Exterior Door Cost Calculator Ontario (2026): Entry Doors, Sidelights, Patio Sliders and French Doors, Installed With HST

Windows & DoorsFree Calculator

What Should a New Front Door or Patio Door Cost? The Whole System, Installed, Not the Slab Price in the Flyer.

Steel or fibreglass, sidelights and transoms, glass, locks, the wall it goes into, and the rot you find when the old one comes out. HST on the bottom. No email address required to see the number.

A front door is a $400 slab in the flyer and a $3,500 job on the invoice, and both numbers are honest. The difference is the frame, the sill, the glass, the lockset, the two hours of trimming and the fellow who knows how to set a threshold so it does not leak in March. This prices the job, not the slab.

Step-by-step

Exterior Door Cost Calculator (Ontario)

1

The entry door

Complete pre-hung systems: door, frame, composite sill, weatherstrip, hinges and a standard lockset, installed, old door out. Steel or fibreglass.
A sidelight is a narrow fixed window in the same frame. The opening usually has to be widened unless the old door had them.
2

The patio door

Installed, with screen, standard lock and composite sill. Sliding or French.
3

The wall and the finishing

The door that leaked for ten years rotted the floor under it. The patio door threshold page explains why it is always the patio door.
Any change to a bearing wall is a building permit in Ontario and an engineer or a BCIN designer on the header.

Your Door Budget

Illustrative Ontario estimate

ItemEstimate
Estimated total with HST$0

Example only, using BuildersOntario budgeting rates checked October 2026 for complete pre-hung door systems from Canadian manufacturers, installed, including removal and disposal of the old door, low-expansion foam at the perimeter, sill pan or flashing tape, exterior sealant, standard lockset and weatherstrip. Excludes painting of site-finished doors, electrical for lighting or smart locks, concrete or deck work at the threshold, permits for structural openings beyond the allowance, and rot repair beyond the allowance. A written quotation after measuring the opening is the only binding number.

Request a Real Quotation

Your estimate becomes a written scope an installer can price without a sales visit, so three of them price the same door. It goes straight to our inbox, and a copy comes back to you; reply to that copy with a photo of the door from outside, one from inside, and one of the threshold and floor in front of it.

What this calculator does, and what it will not do!

It prices a door the way the invoice will read: a complete pre-hung system with the frame, sill and weatherstrip, installed and the old one gone, then the things that make a $2,200 door a $5,000 door one line at a time. Sidelights, a transom, a handleset that does not look like a rental, blinds in the glass, and the wall it is going into. Then HST.

It does not know that the subfloor in front of your patio door is soft, that the front step was poured 2 in. too high for a proper sill, or that the last fellow set the door on shims and nothing else. Those come out on the day. The condition line is an allowance; the quote has to carry a unit price for what is beyond it.

A rule of thumb: in Ontario in 2026, a fibreglass front door with glass is $3,500 to $4,500 installed, before HST; add a sidelight and a decent handleset and it is $5,000. A 6-ft vinyl patio slider is $3,000 to $3,800. The $999 patio door in the flyer is the door; the installed one is $2,500 more, and the gap is where the leaks live. The exterior door cost guide has six doors priced through.

How I price it

Installed, before HST, Ontario, checked October 2026. Complete systems from the Canadian manufacturers your local building supply sells (Masonite, Jeld-Wen, Novatech, Dorplex and their like), set by a carpenter, not a fellow with a caulking gun and a van.

LineRateNotes
Steel entry, basic$2,20024-gauge skin over foam, no glass. The rental-house door, and a perfectly good one.
Steel entry, upgraded, half-lite$2,900Heavier skin, better core, a glass insert, composite frame bottom so it does not rot.
Fibreglass entry, with glass$3,500Does not dent, does not rust, takes stain. What I put on my own houses. Why.
Premium fibreglass, stained, decorative glass$5,500The door in the magazine. Half of this is the glass.
Double doors, 72 in.$6,500Two slabs, an astragal, and a lot of weatherstrip to keep adjusted.
Sidelights$1,000 one, $1,900 twoFixed glass beside the door in the same frame. If the old door had none, the opening gets wider: see below.
Transom$700 to $1,100Over the door. The arched one is the one that costs.
Hardware$250 to $650A multipoint lock throws three bolts and pulls the door tight to the seal; it is the single best upgrade on a tall door. Locks and security.
Patio slider, 6 ft vinyl$3,20072 by 80, double glazed, screen, one lock. The commonest door in Ontario.
Patio slider, 8 ft, or French doors$4,200Wider, or two swinging panels. Which one for a Canadian winter.
Patio slider, triple glazed or fibreglass$4,500Warmer glass, no frost line on the rail in February.
Multi-slide or bifold, 12 ft$11,000 and upThe deck-opening wall. Needs a header an engineer sized and a sill detail somebody thought about. Large glass doors.
Brick or stucco wall+$200 to $300 per doorBrickmould, caulk joints, a mason if the opening changes.
Rot at the sill$450 to $1,200 allowanceSoft subfloor is $450. A rotten rim joist is a morning of carpentry.
Widening the opening$900 non-bearing, $2,400 bearingThe bearing one needs a permit, a header sized by someone licensed, and temporary support. No exceptions.
Minimum job$1,500One basic storm door still takes a morning.

Where homeowners go wrong

  1. Buying the slab price. $499 at the building supply is a door with no frame, no sill, no weatherstrip and no lock, and it does not fit your opening. Price the system.
  2. Letting the door sit on shims. The sill has to be bedded in sealant or a sill pan, or the first melt runs under it into the subfloor. Ask what goes under the threshold. If the answer is “it is fine”, it is not. Why patio doors leak.
  3. Steel in a south-facing wall, painted black. A dark steel door in full sun can warp the skin and cook the weatherstrip. Fibreglass takes the heat. Steel vs fibreglass.
  4. Widening a bearing wall without a permit. Sidelights in a wall that holds up the second floor is a header, a permit and a stamp. The $900 price is for the other kind of wall.
  5. No written warranty on the install. The manufacturer warrants the door. The leak is the installer’s. Two warranties, both on the paper. Warranties.

Questions people ask

How much does a new front door cost installed in Ontario?

$2,200 to $3,000 for a steel door, $3,500 to $4,500 for fibreglass with glass, $5,000 to $7,000 with sidelights and a good handleset, before HST. Double doors and decorative glass go past $8,000.

How much is a patio door installed?

$3,000 to $3,800 for a 6-ft vinyl slider, $4,000 to $4,800 for 8 ft or French doors, $4,500 and up for triple glazed or fibreglass. Big multi-panel sliders start around $11,000 and the header is extra.

Can I install a patio door myself?

Two people can set one in an afternoon if the opening is square and dry. The part people get wrong is not the door, it is the sill pan, the flashing and the foam, and you find out in March. If the opening needs widening or the floor is soft, hire it out.

Does a new exterior door need a permit in Ontario?

Same size in the same opening: no. Widening the opening or adding one in an exterior wall: yes, because the wall is structural and the header changes. Permits for windows and doors.

Doing the windows too?

The window replacement calculator prices every opening and puts the doors on the same sheet, which is how the installer will quote it anyway. And if you already have quotes, $99 gets them read by a builder before you sign.
