Hardwood and Engineered Wood: What to Buy, How It Goes Down, and Why It Moves Every Winter Whether You Like It or Not

Wood is the floor people want and the one with the most ways to disappoint. The rules are moisture, width, species and the base; get those right and it lasts longer than the house.

I have been laying wood over heated concrete for thirty years, which is the hardest place to put it, and the lesson is always the same: wood does what the moisture tells it to. The engineered plank was invented to argue back, and it mostly wins. These pages cover the difference between solid and engineered, what each costs, the wear layer that decides whether a floor can ever be sanded, the three ways to fasten it, the week of acclimation nobody wants to wait, and what cupping and gaps mean when they show up.

The guides

Engineered vs solid hardwood

How each is built, where each belongs, over slabs and radiant, and how many times each can be sanded.

Hardwood flooring cost

Solid hardwood supplied and installed by species, width and finish, with the labour that roughly matches the wood.

Engineered hardwood cost

By grade, wear layer, plank width and install method: nailed, glued to a slab or floated.

Hardwood refinishing explained

What sanding and refinishing is, what it costs, when a floor can take it and when it cannot. We do not do it; here is who does.

Cupping and gaps

Moisture, seasons, humidifiers, what is normal in February, and what is a claim against the installer.

Acclimation

The 5 to 7 days, the moisture meter numbers, and why installers skip it when the schedule is tight.

Nail, glue or float

The three methods, which base each needs, what each costs, and which one goes over a heated slab.

Wear layers

1, 2, 3, 4 and 6 mm, veneer vs sawn, how many sandings each gives you, and the warranty fine print.

Four rules for wood floors

  1. Over a slab or radiant heat, it is engineered, glued or floated. Solid wood has no business there. The methods.
  2. Let it sit for a week, with the heat on, and meter it. Within 4 points of the subfloor, 2 for wide plank. Acclimation.
  3. Hold the house between 35 and 55% humidity, all year. That one line is most of the warranty. Cupping and gaps.
  4. Pay for the wear layer, not the box colour. 3 mm sawn is a 50-year floor; 1 mm veneer is a 15-year floor at the same price per sample. Wear layers.

Have quotes or plans in hand? Let a builder read them first

For $99, I put your flooring or tile quotes on one grid, check the square footage and waste against your rooms, name the product each one actually promised, price the tearout and subfloor work that was left as “extra”, check that a shower quote names a waterproofing system, and tell you which one to sign. For a new build or a basement, $249 turns your plans into a room-by-room takeoff of materials, stairs, subfloor notes and showers, with a budget by grade, that three installers can price the same way.
