Tile and Showers: What Tile Costs, Why a Shower Is Not a Square-Foot Job, and the Membrane Under It That Decides Whether the Kitchen Ceiling Stays Dry

The tile is the part you see. The waterproofing is the part you pay for, and the part a cheap quote leaves out.

Every tiled shower that has ever leaked into the room below had tile on it, and the tile was fine. What failed was the thing under the tile, or the thing that was never there. I get my pans built for $900 and flood-test every one with the drain plugged and the homeowner invited to look at the water. These pages cover what tile costs by size and pattern, the custom shower priced line by line, the waterproofing systems and how to tell them apart, porcelain vs ceramic, large-format tile and the flat floor it demands, what the standard allows for lippage and grout, and the curbless shower everyone wants and nobody has priced.

The guides

Tile installation cost

Floor tile by size, pattern and material, setting materials, membranes, and three rooms priced through.

Custom tiled shower cost

The $3,800 shower line by line, the three things that push it to $8,000, and what is never in the number.

Shower waterproofing guide

Pans, sheet membranes, foam board, liquid systems, drains, the flood test, and where showers actually fail.

Porcelain vs ceramic

PEI ratings, water absorption, cost, where ceramic is fine and the two places it is not.

Large-format tile

Flatness, mortar coverage, lippage and the cost premium on 24×48 and bigger, on floors that are rarely flat enough.

Lippage and grout problems

What the standard allows, hollow sounds, cracked grout, movement joints, and which problems are the setter’s.

Shower inspection checklist

What to see and photograph before the tile covers it, including the full pan at the flood test.

Curbless shower cost

Recessing the floor, linear drains, slope, the framing conversation, and the real cost over a curbed shower.

Four rules for tile

  1. Name the waterproofing system on the quote. Kerdi, foam board, liquid: any of them, by name, on paper. “Waterproofed” is not a system. Systems.
  2. See the flood test. Drain plugged, pan full, 24 hours, photographed. A setter who will not do it is telling you something. The checklist.
  3. Tile over wood gets a membrane. Plywood moves; tile does not; the uncoupling membrane is the $3.50 that keeps the grout in one piece. Why.
  4. Big tile needs a flat floor, and most floors are not. 1/8 in. in 10 ft for 24×48. Price the levelling before you fall in love with the slab look. Large format.

Have quotes or plans in hand? Let a builder read them first

For $99, I put your flooring or tile quotes on one grid, check the square footage and waste against your rooms, name the product each one actually promised, price the tearout and subfloor work that was left as “extra”, check that a shower quote names a waterproofing system, and tell you which one to sign. For a new build or a basement, $249 turns your plans into a room-by-room takeoff of materials, stairs, subfloor notes and showers, with a budget by grade, that three installers can price the same way.
