Stucco Cost in Ontario (2026): Acrylic, Cement and EIFS by Grade, on Wood Frame vs on ICF, the Details Priced Per Foot, and a Whole House Worked Through
What Stucco Costs in Ontario, Why the Wall Is the Cheap Part, and the Six Lines That Put Two Quotes for the Same House $8,000 Apart
Most of the houses I build are finished in acrylic stucco, and after thirty years of pricing it I can tell you the square-foot number is the easy half. Acrylic stucco on a wood-frame wall runs $13 to $18 a square foot installed at mid grade, and on an ICF wall it is about $2 less, because the foam the stucco needs is already there. The hard half is the details. Window bands, frieze boards, cornices, quoins and a second colour are priced by the foot and by the piece, and a stucco quote that leaves them out is not a low quote, it is a short one.
The numbers
| System | Builder | Mid | Premium | What moves it between grades |
|---|---|---|---|---|
| Acrylic stucco / EIFS on wood frame | $13 | $15 | $18 | Thickness of the insulation board, a drainage wrap behind it, two layers of mesh at the first storey, a finish with a real colour instead of a tint, the maker’s warranty. |
| Acrylic stucco on ICF | $11 | $13 | $16 | Same grades, no insulation board: the ICF foam is the base. About $2 under the wood-frame rate at every grade. |
| Traditional cement stucco | $18 | $21 | $25 | Three coats over metal lath and two layers of paper, control joints, a week between coats, and a crew that still knows how. Premium is an acrylic finish coat over the cement. |
Every rate includes the base coat, mesh, finish coat, the weather barrier the system calls for, standard flashing allowance, normal corners and labour. It does not include tearoff, sheathing repair, scaffolding above 20 ft, or any of the details below. The exterior cladding cost calculator carries all of these lines wall by wall.
The details are the quote
Here is the thing nobody tells you about stucco until you have paid for it twice. A plain stucco box is cheap. A stucco house that looks like the picture you showed the contractor has a band around every window, a frieze board under the soffit, quoins at the corners and a second colour on the lower storey, and every one of those is a foam shape that has to be cut, glued, meshed, base-coated and finished by hand. On a two-storey house the details add $5,000 to $9,000 to the wall price, and a quote that is silent on them is going to find them later.
| Detail | Rate | Typical quantity, 2,400 sq ft house | Line |
|---|---|---|---|
| Window and door bands or frames | $18 per lf | 180 lf | $3,240 |
| Frieze board or cornice at the soffit | $14 per lf | 150 lf | $2,100 |
| Quoins at the corners | $45 each | 48 (four corners, two storeys) | $2,160 |
| Second colour, masking and finish | +$0.75 per sq ft on the area it covers | 800 sq ft | $600 |
| Control joints | $6 per lf | as the system needs | by the foot |
| Outside corner bead where quoted separately | $4 per lf | as the system needs | by the foot |
Bands, frieze, quoins and a colour change on that house come to $8,100. That is the gap between the two quotes you are holding, and the stucco details page prices each one with the arithmetic.
Wood frame or ICF: why the $2 matters
Acrylic stucco needs a layer of foam under it. On a wood-frame house that foam is an insulation board, usually 1 to 1.5 in. of EPS, glued or screwed to the sheathing over a drainage wrap, and then the base coat and mesh go on the board. On an ICF house the wall is already 2.5 in. of EPS on each face of the concrete, so the crew rasps it flat and starts the base coat. No board, no wrap, no fasteners through the sheathing, and about $2 a square foot less at every grade. On a 1,900 sq ft stucco house that is $3,800, which is the price of the window bands.
The other thing ICF gives you is a wall that does not move. A wood-frame wall shrinks the first winter as the lumber dries, and the stucco over it finds that out at the window corners. Concrete does not shrink after its first month and the foam is bonded to it. The stucco on ICF page covers the installation, and the 2025 guide to finishes on ICF walls compares stucco against the other seven systems with their costs.
Two houses worked through
A 2,400 sq ft net wall ICF custom home, acrylic stucco with a stone front. Stucco on 1,900 sq ft at the ICF mid rate of $13 is $24,700. Manufactured stone on the front 500 sq ft at $32 is $16,000. Window and door bands 180 lf at $18 is $3,240. Frieze under the soffit 150 lf at $14 is $2,100. Aluminum soffit and fascia plus eavestroughs, 150 lf each, $5,700. Total $51,740 before HST, $58,466 with. The same house on a wood-frame wall is $28,500 for the stucco instead of $24,700, so $55,540, and nothing else on the list changes.
A 1,200 sq ft net wall bungalow, old vinyl off, acrylic stucco on. Tearoff vinyl 1,200 at $2.00 is $2,400, bin $550. The 1985 wall under it has no wrap, so house wrap 1,200 at $0.85 is $1,020. Twelve openings get a sill pan and head flashing at $85 each, $1,020. Acrylic stucco mid grade on wood frame 1,200 at $15 is $18,000. Bands on the twelve openings, 140 lf at $18, $2,520. Total $25,510 before HST, $28,826.30 with. The stucco was 71% of it; the wall prep and the bands were the rest, and both were invisible in the first quote the owner showed me.

What else moves the number
- Height. Anything above 20 ft is $1.50 a square foot more for scaffolding, and stucco cannot be done off a ladder the way siding can; the crew needs a platform to float a wall in one pass. Difficult access, a walkout at the back with a slope, adds $3.00.
- Season. Acrylic finish wants 5 C or better for a day or two after it goes on. Below that it is +10% for heated hoarding, and in a Simcoe January it simply does not happen. Book stucco for May to October.
- The old wall. Tearing off old stucco is $6.00 a square foot, three times the price of pulling vinyl, because it comes off in fifty-pound slabs with the lath attached. Rot under it is $6.50 a square foot for sheathing and $400 to $900 an opening for framing. Moisture behind stucco is what that looks like.
- Shape. A house with bays, dormers and three materials costs 15 to 25% more per square foot than a rectangle. Every change of plane is a stop, a corner, a flashing and a mesh lap.
- Minimum. $3,500. A stucco crew does not come out for a patch, which matters when you read the repair page.
Questions people ask
How much does stucco cost per square foot in Ontario?
Acrylic stucco $13 to $18 a square foot installed on a wood-frame wall, $11 to $16 on ICF, traditional cement stucco $18 to $25, before details, tearoff and HST. A finished stucco house with bands and a frieze runs $17 to $21 a square foot of wall all in.
Is stucco cheaper than brick?
Yes. Brick veneer starts at about $30 a square foot and needs a ledge to sit on; acrylic stucco at $15 is half that and sits on the wall itself. Stone and stucco together, which is most of what I build, lands between the two.
Is stucco cheaper than siding?
No. Mid-grade vinyl is $9.50, fibre cement $18, acrylic stucco $15 plus details. Stucco costs about what fibre cement costs and more than vinyl; what you get for it is a wall with no joints, no fasteners and no painting.
Why did I get two stucco quotes $8,000 apart?
One of them priced the details and the other did not. Bands, frieze, quoins and a colour change on a two-storey house are about $8,000. Ask the low quote to list them, in feet and pieces, before you sign anything.
Can stucco be done in winter in Ontario?
Not below 5 C without heated hoarding, which adds 10% and a lot of tarps. Cement stucco is worse, because the coats cure for days. Vinyl and fibre cement go on at normal rates in winter; stucco waits for spring.

The exterior cladding cost calculator prices stucco wall by wall at these rates, wood frame or ICF, with the bands, frieze, quoins and colour change as their own lines. If you already have quotes and they do not agree, the $99 review reads up to three of them against this schedule and tells you which one forgot the windows.
