House Framing Cost Calculator Ontario (2026): Labour Only or Labour and Materials, Per Floor Area or Per Footprint, With the Truss Package and the Crane

What Does It Cost to Frame a House? Measure It the Same Way Every Framer Should.

Labour only or labour and materials, the truss package and the crane, in October 2026 Ontario prices. No email address required.

Framing quotes are hard to compare because framers do not even measure the house the same way. One prices per square foot of floor area, one per square foot of footprint, one includes the lumber and one says “materials by owner”. The same 2,000 sq ft house can come back at $18,000 and $40,000 for labour alone, and one GTA framing contractor’s own page supports both. This calculator puts them on the same footing and adds the trusses and the crane once.

Step-by-step

House Framing Cost (Ontario, October 2026)

1

The house

Every framed floor added together. Not the footprint.
The footprint is the floor area divided by the storeys.
Labour and materials: published $11 to $60 a sq ft; the calculator uses $25 to $60 around our $40 planning number. Labour only: $9 to $20, $14 our planning number.
2

The roof trusses

Outside wall to outside wall, front to back.
Trusses go every 24 inches, so about one per 2 ft plus one.
Factors from a Canadian truss calculator site.
3

Where is the house?

Sets the installed-price adjustment. Labour rates in the GTA run higher than in the rest of the province.

Example only, in October 2026 Ontario prices before HST, then HST added. The per-square-foot rates are our planning numbers inside published Ontario and Canadian ranges, measured on finished floor area above the basement. The truss line is a rough estimate from calculator-site prices per foot of span; girders, hip and valley sets and delivery vary by plant. Beams, engineered floor upgrades and windows are not included. Not a quote.

Request a Real Quotation

Your floor area, storeys and roof become a written scope a framer and a truss plant can price on the same measurement, so the quotes come back comparable. It goes straight to our inbox, and a copy comes back to you; reply to that copy with the house plans or a sketch with the outside dimensions and the roof shape.

The prices behind the calculator

Item (Level 2: framed and sheathed structure)Published rangeCalculator uses
Labour only, per sq ft of floor area (a GTA framing contractor)$9 to $16, elsewhere on the page $15 to $20$14
Labour only, per sq ft of footprint (an Ontario framing contractor)$16 to $25+shown as a check
Labour and materials, per sq ft (Canadian guides)$11 to $30; $15 to $25; $30 to $60$40 (our range $25 to $60)
Delivered gable trusses, per ft of span each (calculator sites)$5.00 to $7.50; about $9$7
Boom truck half day / crane day$900 to $1,400 / $700 to $1,500$1,150

Ontario, October 2026, before HST. The $14 and $40 rates are our planning numbers inside those ranges, not quotes. No Ontario truss plant publishes a house package price; the truss line is our estimate.

Why Ontario prices are all over the map: the framers and guides we checked for this page ran from about $7 to $9 a sq ft for labour (a Canadian proptech blog and a GTA framing contractor) to $16 to $25 and more a sq ft of footprint (an Ontario framing contractor), and labour and materials from $11 a sq ft (the blog) to $30 to $60 (a Canadian finance guide). Per floor area against per footprint is half the gap; lumber in or out, trusses in or out, and the GTA against everywhere else are the rest. Budget $40 a sq ft with materials and get two or three quotes on the same written scope.

Two houses, worked out

HouseLines (middle prices)Before HST
2,000 sq ft two-storey, 25 x 40 ft, gable, labour and materials2,000 x $40 = $80,000; trusses 21 x 25 ft x $7 = $3,675; boom truck $1,150$84,825
1,600 sq ft bungalow, 32 x 50 ft, hip roof, labour only1,600 x $14 = $22,400; trusses 26 x 32 x $7 x 1.15 = $6,698 (rounded); boom truck $1,150$30,248

The bungalow price leaves the lumber package out, which is why it looks so cheap. The same bungalow quoted per footprint at $16 to $25 would read $25,600 to $40,000 for labour alone.

Where people go wrong

  1. Comparing a per-footprint quote with a per-floor-area quote. Ask every framer which area they measured. Compare quotes line by line.
  2. Forgetting who buys the lumber. “Labour only” is half a price. House framing cost.
  3. Leaving the trusses to the end. Truss plants have lead times, and the sealed shop drawings go with the permit. Roof truss cost.
  4. Ignoring the new bracing rules. A wall of windows can run short of braced wall length. The 2024 bracing rules.

Questions people ask

How much does it cost to frame a house in Ontario in 2026?

For a 2,000 sq ft two-storey with a simple gable roof, about $85,000 before HST at our middle planning numbers with materials, trusses and a boom truck. Published ranges run much wider, from about $22,000 to $160,000 per house, because of what each price includes.

Does the framing price include the trusses?

Sometimes. Some framers include the truss package, some only set trusses that you or the builder buy from the truss plant. The calculator prices the trusses as a separate line so they are counted once.

Why is my framer quoting per square foot of footprint?

Some framers price that way. On a two-storey house the per-footprint rate looks roughly twice the per-floor-area rate for the same money. Convert before you compare.

Is labour only cheaper?

On paper. You or your builder then buy the lumber, carry the waste and the re-orders, and coordinate deliveries. It suits owner-builders who know a good yard. Owner-builder in Ontario.

Framing quotes in hand?

The $99 quote review puts up to three framing quotes on the same measurement and prices what each one left out.
