New Home Exterior Finish Cost in Ontario (2026): The Same 2,400 sq ft of Wall Priced in Fibre Cement and Stone, All Vinyl, and Stucco on ICF, With the Eaves and the HST

What the Outside of a New House Costs: One Wall, Three Finishes, and the Allowance Line That Is Usually Half of the Real Number

The exterior finish on a new custom home is the line the builder’s allowance gets wrong most often, because it is written per square foot of floor and the house is clad per square foot of wall. A 2,000 sq ft two-storey has about 2,400 sq ft of net wall once the gables are in and the windows are out, and that wall costs $25,950 in vinyl, $55,600 in fibre cement with a stone front, or $51,740 in acrylic stucco on ICF with stone, before HST. Pick the finish before the allowance, not after, and the budget stops moving.

Every rate on this page is from the schedule in the exterior cladding cost calculator, which prices your own elevations wall by wall. The eight finishes on an ICF wall, with their costs, are already written up in the best exterior finishes for ICF walls; this page is about the budget line, not the systems.

The three houses, line by line

Fibre cement, stone and a wood accent, mid grade. 1,600 sq ft of fibre cement lap at $18 is $28,800. 500 sq ft of manufactured stone on the front at $32 is $16,000. 300 sq ft of engineered wood board and batten in the gables at $17 is $5,100. Cladding $49,900. Aluminum soffit and fascia together, 150 lf at $25, is $3,750. 5 in. aluminum eavestrough, 150 lf at $13, is $1,950. Subtotal $55,600. HST $7,228. $62,828 on the cheque, and that is what the house in the photographs on most builders’ websites costs on the outside.

All vinyl. 2,400 sq ft at $9.50 is $22,800. Vinyl soffit, 150 lf at $8, is $1,200, the eaves are the same $1,950. $25,950 before HST, $29,324 with. Less than half the first house, and the front door still works. The 0.046 in. panel at the premium rate of $12.50 adds $7,200 and is worth it on the north and west walls of a lake lot, where the thin panel oil-cans in the afternoon sun.

Acrylic stucco on ICF with a stone front. This is the house I build most. 1,900 sq ft of acrylic stucco straight onto the ICF foam at $13 is $24,700; on a wood-frame wall it would be $15, because the frame needs an insulation board under the base coat and the ICF already is one. 500 sq ft of stone at $32 is $16,000. Then the details, which is where stucco quotes live or die: window and door bands, 180 lf at $18, $3,240; frieze board under the soffit, 150 lf at $14, $2,100. Aluminum eaves $5,700. $51,740 before HST, $58,466 with. The details were $5,340, a tenth of the job, and two stucco quotes for the same house can be $8,000 apart on the details alone. The stucco hub prices each one.

What the allowance usually leaves out

A builder allowance for exterior finish is a dollar figure, and the question to ask is what it was built from. A $35,000 “siding and stone allowance” on a $900,000 house sounds like money until you put it against the $55,600 above and find the stone front, the soffit and the eavestroughs on the upgrade list. Ask for the allowance as a quantity and a rate: so many square feet of this product at this grade, so many feet of eave at this depth, and a list of what is not in it.

The things most often not in it: the stone, priced as an “upgrade” at full rate on top of the siding it replaces rather than instead of it; the stucco details, which are never in a per-foot stucco allowance; scaffolding on a 2.5 storey walkout, at $1.50 a square foot on the wall above 20 ft; the extra 15 to 25% a house with dormers, bays and three materials costs over a plain rectangle; the brick ledge, which belongs to the foundation budget and on an ICF house is a formed ledge block that ICFPro.ca covers; and waste, 10% on siding and 12% on stone, which the supplier bills and the allowance forgot.

The whole-house build number this sits inside is on what a custom home costs to build in Ontario. On a 2,000 sq ft house the exterior finish and eaves are roughly 6 to 9% of the construction cost, and it is the part the neighbours see first, which is why it is the part that gets upgraded last and paid for twice.

Where new-home exterior budgets go wrong

  1. Allowance per square foot of floor. The wall is not the floor. A 2,000 sq ft two-storey has 2,200 to 2,600 sq ft of net wall; a 2,000 sq ft bungalow with a walkout can have more, because the back wall is two storeys tall and the gables are longer.
  2. Choosing the finish after the allowance is set. The allowance was vinyl. The drawings showed stone. Everybody knew, nobody said. Fix it at the contract, in writing, as a quantity and a rate.
  3. Mixing three materials on a small house. Every change of material is a flashing transition, a trim line and a second crew mobilizing. Three finishes on a 1,400 sq ft bungalow costs more per foot than two on a 2,400 sq ft two-storey and looks busier.
  4. Forgetting the eaves are a separate trade. Soffit, fascia and eavestrough are $5,700 on this house and they are not in any cladding rate on this site or anyone else’s. The soffit and eavestrough calculator prices them from the eave length.
  5. Winter. Stucco, stone and brick carry a 10% winter premium below 5 C and need heated hoarding in a Simcoe January. Vinyl and fibre cement go on at normal rates. If the house closes in November, the finish choice has a season attached.

What a budget should carry

For a 2,000 sq ft two-storey with a 150 ft eave, before HST: $13 a square foot of floor for all vinyl with vinyl soffit, $26 for acrylic stucco on ICF with a stone front and the details, $28 for fibre cement with stone and a wood accent, and $33 for the same mix at premium grade. Then 10% on top for the things the drawings do not show yet, because they will. On an ICF house, which is what I build at ICFhome.ca, the stucco number is the easiest to hold, because the wall itself is the insulation board and there is one less layer to argue about.

Under Tarion, water penetration through the building envelope is covered for two years and the cladding workmanship for one, so a new-home exterior that is done to the manufacturer’s sheet and the code has a warranty behind it that a re-side does not. That is worth remembering when the allowance conversation turns into a “we can do it cheaper after closing” conversation. After closing, it is a renovation, and the exterior renovation hub is where the prices for that live.

Questions people ask

How much should I budget for the exterior of a new house in Ontario?

On a 2,000 sq ft two-storey, about $26,000 for all vinyl, $52,000 for stucco on ICF with a stone front, and $56,000 for fibre cement with stone and a wood accent, all with soffit, fascia and eavestroughs, before HST. Per square foot of floor that is $13, $26 and $28.

What does a typical builder exterior allowance cover?

Usually the siding at builder or mid grade on the measured wall, and sometimes the eaves. Usually not the stone, the stucco details, scaffolding on a tall wall, or waste. Ask for it as a quantity at a rate with an exclusions list, not as a dollar figure.

Is stucco cheaper than siding on a new house?

On an ICF house, acrylic stucco at $13 a square foot is within a few dollars of fibre cement at $18 once the details are added, and cheaper than stone. On a wood-frame house it is $15 plus details, which is about even with fibre cement. Vinyl is cheaper than either at $9.50.

Why is my net wall area more than my floor area?

Because the walls are taller than the floors are wide. A two-storey house has two full storeys of perimeter wall plus the gables, less the windows and doors, and the result is 10 to 30% more than the floor area. The calculator measures it from the perimeter and the wall heights.

Does Tarion cover siding and stucco on a new home?

Workmanship and materials for one year, water penetration through the envelope for two, and major structural for seven. A stucco crack in year one is a claim; the same crack in year three usually is not.

Price your own elevations

The exterior cladding cost calculator takes each wall, each material and the eaves and gives you the number before the builder does. If you have house plans and want the wall areas measured elevation by elevation, the $249 exterior finish takeoff does that; and if the builder has already given you an allowance or a quote, the $99 review tells you what it is missing.
