Windows and Doors in Ontario: What They Cost, Which Ones to Buy, How They Go In, and How to Read the Quote

Written by a builder who buys a window and door package for every house he builds and has set them in wood, ICF and everything else since 1979. The prices are Ontario installed prices checked October 2026; the advice is what I tell my own customers.

Windows are the one trade where the quote tells you almost nothing: one number for the house, no series name, no word about whether the old frames come out. That is how three quotes end up $8,000 apart. These pages are the explanation: what each opening should cost, what the frame and the glass words mean, how a window is supposed to be flashed, what a front door really costs installed, and how to put three quotes on one page so the cheap one stops being a mystery.

The numbers

Ontario, installed, mid-grade Canadian vinyl, double glazed Low-E argon, old unit out and gone, before HST. Checked October 2026.

$850standard slider, retrofit
$1,100standard casement, retrofit
$3,500fibreglass entry door with glass
$3,2006-ft vinyl patio slider

A 15-window house with a front door and a patio slider lands at about $25,500 with HST in retrofit vinyl, $32,000 full-frame, and $34,000 to $45,000 in fibreglass. A new 2,400 sq ft house takes a $24,000 to $32,000 package in mid-grade vinyl.

Replacement: costs, repair vs. replace, quotes

What windows cost per opening and per house, retrofit vs. full-frame, which windows do not need replacing, the rebate rules, how to compare quotes and how to handle the salesman.

Types, frames, glass and performance

Vinyl vs. fibreglass, double vs. triple, casement vs. slider, Low-E by wall, the U-factor and Energy Rating numbers, black frames, noise, and which Ontario makers hold up.

Entry and patio doors

Steel vs. fibreglass, sidelights, sliding vs. French, the leaking threshold, locks that actually stop a boot, and the big glass door walls.

New builds, ICF and installation

Whole-house packages by grade, reading the window schedule, rough openings, windows in ICF walls, the flashing sequence, condensation, leaks and warranties.

The calculators

Window replacement cost calculator

Every opening on its own line by type and size, vinyl or fibreglass, double or triple, retrofit, full-frame or new construction, doors on the same sheet, HST on the bottom. Writes the schedule for three quotes.

Exterior door cost calculator

Steel or fibreglass entry doors with sidelights, transoms, glass and locks; sliding, French and 8-ft patio doors; the wall, the floor and the finishing. The whole system, installed.

Six things I tell every customer about windows and doors

  1. Price the openings, not the house. Count them, measure them, type them. A quote that says “18 windows, $31,000” has told you nothing you can check. The calculator does it line by line.
  2. Ask whether the old frame comes out. Retrofit or full-frame is a 40% difference and the single commonest reason quotes do not match. Which one you need.
  3. Fogged glass is a $300 glazier, not a $1,100 window. Half the windows people replace did not need replacing. The test.
  4. Triple glazing is for comfort, not the gas bill. Warmer glass, no condensation, quieter, and a payback measured in decades. Put it on the north bedrooms and tell yourself the truth about the rest. The arithmetic.
  5. The installation decides whether the rating means anything. Sill pan, flashing tape lapped like shingles, low-expansion foam. A window set in fibreglass stuffing and caulk is the drafty window you are replacing, again. What to look at on install day.
  6. Nobody at your kitchen table for two hours is giving you a good price. The 40%-off-tonight number is the real number with 40% added first. Ten days to cancel anything signed at home. The tactics.

Have quotes or plans in hand? Let a builder read them first

For $99, I read your window and door quotes against your openings and send back what is missing, where the price is out of line with October 2026 Ontario rates, and the questions to ask before you sign. For a new build, $249 turns your plans into a checked window and door schedule three manufacturers can quote the same way. The quote review and the schedule takeoff.
