Wood Framing in Ontario (2026): What Framing a House Costs, 2×6 and Advanced Framing, OSB or Plywood Sheathing, Wet Lumber and the New Wall Bracing Rules

Wood Framing: The Lumber Is the Cheap Part. The Mistakes Are Not.

Framing cost, wall choices, sheathing, wet wood and the new bracing rules. Ontario, October 2026.

Framing is the skeleton, and you only get one. It is often quoted at 15 to 20 percent of the build budget, but a crooked wall, a missing braced panel or a frame closed in wet shows up in every trade that follows. The drywaller finds it, then the cabinet installer, then you, usually in February.

Read the unit before you read the number

Framing quotes come per square foot of floor area, per square foot of footprint, per hour, or as one number for the house. A GTA framing contractor prints labour at $9 to $16 a sq ft of floor area in one place on its page and $15 to $20 in another. An Ontario framing contractor quotes $16 to $25 and up per sq ft of footprint, and does not say how a second storey changes that.

Worked example, a two-storey house with a 1,200 sq ft footprint and 2,400 sq ft of floor area. Labour only at our $14 planning number is 2,400 x $14 = $33,600. Divided by the 1,200 sq ft footprint, the same $33,600 reads $28 a footprint foot: same money, twice the rate. Labour and materials at our $40 planning number is 2,400 x $40 = $96,000. Both are Level 2, a framed and sheathed structure, and only one of them includes the wood. What framing a house costs goes through three houses line by line.

The new bracing rules, and why big windows get questions

The 2024 Code added Subsection 9.23.13, bracing for resistance to lateral loads. A braced wall panel is the part of the wall that stops the house leaning like a tired bookshelf, and the rules now set out braced wall bands and panels, three lateral-load categories (Low, High and Extreme), more nailing for sheathing and for rafter-to-joist connections, and more anchorage. Most of Ontario is in the Low category, and the 2012 approach is kept as an option there.

Walls with required braced panels must be continuously supported by floor joists, blocking or rim joists, and the designer states the bracing on the drawings. What it means for you: a lake-facing wall of glass, an open plan or a walkout can run short of braced wall length, so expect the plans examiner to ask. The new wall bracing rules has the plain-words version.

2×6, sheathing and wet wood

A 2×6 wall with R22 batts is R22 nominal but only about R17 effective, because every stud is a little thermal bridge. SB-12 lets a design meet either the nominal or the effective value. We found no Canadian price for 2×6 against 2×4 or for advanced framing; a US trade group quotes APA that advanced framing can cut wall and floor framing material by up to 30 percent, and that is a US figure from 2017. 2×6, 2×4 and advanced framing covers it, and OntarioHeatLoss.ca covers what the wall does to the heating load.

Lumber shrinks across the grain as it dries, like bacon after you fry it, and a frame closed in wet hands its shrinkage to the drywall as nail pops and cracks. We do not print a sheathing sheet price: the online listings we checked were out of stock and inconsistent, so ask your yard. Wet lumber and shrinkage and OSB or plywood cover the rest.

The guides

What framing a house costs

Labour only against labour and materials, per floor area against per footprint, the lumber package, trusses, beams and engineered floors, three houses worked out, and what a framing quote leaves out.

2×6, 2×4 and advanced framing

2×6 walls against 2×4 plus outside insulation, 24-inch spacing, nominal against effective R-value under SB-12, and where advanced framing runs into the new bracing rules.

OSB or plywood sheathing?

Wall sheathing and subfloor, edge swell in wet weather, tongue and groove glued and screwed, what the inspector looks at, and why your yard prices the sheets, not us.

Wet lumber and shrinkage

Kiln-dried studs, how wood shrinks across the grain, nail pops and drywall cracks, closing in a wet frame, mould on framing, and what to check before drywall.

Worked example at our planning numbers, a 2,400 sq ft two-storey: labour only 2,400 x $14 = $33,600; labour and materials 2,400 x $40 = $96,000, which is inside the $60,000 to $160,000 per-house range. History worth knowing: in 2020-21 a Toronto builder saw a 2,500 sq ft lumber package go from about $40,000 to $50,000 to over $100,000.

Why Ontario prices are all over the map: the contractors and published price guides we checked for this page quoted very different prices for the same framing. Labour ran $7 a sq ft from a Canadian proptech blog and $9 from a GTA framing contractor, up to $16 to $25 and up per sq ft of footprint from an Ontario framing contractor. Per floor area against per footprint is half that gap on its own. The rest is GTA against everywhere else, house shape, and whether trusses, beams and sheathing are in. Budget $14 a sq ft of floor area for labour only and $40 for labour and materials, and get two or three quotes on the same written scope.

Rules of thumb worth keeping

  1. Ask for floor area, in square feet, on every quote. Then do the division yourself. How to compare framing quotes.
  2. Ask for a price date on the lumber. 2×6 went from about $520 per thousand board feet in early 2026 to $630 to $640 by late July.
  3. Big glass means ask about bracing early. Before the window order, not after the plans examiner's letter.
  4. Do not close in a wet frame. Let it dry, check it, then insulate and board.
  5. Walk the frame before insulation. The before-drywall checklist and the framing inspection checklist.

Have quotes in hand? Let a builder read them first

For $99 I read up to three framing, truss, beam, SIP, log, timber frame or modular quotes, or one quote plus your plans, and put them on one grid at the same level of completion: the measured area, the lumber package, trusses and engineered floor, beams, sheathing and wraps, windows, the crane, the engineering and the permit. You get a written answer on what each one left out, in dollars, and which one I would sign.

There is no contractor network behind it, we do not send your plans to suppliers, and nobody pays us a referral fee. We are a builder, not a framing subcontractor, a SIP factory, a log company or a modular dealer. Outside our own area I will tell you honestly whether I know anyone.

Questions people ask

How much does it cost to frame a house in Ontario?

Our planning numbers are $14 a sq ft of floor area for labour only and $40 for labour and materials on an ordinary house with trusses, Level 2. A 2,400 sq ft house is about $33,600 labour only or $96,000 with materials. What framing costs.

Is 2×6 framing required in Ontario?

Not as such. The energy rules in Part 12 and SB-12 set the wall performance, and a 2×6 wall with batts is the common way to meet them, as is 2×4 with exterior insulation. 2×6, 2×4 and advanced framing.

Is OSB as good as plywood?

Both are accepted sheathing. OSB swells at the edges if it sits wet; plywood handles a soaking a little better. Which one costs less depends on the week, so ask your yard. OSB or plywood.

Does the new bracing rule apply to my house?

If you are building new under the 2024 Code, yes: Subsection 9.23.13 applies, and most of Ontario is in the Low category. The designer states the bracing on the drawings. The new bracing rules.

Why are there cracks where my ceiling meets the walls?

Often truss uplift: the warm, dry bottom chord shrinks more than the top chord, worst in the first year. It is usually cosmetic. Truss uplift explains the cure.

Price the frame before the framer does

The house framing cost calculator takes your floor area, shape and storeys and gives labour only or labour and materials at October 2026 numbers, with a truss package and crane. If quotes are already in, send up to three to the $99 review.
