Flooring Cost in Ontario (2026): Installed Prices by Material and Grade, Removal, Measuring, Carpet, Stairs and New-Home Allowances

Flooring Costs: Every Material Installed, by Grade, With the Tearout and the Stairs That Never Make the First Quote

Per square foot of finished floor, Central Ontario, October 2026, with the labour that roughly matches the material on hardwood and dwarfs it on tile.

A flooring price has three parts: the material, the labour to lay it, and the work to get the old floor out and the base ready. The first two are easy to quote and the third is where the money hides. These pages give you the installed rates by material and grade, what each budget tier actually buys, the removal and measuring rules, and the two lines that are missing from nearly every quote I review: the stairs and the subfloor.

The numbers

$5carpet and pad, installed
$6vinyl plank, installed
$11engineered hardwood, installed

The guides

Flooring cost per square foot in Ontario

Every material at builder, mid and premium grade, installed, with three real houses priced through to HST.

Best flooring for your budget

What $5, $8, $12 and $16 a square foot installed actually buys, and where each tier stops making sense.

Hardwood vs vinyl plank

Cost, resale, dogs, water, repairs and the 20-year number: the decision most people are really making.

Flooring removal cost

Tearout by material, the bin, what is under old floors, and the asbestos rule for pre-1980 sheet vinyl and black glue.

New-home flooring allowances

What the builder allowance buys, how upgrades get priced, and how to negotiate the number before you sign.

How to measure for flooring

Measuring rooms, waste by layout, boxes and dye lots, and why the order is always bigger than the math.

Carpet installation cost

Carpet and pad by grade, stairs, and the rooms where carpet still makes more sense than anything else.

Hardwood stairs cost

Treads, risers, nosings, open vs boxed, carpet-to-hardwood conversion, and why the stairs are never in the quote.

Four rules for pricing a floor

  1. Add the waste before you compare. 10% straight, 15% on a diagonal or herringbone. A quote with no waste in it is 10% short on day one. Measuring.
  2. Get the removal and the prep as unit rates. $0.90 a foot for carpet, $3.50 for tile, $3.00 for levelling. “As required” with no rate is a blank cheque. Removal.
  3. Price the stairs separately and early. They are a carpenter’s job as much as a flooring job. Stairs.
  4. Hold the allowance up against the real number. $5 a square foot of allowance on a house the owners picture in engineered oak is a $12,000 conversation best had before the contract. Allowances.

Have quotes or plans in hand? Let a builder read them first

For $99, I put your flooring or tile quotes on one grid, check the square footage and waste against your rooms, name the product each one actually promised, price the tearout and subfloor work that was left as “extra”, check that a shower quote names a waterproofing system, and tell you which one to sign. For a new build or a basement, $249 turns your plans into a room-by-room takeoff of materials, stairs, subfloor notes and showers, with a budget by grade, that three installers can price the same way.
