Stucco: What It Costs on Wood Frame and on ICF, Which System Is Which, and Why the Details Are the Price

Most of the houses I build are acrylic stucco over ICF, which is the easiest stucco wall there is. The square-foot rate is the small argument. The bands, frieze, quoins and colours are the big one.

Two stucco quotes for the same house can be $8,000 apart with both contractors honest, because one priced the walls and the other priced the house: the bands around every window, the frieze under the eave, the quoins on the corners, the second colour, the control joints. On an ICF wall the insulation board a wood-frame house needs first is already there, so the base rate drops about $2 a square foot, and the details cost what they cost either way. These pages give the systems, the rates, the details by the foot, and what the cracks and the stains are telling you.

The guides

Stucco cost in Ontario

Acrylic, cement and EIFS, on wood frame and on ICF, the details priced by the foot, and a house worked through.

Acrylic vs cement stucco vs EIFS

The three systems layer by layer, where each belongs, cost, cracking, and how each drains.

Stucco on ICF homes

Why ICF is the easiest stucco wall there is: no insulation board, base coat and mesh straight on the foam, about $2 a foot less.

Stucco details: bands, frieze, quoins

Window bands, frieze boards, cornices, quoins and colour changes priced per foot, because that is where stucco quotes diverge.

Stucco cracks and repairs

Hairline versus structural, patching acrylic, recoating, and what each costs.

Moisture behind stucco

How water gets behind it, the drainage plane, the kick-out flashing that is always missing, testing, and the repair cost.

Four rules for stucco

  1. Price the details on the quote, by the foot. Bands, frieze, quoins, colours, control joints. A quote with a square-foot rate and nothing else has not priced your house. The details.
  2. Know which system you are buying. Acrylic over foam, cement over lath, or a drained EIFS assembly. Each drains differently and each cracks differently. The three.
  3. Kick-out flashing where the roof meets the wall. Missing on most stucco houses with a stain under the corner of the roof. Moisture behind stucco.
  4. Not below 5 C. Stucco in a Simcoe January needs hoarding and heat, and it costs 10% more; plan the schedule around it.

Have quotes or plans in hand? Let a builder read them first

For $99, I put your siding, stucco, masonry or eavestrough quotes on one grid, check the wall area against your house, name the product each one actually promised, price the tearoff, wrap, flashing, strapping and rot repair that was left as “extra”, and tell you which one to sign. For a new build or an addition, $249 turns your elevations into a wall-by-wall takeoff of cladding, stone, stucco details, eaves and flashing, with a budget by grade, that three contractors can price the same way.
