Roof Repair Cost in Ontario (2026): Every Common Repair Priced, and the Three Where the Cheap Fix Is the Expensive One
What Roof Repairs Cost in Ontario, Job by Job
Most roof repairs are a couple of hours and a few hundred dollars, and most of the price is the roofer getting there, getting up and getting down safely. The expensive ones are the ones that were patched twice before anyone found the cause. Here is every common repair with its 2026 price, what it involves, and the question to ask before paying for it.
The price list
| Repair | Cost | What it involves |
|---|---|---|
| Service call, inspection and leak finding | $250 to $450 | Ladder, walk the roof, attic look, hose test if needed. Usually credited against the repair. |
| Emergency tarp | $300 to $700 | Tarp over the leak, battened down. Buys a week or two. |
| Replace a plumbing vent boot | $250 to $500 | Lift the shingles, new boot, re-shingle. The commonest leak on a roof under 15. |
| Replace a roof vent or cap | $250 to $450 | Same idea, bigger hole. |
| Replace up to a dozen blown-off or damaged shingles | $350 to $900 | Colour will not match on a roof over 5 years old. The seal strip on the neighbours is broken by lifting them. |
| Re-nail and seal lifted shingles after wind | $300 to $600 | Hand-seal with roofing cement under each tab. Only on a roof young enough to be worth it. |
| Chimney re-flash, step and counter flashing | $800 to $2,000 | Shingles off around the chimney, new step flashing woven in, counter flashing let into a cut mortar joint. Add a cricket for a wide chimney: $400 to $700. Repointing is a mason. |
| Wall or dormer flashing | $500 to $1,500 | Siding off the bottom course, step flashing replaced, siding back. |
| Rebuild a valley | $1,000 to $2,500 | Shingles out on both sides, ice and water membrane, new metal or woven valley, shingles back. |
| Skylight re-flash | $500 to $900 | Flashing kit for that skylight. If the glass is fogged or the seal is gone, replace the skylight: $1,200 to $2,500 installed. |
| Replace rotten decking under a repair | $120 per sheet, plus the shingles over it | Found when the shingles come off. Ask for the unit price before. |
| Ice dam removal, steam | $400 to $1,200 | Removes the ice. Fixes nothing. See the ice dam page for the fix. |
| Flat roof patch, modified bitumen or EPDM | $400 to $1,200 | Clean, prime, patch, seal. If the roof ponds, it will leak again next to the patch. |
| Flat roof drain cleared and re-flashed | $300 to $800 | The usual flat-roof leak. |
| Ridge vent repair or replace | $400 to $900 | Cap shingles off, new vent, cap back. |
| Fascia and soffit repair, per section | $300 to $900 | Carpentry; done with the roof edge open. |
| Metal roof: replace screws on exposed-fastener panels | $800 to $1,500 | Every screw out, the next size up in, with new washers. Due at 20 to 25 years. |
| Metal roof: replace a damaged panel | $500 to $1,500 | Needs the profile and colour; standing seam panels come out from the ridge down. |
What the price depends on
- Height and pitch. A bungalow at 6/12 is the bottom of every range. A two-storey at 10/12 is the top, and some roofers will not do small repairs on steep roofs at all because the safety setup costs more than the job.
- Season. A leak in July is a two-day wait and the bottom of the range. A leak in January is a tarp, a wait for a mild day, and a premium for working in the cold. Repairs on frozen shingles crack the shingles around them.
- What is found. The boot is $300; the deck around it, soft from five years of the boot leaking, is two more sheets and $240. Ask for the unit price on decking before the shingles come off.
- Whether anyone looked for the cause. A $500 patch at the stain is $500 wasted if the entry point is uphill. The leak diagnosis page is the half hour that makes the repair the right one.
The three where the cheap fix is the expensive one
- Caulk on a chimney. A tube of sealant along the flashing is $150 and lasts one winter. Step and counter flashing let into the mortar is $1,200 and lasts the roof. Three caulk visits later you have paid for the real repair and still have the leak.
- Patching an old roof. A $700 shingle repair on a 24-year-old roof breaks the seal strips on every shingle the roofer touched and starts the next blow-off. Past about 22 years, the repair money is a down payment on the replacement; the repair vs. replacement page draws the line.
- Steaming an ice dam. $800 to remove the ice, and the dam is back in two weeks because the attic is still warm. The $800 is better spent on the air sealing and insulation that stop it forming.
Who to call
A roofer, for flashings, valleys, membranes and anything you want warrantied. A handyman for a boot or a vent cap on a walkable roof. Not the door-knocker who noticed your roof from the street, which is a page of its own: roofing scams. Most roofers warranty a repair for one year; if the quote is over $1,500 or the roofer’s answer to a leak is a new roof, three quotes, and the $99 review if they disagree.
Questions people ask
How much does it cost to fix a roof leak in Ontario?
$250 to $500 for a vent boot, $350 to $900 for a shingle patch, $800 to $2,000 for a chimney re-flash, $1,000 to $2,500 for a valley, before HST. The service call to find it is $250 to $450 and usually credited.
How much does it cost to replace a few shingles?
$350 to $900 for up to a dozen, on a walkable roof. They will not match the colour of the old ones. On a steep roof, more; on a roof over 22 years, do not.
Does homeowner insurance cover roof repairs?
Sudden damage from wind, hail or a falling tree, usually, less the deductible. Wear, age and a slow leak, no. Document it with photos and the date, and read the storm damage and insurance page before calling.
How long does a roof repair take?
One to three hours for a boot, a vent or a dozen shingles. Half a day for a chimney or a valley. The wait for the roofer is the longer part: days in summer, weeks in a busy spring.
Can I repair my own roof?
A vent boot or a few shingles on a walkable bungalow roof, in warm weather, if you are comfortable on a ladder and know what the seal strip is: yes. Flashings and valleys, no, and nothing on a steep or wet roof. The hospital is more expensive than the roofer.
Find it, then fix that
Service call, attic, hose test, one repair at the entry point with a unit price for what is under it. A roof repaired that way is repaired once.
