Building Systems: A Kit Price Is the Groceries, Not the Dinner

The five levels of pricing, then every system on the same terms. Ontario, October 2026.

A SIP package for $89,500, a log kit for $183,648 and a modular house for $524,500 are three prices for three different amounts of house. Bring each to the same level first. The gap between a package on a truck and a house you can live in is usually the biggest number on the page.

The numbers

$37 to $39per sq ft, an Ontario SIP base frame package, derived (Level 1)
$183,6481,960 sq ft standard log kit, a Quebec log kit maker, April 2025 (Level 1)
$60 to $120+per sq ft, timber frame package, a timber frame company (Level 1)
$296 to $455per sq ft, modular delivered and installed, derived (Level 3 to 4)

The five levels, before any price

  1. Level 1, kit or materials. What the supplier makes or ships.
  2. Level 2, installed structure. The kit plus delivery, equipment and assembly.
  3. Level 3, closed-in shell. The structure plus roof, sheathing and wraps, windows and exterior doors.
  4. Level 4, finished house. Foundation, mechanical, interior, everything to move in, not land or site.
  5. Level 5, complete property. The finished house plus septic, well, hydro, driveway, permits and development charges.

Never compare a Level 1 price with a Level 4 price as if they were the same thing. The package makes the brochure; the foundation, crane, roof, windows and mechanical make the mortgage. Kit price against finished house price works through real examples.

Bring every price to Level 4

The Ontario SIP package seller's 2,400 sq ft base frame package is $89,500: panels, delivery and an installation guide, no assembly, no slab. We found no independent finished SIP price. If the house finishes anywhere near the $400 to $500 a sq ft a Simcoe County custom builder quotes for straightforward custom work, it is $960,000 to $1,200,000, and the package is under a tenth of it.

The Quebec log kit maker's 1,960 sq ft standard kit is $183,648. At an Ontario log and timber company's $400 to $600 and up a sq ft turnkey, that house is $784,000 to $1,176,000 or more, so the kit is about 16 to 23 percent. A timber frame shell package is 25 to 33 percent of the construction budget (an Ontario timber frame company), and a modular factory price 40 to 55 percent of the total (a GTA design-build firm). The kit to finished house calculator does yours.

ICF and the others, on the same terms

We build ICF houses, and we put every system here on the same terms. Our ICF walls run $45 a sq ft of wall for a 6-inch core and $48 for an 8-inch core, complete, rebar extra, and that is the whole insulated wall. Our own figure is about $25,000 to $55,000 over wood frame on a 2,000 sq ft custom house. ICFPro.ca covers ICF walls and the ICF against SIP question in more depth.

The others have real strengths: SIP panels arrive cut with the insulation in, log and timber frames have a look nothing else matches, and modular is built indoors and inspected in the factory. On the code side, SIPs are not in the Part 9 tables (one system holds CCMC evaluation 13016-R, within limits), log construction is Section 9.38, and certified modular buildings are deemed to comply under Article 9.1.1.9, though the foundation and set still need a permit. On a Georgian Bay lot, crane and truck access for a modular set is site work for GeorgianBaySiteworks.ca.

Finished custom house, per sq ft$400 to $500Level 4a Simcoe County custom builder, straightforward

Worked example, the 1,550 sq ft modular house: $524,500 delivered and installed, plus a full basement at $30,000 to $100,000, site prep at $10,000 to $25,000 and permits at $500 to $5,000 and up (its add-ons), is $565,000 to $654,500 by our arithmetic, before the well, septic, hydro, driveway and development charges of Level 5.

Why Ontario prices are all over the map: the factories, builders and published price guides we checked for this page quoted very different prices for what sounds like the same house. Modular ran $150 a sq ft for the home only from a Canadian guide to $339 from a GTA modular dealer, and about $296 to $455 delivered and installed from an Ontario prefab cottage seller. Log homes ran $300 a sq ft turnkey (an Ontario handcrafter, 2021) to $600 and up (an Ontario log and timber company). Level of completion and what is quietly left out explain most of it. Until real quotes are in, budget $400 a sq ft at Level 4, and get two or three quotes on the same written scope.

Rules of thumb worth keeping

  1. Write the level next to every price. Then compare only prices at the same level. Kit against finished.
  2. Ask every package seller what is not included, in writing. Assembly, foundation, roof, windows, crane and engineering are the usual blanks.
  3. A modular house still needs a permit for the foundation and the set. And a crane that can reach. Modular permits.
  4. Budget the log restain before you buy the log home. $20,000 to $30,000 every 4 to 5 years is about $4,000 to $7,500 a year to set aside, our arithmetic. Buying a log home.

Have quotes in hand? Let a builder read them first

For $99 I read up to three framing, truss, beam, SIP, log, timber frame or modular quotes, or one quote plus your plans, and put them on one grid at the same level of completion: the measured area, the lumber package, trusses and engineered floor, beams, sheathing and wraps, windows, the crane, the engineering and the permit. You get a written answer on what each one left out, in dollars, and which one I would sign.

There is no contractor network behind it, we do not send your plans to suppliers, and nobody pays us a referral fee. We are a builder, not a framing subcontractor, a SIP factory, a log company or a modular dealer. Outside our own area I will tell you honestly whether I know anyone.

Questions people ask

Is a SIP house cheaper than a framed house?

The package price looks cheap because it is Level 1. A GTA contractor puts SIP construction at 10 to 20 percent more than conventional framing. Compare finished houses, and ask for the CCMC number. SIPs and ICF or SIPs.

Do log homes need an engineer in Ontario?

Not automatically. Log construction is Section 9.38 of the 2024 Code. Big spans, tall walls, settling details and heavy roof loads go to an engineer, and many log builders also work to the International Log Builders' Association standards. Log homes in Ontario.

Does a modular home come with Tarion?

Almost all new homes have Tarion coverage up to $300,000 over seven years, but it may not apply if you build it yourself or are responsible for the foundation. Ask the dealer in writing.

Can I build with straw bale or hempcrete?

Yes, as an alternative solution prepared by a qualified designer, engineer or architect, accepted permit by permit with no precedent. Talk to the building department early. Straw bale homes.
