Exterior Siding and Cladding Cost Calculator Ontario (2026): Vinyl, Fibre Cement, Stucco, Stone and Brick Wall by Wall, With Tearoff, Insulation, Trim and HST
What Should the Outside of the House Cost? Every Wall Measured, Any Mix of Siding, Stucco, Stone and Brick, With the Tearoff and the Details That Never Make the First Quote.
Wall by wall with the gables and the openings, on wood frame or ICF, at three grades, with the old cladding coming off, the wrap, the flashing kits, the stucco bands and the scaffolding. No email address required to see the number.
An exterior price has a skin and a wall under it, and most quotes only price the skin. The siding or the stucco or the stone is the number everybody compares. What is under it (the tearoff, the rotten sheathing by the patio door, the house wrap the 1985 builder never put on, the flashing at every window, the strapping) is the number that shows up as “extras” in week two. This calculator prices both at Ontario rates, wall by wall, so a $22,000 quote and a $34,000 quote for the same house can be read against each other.
Step-by-step
Exterior Cladding Cost Calculator (Ontario)
The walls and what goes on each
| Wall | Length (ft) | Height to eave (ft) | Gable rise (ft) | Openings (sq ft) | Cladding | Coming off |
|---|
One line per wall, or per section of wall where the cladding changes. Height is grade to eave (two storeys is about 18 to 20 ft); gable rise is the height of the triangle above the eave, 0 if the wall has none. Openings: a window is about 15 sq ft, a patio door 40, a garage door 110. Waste is added for you.

|---|
Example only, using BuildersOntario budgeting rates checked October 2026 for each cladding supplied with waste and installed to the manufacturer’s instructions and Ontario Building Code Section 9.27, with its normal corners, starter, J-channel or system trim, weather-resistive barrier and standard flashing, on a sound substrate. Tearoff, sheathing, wrap, rainscreen, insulation, scaffolding, stucco details, masonry support and eaves are the separate lines you selected. It does not include windows, doors, roofing, painting of existing surfaces, or the framing repair that sometimes hides behind rotten sheathing. The contractor’s site measure governs the contract, not this page.
Request a Real Quotation
Your wall list, cladding choices and the lines under them become a written scope a siding, stucco or masonry contractor can price without guessing, so three of them price the same house. It goes straight to our inbox, and a copy comes back to you; reply to that copy with a photo of each side of the house, close-ups of any soft trim or stained siding, and the elevations if you have plans.
What this calculator does, and what it will not do!
It measures the house the way a siding estimator measures it: each wall, length times height to the eave, plus the triangle of the gable, less the openings, so you get net wall area instead of the floor area that homeowners keep multiplying by a rate. Then it prices whatever you put on each wall at the installed rate for that system, and adds the lines under the skin: tearoff, sheathing, wrap, strapping, insulation, flashing kits, trim, scaffolding, the stucco details, the ledge for the stone, and the eaves if you want them in the same number.
It cannot see behind your siding. It does not know the sheathing under the patio door is black, that the 1985 crew skipped the house wrap, or that the brick on the front has no ledge under it because the previous owner added it himself. Those come out on the walk-around and on the first day of tearoff, which is why the sheathing line is an allowance and the contract has to carry a unit rate for more. This is a budget; the contractor’s measure is the quote.
How I price it
Installed, per square foot of net exterior wall, Central Ontario, checked October 2026, before HST. Each rate includes the material with waste, fasteners, the system’s normal corners and trim, the weather-resistive barrier and the standard flashing for that system, and labour with ladders and planks up to two storeys.
| Cladding | Builder | Mid | Premium | Notes |
|---|---|---|---|---|
| Vinyl siding | $7.50 | $9.50 | $12.50 | Premium is insulated or 0.046 in. panel. Nailed loose or it ripples. |
| Fibre cement lap | $16 | $18 | $22 | Board and batten $20. Heavy, dusty, needs its clearances and primed cuts. |
| Engineered wood lap | $15 | $17 | $20 | Board and batten $18. Lighter than fibre cement, cuts like wood. |
| Cedar or prefinished wood | $17 | $20 | $26 | Wants a rainscreen and a stain every 5 to 8 years. |
| Steel or aluminum siding | $15 | $18 | $23 | Dents, but does not burn, rot or need paint. |
| Acrylic stucco or EIFS | $13 | $15 | $18 | On ICF subtract $2: no insulation board needed. Details priced per foot below. |
| Cement stucco | $18 | $21 | $25 | Three coats, lath, more labour, cracks more. |
| Manufactured stone veneer | $26 | $32 | $38 | Adhered over lath and scratch coat. Corners cost extra per foot inside the rate. |
| Natural thin stone | $42 | $50 | $62 | Full-bed natural stone, mason-laid on a ledge: $55 to $85. |
| Brick veneer | $30 | $36 | $45 | Starts at $30 on a ledge; the brick chosen moves it. Weeps and flashing in. |
| Stucco details | $14 to $45 | Window bands $18 per ft, frieze $14 per ft, quoins $45 each, second colour +$0.75 per sq ft. | ||
| Tearoff | $2.00 to $9.00 | Vinyl $2, wood $2.50, stucco or stone $6, brick $9, per sq ft; bin $550. | ||
| Under the skin | $0.85 to $7.00 | Wrap $0.85, strapping $2.50, sheathing $6.50, EPS $4.50, mineral wool $7.00, per sq ft. | ||
| Minimum job | $2,500 to $3,500 | One wall still takes a crew, a bin and a week of weather. | ||
The ICF stucco and brick numbers are what I see on my own houses; the rest is checked against Ontario installers each month. The full price guide has three houses worked through, and the ICF finishes guide covers what changes on an ICF wall.
Where homeowners go wrong
- Multiplying the floor area by a rate. A 2,000 sq ft house has 2,200 to 2,600 sq ft of wall. Gables count. Measuring.
- Comparing a skin price to a wall price. One quote includes tearoff, wrap and flashing; the other says “siding supplied and installed”. Make them all list what is under it. The grid.
- Pricing stucco by the square foot and forgetting the details. Bands, frieze, quoins and a second colour are where two stucco quotes for the same house end up $8,000 apart. Price the details.
- No unit rate for rot. “Sheathing repair extra if required” with no price per square foot is a blank cheque written on the first day of tearoff. The contract.
- Believing the free inspection. The fellow at the door with the moisture meter and the $90,000 number is selling siding, not diagnosing walls. What a real diagnosis looks like.
Questions people ask
How much does it cost to replace siding on a house in Ontario?
For a typical 2,000 sq ft two-storey with about 2,400 sq ft of net wall in 2026: $25,000 to $32,000 in vinyl with the old siding off and new eaves, $45,000 to $60,000 in fibre cement, $50,000 to $70,000 with a stone front, before HST. Sheathing repair, exterior insulation and scaffolding on a tall house add to that.
Does the price include removing the old siding?
Here it is a separate line by what is coming off, because it should be on the quote too: vinyl is cheap to strip, stucco and stone are not. A quote that does not say whether tearoff is in has not decided yet, and you will find out when the bin arrives.
Is stucco cheaper on an ICF house?
Acrylic stucco, yes, by about $2 a sq ft, because the insulation board that goes on a wood-frame wall first is already there: the ICF foam is the base. The details (bands, frieze, quoins) cost the same either way. Stucco on ICF.
Why is fibre cement twice the price of vinyl?
The material is about double, and the labour is more than double: a 12 ft board weighs 25 lb, every cut is dust and a primed edge, it needs 6 in. off the grade and 2 in. off a roof, flashing behind every butt joint, and a crew that has done it before. The cheap Hardie quote is the one to worry about. Vinyl vs fibre cement.
Should I add insulation while the siding is off?
It is the cheapest time you will ever have to do it. An inch and a half of foam at $4.50 a sq ft plus the jamb extensions adds $12,000 to $15,000 to a re-side and takes a 1980s wall from R-12 to about R-18 effective. Exterior insulation.
Eaves on their own?
The Soffit, Fascia and Eavestrough Calculator does the eaves properly: soffit depth, vented area for the attic, fascia condition, 5 or 6 in. trough, downspouts and guards. If you already have quotes, the $99 quote review puts them on one grid and tells you what each one left out.
