City build notes

• New build or major reno: a CSA F280-12 heat-loss, BCIN-stamped, is required for your Barrie permit. The City takes applications through its own APLI e-services portal (eservices.barrie.ca) – it runs its own system, not Cloudpermit – so we provide the stamped package ready to upload.
• Adding a basement suite? Watch the 2026 ARU break: Barrie is offering 50% off building-permit fees for additional residential units (ARUs) in 2026, with a full rebate if the unit reaches occupancy within a year – so a heated basement in-law or rental suite is an especially good time to do radiant right.
• Conservation: lots near Kempenfelt Bay, the Barrie creeks, or Lovers Creek fall under Lake Simcoe Region Conservation Authority (LSRCA) review – check their regulation map early, since shoreline and floodplain review adds lead time.
• Basement finishes: if the slab is already poured, the options are staple-up from below or a thin overpour; if you’re pouring new, in-slab is cheapest and best. We design to your situation.
