Radiant and in-floor heating, designed for Barrie

We design and build radiant and in-floor heating across Barrie and the immediately surrounding area – Springwater, Midhurst, Innisfil, and Oro-Medonte. Whether it’s a new build in the south end, an infill home, or finishing a basement into real living space, the work is the same: a CSA F280-12 heat-loss, a hydronic loop layout sized to your rooms, the right low-temperature heat source, and a BCIN-stamped package for your City of Barrie permit. We hand the stamped design to your installer or build it ourselves.

Barrie’s sweet spot: heated basements

In a city of growing families and finished basements, radiant is the basement upgrade that changes how the space feels. A cold concrete slab becomes the most comfortable floor in the house – warm underfoot, even, and dry – turning a basement from storage into a real family room, rec space, or in-law suite. Because you’re either pouring a new slab or have the floor open during a finish, it’s the ideal, cost-effective time to put the tubing in. The whole basement case is on basement radiant floor heating, and the methods on in-floor systems & methods.

City build notes

  • New build or major reno: a CSA F280-12 heat-loss, BCIN-stamped, is required for your Barrie permit. The City takes applications through its own APLI e-services portal (eservices.barrie.ca) – it runs its own system, not Cloudpermit – so we provide the stamped package ready to upload.
  • Adding a basement suite? Watch the 2026 ARU break: Barrie is offering 50% off building-permit fees for additional residential units (ARUs) in 2026, with a full rebate if the unit reaches occupancy within a year – so a heated basement in-law or rental suite is an especially good time to do radiant right.
  • Conservation: lots near Kempenfelt Bay, the Barrie creeks, or Lovers Creek fall under Lake Simcoe Region Conservation Authority (LSRCA) review – check their regulation map early, since shoreline and floodplain review adds lead time.
  • Basement finishes: if the slab is already poured, the options are staple-up from below or a thin overpour; if you’re pouring new, in-slab is cheapest and best. We design to your situation.
  • Comfort + cooling: radiant heats only, so a new Barrie home pairs it with an HRV and a cooling plan – often a heat pump that does both seasons. Detail on radiant vs forced air.

Quiet, even heat in a busy house. Radiant is silent and draft-free – no blower roaring in a family home – and in an energy-efficient ICF build the low heat loss keeps the equipment small and the bills low. It’s the combination we put in our own homes.

Every well-running radiant system starts with a CSA F280-12 heat-loss calculation – it sizes the equipment, sets the loop spacing and water temperatures, and is the BCIN-stamped paperwork your Barrie permit requires. Upload your plan and our engineer emails you a price. More: do I need a heat-loss calculation?

Barrie radiant pairs best with ICF

An ICF home in Barrie loses far less heat, so radiant runs cooler on smaller, cheaper equipment - quiet, even warmth on a low bill, basement to top floor. See what ICF is, browse our ICF house plans (every one offered with the ICF + radiant package), run the ICF cost calculator, or check code with the OBC Code Navigator.

Radiant heating in Barrie: frequently asked questions

Do you design and install radiant heating in Barrie?

Yes - we design and build hydronic radiant and in-floor heating across Barrie and the surrounding area, from the CSA F280-12 heat-loss and stamped permit package through to the install, for new homes, infill, and basement finishes.

How much does in-floor heating cost in Barrie?

As 2026 planning ranges, hydronic in-floor runs roughly $7 to $17 per sq ft installed plus the heat source, with a whole-home system typically $15,000 to $35,000+. A heated basement on a new pour is one of the most cost-effective ways to add it. The real number comes from a heat-loss design for your home.

Is radiant good for a Barrie basement?

It's the best use of radiant in many homes. A heated slab turns a cold basement into genuinely comfortable living space - warm, even, and dry. If you're pouring a new slab, in-slab tubing is cheapest; if the slab exists, staple-up from below or a thin overpour can work. See our basement radiant page.

Do I need a heat-loss design for a Barrie permit?

For a new home, yes - a CSA F280-12 heat-loss calculation, BCIN-stamped, is required with the permit application. The City of Barrie takes applications through its own APLI e-services portal (eservices.barrie.ca), not Cloudpermit, and we provide the stamped package ready to upload.

Does radiant do air conditioning too?

No - radiant only heats, so a Barrie home pairs it with ventilation (an HRV is required in a new build) and a cooling system for summer. Often that's an air-to-water heat pump that runs the radiant in winter and provides cooling in summer.

What areas around Barrie do you serve?

Barrie and the surrounding communities - Springwater, Midhurst, Innisfil, and Oro-Medonte. From anywhere in Ontario we can produce the stamped radiant design package from your plans.

Can you design and build, or just design?

Both. We produce the stamped heat-loss and mechanical design and build the radiant to match, or you can take the design to your own installer.

How do I get started?

Send us your plans for a design price, or use the form above and we'll call you within one business day to talk through your Barrie project.

Note: figures and code references are general planning guidance, not a quote. Final pricing, sizing, and permit requirements are confirmed for your specific home by a BCIN-registered design.
