed by machine on the roof; 24 gauge; rated for low slopes and the roof you see on commercial and high-end houses50 years plus
Copper or zinc$30 to $50For the people who do not need this pageA century

Rates include tearing off one layer of shingles, synthetic underlayment, ice and water shield to code, standard trim (eave, rake, ridge), and fastening. The metal roof calculator uses them, adds the roof’s pitch and shape, and does the forty-year comparison with shingles.

Why five quotes spanned $28,000

  1. Gauge. 29-gauge panels are a shed roof; 26 is a house; 24 is standing seam done properly. Each step is 20 to 30% more steel. A quote that does not state the gauge is quoting 29. The gauge page explains the numbers.
  2. Coating and paint. Galvalume (aluminum-zinc) substrate under a Kynar 500 / PVDF paint is the 40-year roof. Galvanized under a polyester (SMP) paint chalks and fades in 10 to 15. Same shape, half the life, a third less money.
  3. Profile and fastening. Screws through the face versus concealed clips. The screws are the roof’s weak point; the clips cost more and leak never.
  4. Over shingles on strapping, or tear-off and solid deck. Strapping saves $1.50 to $2.50 a square foot and skips looking at the deck. See metal over existing shingles.
  5. Flashings. Chimneys, skylights, walls and valleys on a metal roof are site-formed from matching sheet, and a chimney with a cricket can be $1,500 on its own. The cheap quote has one line that says “flashing as required.”
  6. Snow guards. $18 a foot of eave over every door, walk and deck. Left off the low quote, found in the first March thaw.
  7. Who is on the roof. A shingle crew’s first metal roof, or a crew that does nothing else. The price difference is in the panel ends, the hems, the seams and whether the flashings were made by someone who has done a hundred.

The same two roofs in architectural shingles are on the roof replacement cost page at $16,538 and $18,691. Metal is 2.3 times the bungalow and 1.8 times the two-storey, and the gap narrows on a complex roof because the shingle crew’s extras go up too.

What a metal roof quote has to name

  • System: standing seam (snap-lock or mechanical), metal shingle (brand and profile), or exposed-fastener panel (profile).
  • Metal: steel or aluminum; gauge (24, 26, 29); substrate (Galvalume AZ50 or galvanized G90); paint system (Kynar 500/PVDF or SMP) and its warranty years.
  • Panel width, seam height, and whether panels are site-formed or shop-formed.
  • Over existing shingles on strapping, or tear-off with solid deck and underlayment named.
  • Flashings: chimney (cricket yes or no), skylights, wall, valley, pipe boots, all in matching metal, with the count.
  • Snow guards: type, feet, locations.
  • Ventilation: ridge vent profile for that panel, soffit intake.
  • Manufacturer’s material and paint warranty, in years, with the mill’s name; roofer’s workmanship warranty, separately.

A quote with all of that on it can be compared with another one. A quote that says “install metal roof, $17,800” cannot, and the $99 review exists because people send three of those and ask which is the good one.

Questions people ask

How much does a metal roof cost per square foot in Ontario?

$8.50 to $13 for exposed-fastener panels, $11 to $18 for interlocking metal shingles, $13 to $22 for standing seam, installed, before HST. Copper and zinc start at $30.

How much is a metal roof for a 1,500 square foot house?

A 1,500 sq ft bungalow has about 1,800 sq ft of roof at 6/12; that is $30,000 to $36,000 with HST in standing seam, $24,000 to $29,000 in metal shingles, $20,000 to $24,000 in panels. A 1,500 sq ft two-storey has about half the roof and roughly half the cost.

Why is standing seam so much more than panels?

Thicker steel (24 or 26 vs 29 gauge), concealed clips instead of face screws, hemmed panel ends, site-formed flashings, and a crew that does nothing else. It is also the roof that lasts 50 years without anyone on it with a caulking gun.

Is a cheap metal roof worth it?

A 29-gauge polyester-painted screw-down panel over old shingles is cheaper than a good shingle roof and will fade, loosen and need its screws replaced inside 20 years. On a barn or a shed, fine. On a house, buy 26 gauge Galvalume with Kynar paint at minimum, or buy shingles.

Do I need a permit for a metal roof in Ontario?

Like-for-like re-roofing without structural change usually needs no permit, metal included. Going from shingles to a heavier system or adding strapping that changes the roof edge detail may be asked about in some municipalities; a two-minute call to the building department answers it.

Gauge, substrate, paint, profile, deck or strapping, flashings, snow guards, two warranties. Three quotes that say all eight are three quotes you can compare. Then the calculator tells you whether the forty years work.
