The 8 Things That Move Your Septic Price

1️⃣ Bedrooms (daily flow)

In Ontario, septic sizing is tied to daily flow, and daily flow is tied to bedrooms. More bedrooms = larger system = higher cost.

Sandy soil that drains well is “easy mode.” Clay soil requires bigger beds or raised systems. Shallow bedrock forces engineered solutions.

Calculated based on daily flow with 3-day retention minimum. A 3-bedroom home needs 3,600L (950 gallons) to properly handle 1,650L/day flow rate. Undersizing causes frequent pumping and system failure.

🌱 Leaching Bed Area

Determined by soil absorption rate (loading rate). Sandy soil can absorb 50L/m²/day, while clay soil only handles 25L/m²/day. This is why identical houses on different soil types need vastly different bed sizes — and costs.

Distribution pipes are 100mm (4″) perforated PVC, laid in parallel rows spaced 1.8-2.4m apart. Number of rows and total pipe length depends on your bed area and lot layout. More rows = more excavation = higher installation cost.
