Many custom homes in Mississauga, Oakville and Burlington replace an older house. Expect a demolition permit, site plan or variance steps in some neighbourhoods, and careful planning for tight sites.

The Niagara Escarpment
Parts of Caledon, Halton Hills, Milton and Burlington are inside the Niagara Escarpment Plan area, where a development permit from the Niagara Escarpment Commission can be needed before a building permit. Ask your builder whether they have built under it.

Before you hire any builder
- Look the builder up on the HCRA Ontario Builder Directory. Anyone who builds a new home for you in Ontario must hold an HCRA licence, and the directory shows their licence status and history.
- Ask for at least three recent completed homes you can drive past, and talk to those owners.
- Ask for proof of liability insurance and a WSIB clearance certificate.
- Get the scope, allowances, payment schedule and holdback in a written contract before any deposit.
