Hiring a Framer and Comparing Quotes: Same House, Three Different Square Footages

Checking a framer, comparing quotes and the framing inspection. Ontario, October 2026.

Three framing quotes for the same house can measure three different areas, include three different amounts of wood and leave out three different things. None of that is dishonest; it is just how the trade writes quotes. Your job is to make them price the same house before you pick the lowest one.

The numbers

VoluntaryGeneral Carpenter trade: anyone may frame
7,200 hourscarpenter apprenticeship, 6,480 on the job and 720 in school
3 yearshow long Working at Heights training stays valid

Anyone may frame. Check them anyway.

General Carpenter is a voluntary trade in Ontario. The apprenticeship is about 7,200 hours, 6,480 on the job and 720 in school, and it is a Red Seal trade, but nobody needs a Certificate of Qualification to frame your house legally. A certificate is a quality signal, not a licence. So the checking is up to you.

WSIB coverage is mandatory in construction, including independent operators and sole proprietors, so ask for a clearance certificate before work starts and again before you pay. Anyone using fall protection on site needs Working at Heights training from a CPO-approved provider, valid for three years. Add proof of liability insurance, and ask who supplies the lumber. How to hire a framer covers deposits, holdback and the red flags.

Three quotes, one scope

Put every quote on the same grid: level of completion, the area measured and how, the lumber package, trusses, engineered floor, beams, sheathing, wraps, windows set or not, the crane, engineering, permits and cleanup. Do the division yourself. A $33,600 labour-only quote and a $96,000 labour-and-materials quote on the same 2,400 sq ft house are $14 and $40 a sq ft, our planning numbers, and they are not competing. One of them still needs about $62,400 of wood and sheathing bought by somebody.

Building system packages go on the same grid, one level at a time. How to compare framing quotes does three sample quotes with the arithmetic, and kit against finished house covers the packages.

The inspection, the holdback and the warranty

The framing inspection comes before insulation, and the inspector looks at what the plans show: braced wall panels and nailing, beams and posts down to footings, hangers, truss bracing and anchorage, notches and holes. Walk it yourself first with the framing inspection checklist, and take photos of every wall before it closes. Hold back the 10 percent the Construction Act requires on every payment.

On a new house built by a licensed builder, Tarion covers major structural defects in years 3 to 7. An owner-builder needs no HCRA licence to build for their own use on their own land, but the house has no Tarion warranty, and selling one you never lived in makes you a vendor who needs a licence.

What it costs, October 2026

ItemOntario rangeLevelSource and notes
Journeyman framer, per hour$50 to $80laboura GTA framing contractor
Labour only, per sq ft of floor area$9 to $16, or $15 to $20Level 2the same GTA contractor prints both
Labour only, per sq ft of footprint$16 to $25 and upLevel 2an Ontario framing contractor
Labour and materials, per sq ft$15 to $25 / $11 to $30 / $30 to $60Level 2an estimating firm / a proptech blog / a finance guide
Framing, per house$60,000 to $160,000Level 2a national marketplace and a GTA design-build firm, size not stated
Lumber package$25,000 to $60,000Level 1a Canadian finance guide
Crane, per day$700 to $1,500equipmenta Hamilton crane company
Engineer, per hour$150 to $300designa GTA engineering firm

Worked example, three quotes on the same 2,400 sq ft two-storey, our arithmetic: Quote A labour only at $14 a sq ft is $33,600. Quote B labour and materials at $40 is $96,000. Quote C at $25 a footprint foot, the top of an Ontario framing contractor's range, on a 1,200 sq ft footprint is $30,000, which looks like the bargain until you divide by the 2,400 sq ft of floor: $12.50 a sq ft, labour only, close to Quote A. Same house, three units.

Why Ontario prices are all over the map: the contractors and published price guides we checked for this page quoted very different prices for the same framing job. Labour and materials ran $11 a sq ft from a Canadian proptech blog to $30 to $60 from a Canadian finance guide. Per house, the proptech blog worked a 2,000 sq ft house out at $22,000, while a national marketplace printed up to $160,000 without saying how big the house was. Labour only against with materials, floor area against footprint, and the GTA against everywhere else explain most of it. Budget $40 a sq ft for labour and materials, and get two or three quotes on the same written scope.

Rules of thumb worth keeping

  1. Ask for the WSIB clearance certificate before the first day and before each payment. It takes a minute to ask for and costs a lot to skip.
  2. Get the measured area and the unit on every quote. Floor area, footprint or hourly, in writing.
  3. Write down who supplies the lumber, trusses, floor and beams. “By others” is a price, just not on this quote.
  4. Pay by stage, against inspected work, with the holdback kept. Never pay ahead of the framing inspection.
  5. Photograph every wall before insulation. The before-drywall checklist.

Have quotes in hand? Let a builder read them first

For $99 I read up to three framing, truss, beam, SIP, log, timber frame or modular quotes, or one quote plus your plans, and put them on one grid at the same level of completion: the measured area, the lumber package, trusses and engineered floor, beams, sheathing and wraps, windows, the crane, the engineering and the permit. You get a written answer on what each one left out, in dollars, and which one I would sign.

There is no contractor network behind it, we do not send your plans to suppliers, and nobody pays us a referral fee. We are a builder, not a framing subcontractor, a SIP factory, a log company or a modular dealer. Outside our own area I will tell you honestly whether I know anyone.

Questions people ask

Does a framer need a licence in Ontario?

No. General Carpenter is a voluntary trade, so anyone may legally frame. A Certificate of Qualification is a quality signal. What is mandatory is WSIB coverage in construction, including for independent operators, and Working at Heights training for anyone using fall protection.

How do I compare framing quotes?

Put them on one grid with the same lines and the same measured area, then divide each by the floor area. How to compare framing quotes does three samples.

How much deposit should a framer get?

There is no fixed rule. Keep it small, tie later payments to finished stages, and keep the holdback. How to hire a framer.

What does the framing inspector look at?

The structure against the plans: bracing and nailing, beams and posts to footings, hangers, truss bracing and anchorage, notches and holes. The framing inspection checklist.

If I hire the framer myself, do I get Tarion?

An owner-builder building for their own use on their own land needs no HCRA licence, but the house has no Tarion warranty. Building as an owner-builder.

Check the quote before you sign it

The house framing cost calculator gives a fair October 2026 framing budget by floor area and shape, so a quote far above or below it gets a question. For a written answer on up to three quotes, use the $99 review.
