Skim Coating Cost in Ontario (2026): When a Rough, Textured or Wallpapered Wall Is Worth Skimming Instead of Replacing, and What Level 5 Over Old Paint Costs
Skim Coating: The Rescue for a Wall That Is Ugly but Sound, What It Costs, and When It Is Cheaper to Pull the Board
A skim coat is a thin layer of joint compound over an entire wall or ceiling, knifed on and knifed off, two or three times, then sanded. It is how a textured 1980s wall becomes smooth, how a wall that had wallpaper torn off it becomes a wall again, how thirty years of bad patches disappear, and how a Level 4 wall becomes Level 5 for a satin paint. It costs $3 to $5 a square foot in Ontario, which is about what new board costs hung and taped, so the decision is about the board underneath: if it is sound, skim it; if it is soft, loose or full of holes, replace it.
What it costs and why
| Situation | Per sq ft | What is in it |
|---|---|---|
| Skim over sound painted walls (Level 5 upgrade, light texture, roller stipple) | $3.00 to $3.50 | Scuff sand, bonding primer, two skim coats, sand, prime. The paint has to be deglossed or the compound will not stick. |
| Skim over wallpaper-damaged walls | $3.50 to $4.50 | Remaining paper and paste off, torn paper face sealed with an oil or shellac primer (water-based primer bubbles it), then skim. The sealing is the step amateurs skip. |
| Skim over heavy texture (knockdown, stipple, orange peel) | $4.00 to $5.00 | Three coats to bury the texture; the first one is thick. |
| Skim a ceiling | +$0.75 | Overhead, and the raking light means it has to be perfect. |
| Asbestos test, pre-1990 compound or texture | $150 flat | Sanding old compound disturbs it. The rule. |
| Replace the board instead | $3.50 to $4.50 plus demolition and disposal | About the same per foot, plus $1 to $2 for tearing out and dumping, plus the trim comes off. Wins when the board is bad. |
| Minimum | $700 | Two or three visits for the coats to dry. |
Skim or replace
Skim when the board is firm, attached, dry and basically flat, and the problem is the surface: texture, torn paper, patches, stipple, paint failure, an ugly Level 3 under a sheen. A 12 x 12 bedroom skimmed is $1,200 to $1,700 and three visits.
Replace when the board is soft (water), loose (nails let go, common in 1960s nail-on board), crumbling (old water damage, or plaster and lath that has lost its keys), or when there are so many holes that the patching costs more than the sheet. Also when you are opening the wall anyway for wiring or insulation. A 12 x 12 bedroom re-boarded is $1,750 for the drywall plus demolition, dumping, and the baseboard and casing coming off and going back. Plaster walls are their own question.
How it is done properly
- Test old compound or texture if the house is pre-1990. Then prep.
- Prep the surface. Loose paint scraped, glossy paint deglossed, wallpaper paste washed off, torn paper sealed with a shellac or oil primer, holes patched first.
- First coat thick, with a tight edge. Rolled on with a thick-nap roller and knifed off with a 14-in. knife or a trowel, or trowelled straight from the pan. Covers the texture.
- Second and third coats thin, cross-direction, each after the last is dry. Lightweight or all-purpose compound, slightly thinned.
- Sand with a light flat on the wall, vacuum sander, then wipe.
- Prime. Fresh compound over the whole wall is the thirstiest surface there is. A full coat of drywall primer, then paint. Primer.
Questions people ask
How much does it cost to skim coat a wall?
$3 to $5 per square foot in Ontario in 2026, depending on how rough the wall is, with a $700 minimum. A 12 x 12 room is $1,200 to $1,700 for the walls, more with the ceiling.
Is it cheaper to skim coat or replace drywall?
About the same per square foot for the finishing; replacing adds demolition, disposal and the trim coming off. Skim if the board is sound; replace if it is soft, loose or full of holes.
Can you skim coat over painted walls?
Yes, after scuff sanding and a bonding primer. Compound will not stick to glossy paint on its own and peels off in sheets.
Can you skim coat over wallpaper?
You can skim over firmly stuck paper after sealing it with an oil or shellac primer, but it is a gamble; the paper can let go later under the weight. Removing the paper, sealing the torn face and then skimming is the reliable route.
Price it against replacement
The repair calculator prices skim coating by the square foot with the test; the drywall installation calculator prices the same room re-boarded, so you can compare.
