Framing and Building Systems: Find Out What the Price Includes Before You Compare It

Wood framing, floors and roofs, beams and structural changes, SIP, log, timber frame and modular houses, and hiring, from a builder with more than 300 houses behind him.

An $89,500 panel package, a $96,000 framing quote and a $524,500 modular house all get compared over the same kitchen table, and they are three different things. One is material on a truck, one is a framed and sheathed structure, and one is most of a house that still needs a basement under it. This section sorts every price into five levels first, then explains the framing, the floors, the roof and the beams that hold the whole thing up.

What this section covers, and what lives elsewhere

Five parts: wood framing, which is how most Ontario houses are built; floors and roof framing, where engineered joists and trusses do the heavy lifting; beams and structural changes, which is mostly renovation work; building systems, where SIP, log, timber frame, panelized, modular, ICF, steel and straw bale get the same treatment; and quotes, hiring and inspections, which costs the least and saves the most.

What goes inside and on top of the frame has its own sections: insulation and air sealing, roofing and drywall and painting. Decks follow their own rules on deck framing.

Nothing here tells you how to take out a load-bearing wall, shore a floor or size a beam. It tells you what that costs and what to ask.

$40per sq ft of floor area, framing labour and materials, our planning number (Level 2)
$14per sq ft of floor area, framing labour only, our planning number (Level 2)
$37 to $39per sq ft, an Ontario SIP base frame package, derived (Level 1)
$400 to $500per sq ft, straightforward finished custom house, a Simcoe County custom builder (Level 4)

Ontario, before HST, October 2026 prices. A 2,400 sq ft house framed at our $40 planning number is 2,400 x $40 = $96,000 for a framed and sheathed structure with trusses. The same house finished at $400 to $500 a sq ft is $960,000 to $1,200,000 before land and site. The framing is a tenth of it or a little less.

Why Ontario prices are all over the map: the builders, suppliers and published price guides we checked for this section quoted very different prices for what sounds like the same house. A finished custom house ran from $300 a sq ft (a national marketplace) to $750 (a Simcoe County custom builder) and $1,130 (a national quantity surveyor, Toronto custom). Framing alone ran $11 a sq ft from a proptech blog to $30 to $60 from a Canadian finance guide. Level of completion, floor area against footprint, GTA against everywhere else, and what is quietly left out explain most of it. Budget $40 a sq ft for framing labour and materials, and get two or three quotes on the same written scope.

The five levels, in short

A kit price is the groceries, not the dinner. Compare a Level 1 package with a Level 4 house and the package wins every time, until you pay for the rest.

LevelWhat it isAn example from our price checks
Level 1: kit or materialsWhat the supplier makes or shipsA 2,400 sq ft SIP base frame package, $89,500, assembly and foundation not included

Level 3: closed-in shellThe structure plus roof, sheathing and wraps, windows and exterior doorsFraming, roofing and exterior on a 3,200 sq ft custom house, $285,000, about 24 percent of hard costs (a Simcoe County custom builder's case study)
Level 4: finished houseFoundation, mechanical, interior, everything to move in, not land or site$400 to $500 a sq ft, straightforward custom (a Simcoe County custom builder)
Level 5: complete propertyThe finished house plus septic, well, hydro, driveway, permits and development chargesNo single number: it is your lot. Price it on cost per square foot to build

How we compare the systems

We build ICF houses, and we compare every system on this site on the same terms: the same house, the same level, the same kind of source. On our houses the basement and exterior walls are insulated concrete forms and the rest is wood: engineered I-joist floors bearing on the ICF walls, wood roof trusses set on top of them, and interior stud walls on the slab. So we work with framers, truss plants and engineered floor suppliers on every house.

Our own figure, from ICF against stick-built, is that full ICF foundation and above-grade walls add about $25,000 to $55,000 to a 2,000 sq ft custom house over wood frame. Wood frame is cheaper to build, every framer in Ontario knows it, and it is easy to change on site. Timber frames and logs have a look nothing else matches. Modular moves most of the work into a factory and out of the weather. If you want to see how we build, ICFhome.ca is the building side.

The rules that save the most money

  1. Put every price at a level before you compare it. Kit against finished house.
  2. Ask whether the framing quote is per floor area or per footprint. For the same money, a per-footprint rate on a two-storey house reads about twice a per-floor-area rate. What framing costs.
  3. A load-bearing wall comes out with a permit and an engineered beam, or not at all. The posts go down to proper support. Wall removal cost.
  4. Nobody cuts a truss or an engineered joist except as the maker allows. Not the plumber, not the electrician, not you.
  5. A sagging, cracking or moving beam or floor means weight off it and an engineer or qualified contractor now. Not next spring.
  6. Two or three quotes on the same written scope. The comparison grid.

Have quotes in hand? Let a builder read them first

For $99 I read up to three framing, truss, beam, SIP, log, timber frame or modular quotes, or one quote plus your plans, and put them on one grid at the same level of completion: the measured area, the lumber package, trusses and engineered floor, beams, sheathing and wraps, windows, the crane, the engineering and the permit. You get a written answer on what each one left out, in dollars, and which one I would sign.

There is no contractor network behind it, we do not send your plans to suppliers, and nobody pays us a referral fee. We are a builder, not a framing subcontractor, a SIP factory, a log company or a modular dealer. Outside our own area I will tell you honestly whether I know anyone.

Questions people ask

How much does it cost to frame a house in Ontario?

Our planning number is $40 a sq ft of floor area for labour and materials on an ordinary two-storey or bungalow with trusses, inside a Canadian finance guide's $30 to $60 range, and $14 a sq ft for labour only. A 2,400 sq ft house is about $96,000 framed and sheathed. Wood framing and the framing calculator work it through.

Is a SIP or log kit cheaper than a framed house?

Not on its face. A kit is Level 1, material only. A framing quote is Level 2, installed. Bring both to Level 4, a finished house, before you decide. Building systems does it system by system.

Do I need a permit to remove a wall?

For a load-bearing wall, yes, with a beam sized by an engineer or a qualified BCIN designer and posts carried down to proper support. If you are not sure the wall is load bearing, that is the first question for the designer. Beams and structural changes.

What changed in the 2024 Building Code for framing?

The big one is Subsection 9.23.13, bracing for resistance to lateral loads: braced wall bands and panels, more nailing and more anchorage. Most of Ontario is in the Low category, but big window walls and walkouts get questions from plans examiners. The new bracing rules.

Do you have framers you can send me?

No. We are a builder, and there is no network. What we offer here is free calculators and a $99 written review of your quotes. Hiring and quotes covers how to find and check a framer yourself.

Put the systems side by side, at the same level

The building system cost comparison takes one house and prices it as wood frame, SIP, ICF, log, timber frame and modular, every one brought to Level 4 on October 2026 ranges. When quotes arrive, send up to three to the $99 review.
