Building a custom home in Toronto: what is different here

Most custom builds are infill

Almost every new custom house in Toronto replaces an older one on an existing lot. That means a demolition permit, protecting neighbours during excavation, and planning around tight access for trucks, cranes and storage.

Zoning and variances shape the house

The city-wide zoning by-law sets height, depth, setbacks and coverage. Many custom designs need a minor variance from the Committee of Adjustment, which adds months to the schedule. Ask any builder how many variance applications they have taken through.

Trees and ravines

Protected trees on your lot or a neighbour’s can limit where the house goes, and lots near ravines can fall under ravine protection and conservation authority rules. Find out before you buy or design.

Before you hire any builder

  • Look the builder up on the HCRA Ontario Builder Directory. Anyone who builds a new home for you in Ontario must hold an HCRA licence, and the directory shows their licence status and history.
  • Ask for at least three recent completed homes you can drive past, and talk to those owners.
  • Ask for proof of liability insurance and a WSIB clearance certificate.
  • Get the scope, allowances, payment schedule and holdback in a written contract before any deposit.
  • Know your all-in budget first. The custom home cost calculator gives you a starting number.

Tell us about your project

Where you want to build, whether you own the land, your budget and your timeline. We send it to up to three builders in Toronto who fit.
