Drywall Installation Cost Calculator Ontario (2026): Sheets, Board Type, Hanging and Level 4 Finishing, Room by Room With HST

What Should Drywall Cost? Measured Off the Walls and Ceilings, Not the Floor, With the Sheet Count a Boarder Would Order.

Room by room, board type, hung, taped and sanded to the finish level you name, delivery, HST. No email address required to see the number.

The first thing every homeowner gets wrong about drywall is the square footage. A 2,000 sq ft house is not 2,000 sq ft of drywall; it is closer to 6,500 once you count every wall from both sides and every ceiling. The second thing is the word “finished”, which means Level 4 to one crew and “paint-ready, sort of” to another. This calculator does the measuring properly and makes you pick the finish level out loud, which is more than most quotes do.

Step-by-step

Drywall Installation Cost Calculator (Ontario)

1

The rooms

RoomLength (ft)Width (ft)Ceiling (ft)DoorsWindowsCeiling

Measure each room at the floor. Doors come off at 20 sq ft each, windows at 15. Closets count as rooms if they are drywalled; hallways too. A 2,000 sq ft house has about 6,500 sq ft of wall and ceiling, not 2,000.

2

The board

Ceilings are priced as 5/8 in. or 1/2 in. ceiling board regardless, so they do not sag. 1/2 vs 5/8.
Bathroom and laundry walls outside the tub surround (the surround gets cement board, not drywall). +$0.55 on that area. When it is worth it.
The wall and ceiling between an attached garage and the house. Where the code wants it. Finished to Level 3 unless you say otherwise.
3

The scope

Only applies when taping is in the scope. Level 4 vs Level 5.
Working around a family, a furnace and a staircase costs time. Protection and cleanup are in the 15%.
4

Where is the house?

Labour is most of a drywall or painting price, and labour costs more where parking costs more.

Example only, using BuildersOntario budgeting rates checked October 2026 for Canadian-made gypsum board (CGC, CertainTeed) supplied, hung with screws to the Gypsum Association GA-216 schedule, taped with paper tape and three coats of compound to GA-214 Level 4, sanded, corners beaded, and the floor swept. It does not include insulation, vapour barrier, backing, primer or paint, or the plumber’s holes the boarder has to cut around. Your contractor’s site measure governs the contract, not this page.

Request a Real Quotation

Your room list and board spec become a written scope a drywall contractor can price without a site visit, so three of them price the same job. It goes straight to our inbox, and a copy comes back to you; reply to that copy with a photo of a typical room at the framing stage and the floor plan if you have one.

What this calculator does, and what it will not do!

It measures the job the way a boarder measures it: perimeter times height for the walls, length times width for the ceiling, doors and windows taken off, every room added up. Then it prices the board, the hanging and the taping at Ontario rates, adds the things that change the price (5/8 board, moisture-resistant board, tall and cathedral ceilings, working in a lived-in house) and puts HST on the bottom. It also tells you how many sheets that is, because the yard will ask.

It does not know that your framer left a wall 3/8 in. out of plane, that the plumber ran a vent where the ceiling board wants to go, or that your basement has eleven bulkheads around the ductwork. Bulkheads alone can add 15% to a basement. Those come out on the walk-through, which is why the number you get here is a budget and the number on the contract is a quote.

A rule of thumb: in Ontario in 2026, drywall supplied, hung, taped and sanded to Level 4 is $3.25 to $4.00 per square foot of wall and ceiling, before HST. A 2,000 sq ft house with about 6,500 sq ft of drywall is $21,000 to $26,000. If a quote is half that, it is for hanging only, or the house is half the size, or somebody is going to leave before the sanding.

How I price it

Installed, before HST, Southern Ontario, checked October 2026. The rates assume a crew that boards and a crew that tapes, which is how most of the trade works; a one-man band doing both is slower and not usually cheaper.

LineRateNotes
Board only, delivered$0.75 per sq ft1/2 in. regular, about $21 a 4×8 sheet at the yard plus delivery. 5/8 is about $0.20 more.
Hang only$1.20 per sq ftScrews, cuts, boxes, and the ceiling lift. A good two-man crew hangs 2,000 sq ft a day.
Supply and hang$1.95 per sq ftWhat a builder pays when the taper is a separate trade.
Tape and sand to Level 4$1.50 per sq ftPaper tape, three coats, bead, sand. Priced on its own at the taping calculator.
Supply, hang, tape, sand$3.45 per sq ftThe whole thing, paint-ready. The cost guide has three real houses priced.
Level 5 upgrade+$1.00 per sq ftA skim coat over the whole surface. Worth it on ceilings and sidelit walls, a waste in a closet. Level 4 vs 5.
Level 3-$0.50 per sq ftTwo coats, no sanding to a polish. Garages, storage, behind tile.
Moisture-resistant board+$0.55 per sq ftGreen or purple board. Not for inside the shower; that is cement board and a different trade.
5/8 Type X+$0.30 per sq ftGarage walls and ceilings against the house, furnace rooms where the plans say so. Heavier to hang, too.
Ceilings over 9 ft 6 in.+$0.35 per sq ftStaging, stilts, lifts, and slower everything.
Cathedral ceilings+$0.75 per sq ftAngles, long boards overhead, and a taper working off a plank at 16 ft.
Occupied house or basement+15%Floor protection, dust walls, carrying 12-ft sheets down a staircase with a turn in it.
Delivery and boom$350 a houseThe truck with the arm that puts the board through the window. Worth every dollar.
Minimum job$1,500One small room still takes a hanger a morning and a taper three visits.

Where homeowners go wrong

  1. Pricing the house, not the walls. “Two dollars a square foot” on a 2,000 sq ft house is $4,000 and nobody will do it for that, because the real area is 6,500. Ask what the number is per square foot of, and get the area in writing.
  2. Not saying the finish level. A quote that says “taped and sanded” without “Level 4” leaves the argument for after the paint goes on. The finish levels are a published standard. Name one.
  3. Boarding before the inspection. The framing, insulation and vapour barrier inspections come before the first sheet. If the boarder starts early to hit a date, you own the cost of opening it back up. The sequence.
  4. 8-ft sheets on 9-ft walls. Every butt joint is a bump waiting to show. The yard sells 10-ft and 12-ft board for a reason. Sheet sizes and waste.
  5. Letting the painter and the taper blame each other. Decide before anyone starts who signs off that the walls are paint-ready. Who is responsible for what.

Questions people ask

How much does drywall installation cost per square foot in Ontario?

$3.25 to $4.00 per square foot of wall and ceiling for board supplied, hung, taped and sanded to Level 4, before HST, in 2026. Hanging alone is about $1.20, taping alone about $1.50, board about $0.75. The spread between quotes is usually the finish level and whether delivery, stocking and bead are in.

How many sheets of drywall for a 2,000 sq ft house?

About 6,500 sq ft of surface, which is 225 sheets of 4×8 or 150 sheets of 4×12 with 8 to 10% waste. The calculator counts it from your rooms; the boarder will order by wall length so the joints land where they should.

Should I buy the drywall myself to save money?

Usually not. The contractor buys at a trade price, gets it boomed into the rooms, and owns the problem if a lift of board arrives damaged. Homeowner-supplied board also means the contractor will not warranty cracked sheets. Supply-only makes sense for a garage you are hanging yourself.

Does this include insulation and vapour barrier?

No. Insulation, poly and the acoustic sealant at the plates are the insulator’s job and have to pass inspection before the drywall goes up. The price here starts at a bare, inspected wall.

Painting it too?

The Complete Interior Finishing Calculator takes the same rooms and adds primer, paint, ceilings, trim and doors, so you get one number for the whole inside of the house with nothing counted twice. If you already have quotes, the $99 quote review puts them on one grid.
